They don’t have any reason to keep my deposit, landlord has accepted 1 month ago that was no problem with the property and they are not giving my deposit back! After 3 years with this agency they didn’t care about us, luckily the landlord was next door to sort out the problems!

11th Feb 2026 (5 weeks ago)have been a tenant with Hamptons for five years now, and I couldn’t be happier with the service they provide. From day one, they have shown great attention to detail and genuine care, always making sure I feel supported and well looked after. The team is very serious and professional in everything they do, and I truly appreciate how reliable and responsive they are. Any issue or question I’ve had has always been handled efficiently and with care. A special mention goes to Dena Gold the property manager, who is absolutely the best. She is dedicated, professional, and always follows through on what she promises. It’s rare to find someone so reliable and committed to doing a great job. Dena is a real asset to Hamptons. I highly recommend Hamptons to anyone looking for a trustworthy and professional property management company.

The only time you hear from the owner is when she hears some gossip and then think it's ok to call you up like your a school kid and have a go at you. Very poor care or respect to tenants. Go at your own risk to this shoddy business!!!!
14th Jul 2023 (2 years ago)After my rental fell through at the last minute, Bradley was extremely helpful in finding me a new flat. Within a few short hours he had a few suitable options for me and within 48 hours an offer was accepted! What a relief, I couldnt recommend him highly enough!

As first-time buyers, we felt completely supported and reassured by his guidance as he is highly knowledgeable, approachable, and truly goes above and beyond for his clients. We would highly recommend Checkmates to anyone on the property market.
28th Mar 2020 (5 years ago)After struggling to sell my house I stumbled upon Big Black Hen. I decided to call them for an initial chat. I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

Always available, always charming, always diligent in following up the slightest lead. They were extremely professional, kept us in the loop at all times, I didn’t have to call them to chase them for anything. The team were all so friendly and polite and we built up a good working relationship with Chris himself, who was always able to answer anything when required. Will miss our conversations. The sale went through smoothly, which is just want you want when this is a very stressful time. Would absolutely recommend them to anyone. Last year had to sell a family property and went with a different agents which was a terrible experience, this was a breath of fresh air, so wish we’d used Chis and his company for that sale. 10/10. Thank you to Chris and his team.

5th Oct 2022 (3 years ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
