   I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part....    We recently sold our property and purchased another property using reeds rains at woodseats and the service and support they provided us with was excellent !! We worked closely with Emily in particular and she was nothing but helpful and efficient throughout the whole process. As something that can be incredibly stressful, she made us feel at complete ease and helped in any which way she could and always got us the information we were needing without hesitation and for that we are so grateful. From getting the valuation on our old property, having the photos done, all the viewings, finding our new house and the sale itself the team at reeds rains woodseats have been fantastic and I wouldn’t hesitate to recommend them to future sellers and purchasers !     Shaz was our estate agent for both the purchase of our new house and the sale of our previous house. We cannot recommend him enough. He went above and beyond throughout the whole process. He was incredibly contactable and responded extremely quickly. No question or query was too much for him and he made the whole process as smooth as possible due to his communication. He gave us excellent advice when it came to offer price and also sale price and he helped us negotiate on price when the survey flagged some issues requiring repair. Shaz genuinely cares about both the buyer and vendor in this process, which makes a huge difference compared to other estate agents we have interacted with over the years. If we ever move house again in the future we will be using EweMove again and I will be recommending them and Shaz to anyone else I know planning a move!... Read more

    I rarely leave negative reviews, but unfortunately my experience with this letting agency was extremely disappointing. Throughout my tenancy, communication was often unprofessional and intimidating rather than helpful. Instead of treating tenants with respect, I frequently felt pressured and dismissed whenever I raised concerns. I was served notice to leave the property with the explanation that the landlord wanted to take it back. However, shortly afterwards, I found the same property being advertised for rent again at the same price. This left me feeling that I had not been given the real reason for ending my tenancy. The return of my deposit was also handled very poorly. It took more than 60 days to receive my deposit back, with the agency repeatedly stating that the landlord was holding it. As the managing agency, I expected them to resolve this much more efficiently. They also proposed deductions for cleaning, despite the fact that I had professionally cleaned the property, spent additional money repainting parts of the house, and left it in excellent condition. When I asked for photographs or any evidence to justify the deductions, none was provided. As an international tenant whose first language is not English, I often felt that my concerns were not taken seriously and that I was at a disadvantage during discussions. Overall, I found this to be one of the least professional letting agencies I have dealt with. I believe good letting agencies should communicate honestly, treat tenants fairly, and support both landlords and tenants in a transparent and professional manner.
