From start to finish, the team was professional, responsive and a pleasure to deal with. A special mention goes to Alex, the Letting Manager, and Trevor, the Administrator & Coordinator Manager. Both were extremely knowledgeable and experienced, which gave me full confidence throughout the process. They clearly know the market inside out and handled everything efficiently, keeping me updated at every stage. Thanks to Alex and Trevor, the whole letting process was smooth and stress-free. I wouldn’t hesitate to recommend Cedar Estate to any landlord looking for reliable and expert support.

5th Mar 2026 (9 weeks ago)Appalling handling of tenancy deposit — avoid We vacated our property at Masters Court, Harrow on 30 January 2026 in good condition, and over a month later we have still not received our deposit back. The handling of this entire process by Connells has been deeply disappointing. Despite sending multiple emails and attempting to call numerous times, we have received nothing but vague responses saying they are "still liaising with the former landlord." No clear timeline, no transparency, and no accountability. Phone calls have gone unanswered, and no direct contact number has been provided despite requests. The items flagged in the checkout report are standard fair wear and tear under TDS guidelines — minor wall marks, limescale build-up typical of Harrow's hard water, None of these justify withholding our deposit. To make matters worse, wife is 24 weeks pregnant, and the unnecessary financial stress caused by this prolonged delay has had a real impact on her mental health and wellbeing. This is completely unacceptable. We have now raised a formal dispute through the tenancy deposit scheme, which should never have been necessary. We have never experienced such poor deposit handling with any previous letting agency. If you are a prospective tenant — be warned. We would strongly recommend looking elsewhere.
24th Apr 2026 (15 days ago)Horrible experience with this office. They sent an electrician (First Place Electrical Services Ltd) to check electricity (when we were out of country) at end tenancy. Electrician left heating/boiler on and we were away that entire month (December) so incurred a huge bill (we sent proof of usage when electrician went in flat vs normal usage, and tickets that we were out of country). Hamptons and the electrician ignored us; completely unprofessional and unethical. Will be reporting to authorities and Ombudsman. A shame as the service from Federica from this office to find another tenancy was excellent (and was checking in on this matter). Rest of the office had a "dont care / you cannot do anything about it" approach on our matter.

Thanks Payne&Co and specifically Imran for going beyond his responsibilties in the process! Must recommended from the a buyers perspective, they are very transparent, professional and on top their work!
10th Apr 2026 (29 days ago)Absolutely unacceptable level of service. I walked in today 10.04 as a potential tenant and was immediately met with a complete lack of professionalism. A staff member was casually eating and chatting while I stood there waiting to be acknowledged, with no greeting or even basic recognition. After several seconds of being ignored, I was finally noticed, but the reaction I received made it very clear that my presence was seen as an interruption rather than a customer walking through the door. That kind of attitude is not only unwelcoming, it’s outright disrespectful. If this is how prospective clients are treated on first contact, it raises serious concerns about how the business operates overall. The owner should be concerned about this kind of behaviour being displayed to potential customers. Needless to say, I will not be returning or considering this place further. First impressions matter—and this one ensured there won’t be a second.

My home had previously been listed with three different agents who were unable to secure a sale, yet Gabriel stepped in and achieved what the others could not. From the very beginning, he demonstrated a level of professionalism and persistence that truly set him apart from the rest of the industry. He is incredibly effective at what he does and remained dedicated to the process until the very end. If you want a result where others have failed, Gabriel is the person you need to go to.

Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? He really went out of his way to find the best options for us, you could tell he genuinely cared that our family found the right place that fitted our ideal requirements. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
