7th Dec 2025 (14 weeks ago)Despite any other comments, I had an amazing experience with MSL, I guess it depends on which house or property you’re going for. I stayed at Coulston Road, and it was amazing, I stayed there during my 2nd year and it remained as the best house I ever stayed at during uni. The MSL team was responsive, the property was in perfect condition, no mould, no damp, and if any issues arose they would be there within a couple of days to fix it. I imagine that this is not the case with every property, if you’re going for a very cheap alternative I imagine there will be a few more issues, but if you’re staying or planning on staying at 46 Coulston Road, or any properties in that price range, rest assured, they’re top quality properties. *EDIT* I forgot to mention, I kept my room in perfect condition, no damage, no mess, everything nice and neat and tidy. There was however some normal wear and tear in the room as can be expected through occupying a space for a year, for instance the paint in the shower started chipping away and a couple of other things. However, even with the wear and tear, I received my full deposit back. Not a single penny was taken away from my deposit. Those comments saying they took away their deposits for no reason, I would beg to differ, I image their threshold for “no reason” is very low, since I had no issues whatsoever with the deposits. Just keep your room in good condition and you won’t have any issues.

They kept us informed at every stage of the process and we never once had to chase for updates — communication was consistent and clear throughout. We always felt in the loop, and any questions we had were answered quickly and honestly. It really made a difference dealing with a team that genuinely stays in touch and manages everything properly. Highly recommend — a great service all round.

I would like to give a special mention to their colleague Erin Aswegan, she has been helpful throughout the renting and paperwork process. I definitely recommend them if you're looking to rent a property.

27th Sep 2025 (25 weeks ago)There were several issues. Initially we decided to have accompanied viewing. Our first 2 viewings were only 15 minutes apart which resulted in both sets of viewers here together! We cancelled accompanied viewings but on 2 further occasions viewers told us that their viewings had been put forward at least a week due to "shortage of staff". On the last viewing- just before our contract finished- we had a call from FH asking if we still required accompanied viewing-a matter we had cancelled 5 months before! When the viewers arrived they told us they had tried to view about 3 weeks earlier but were told no-one was available!

In reality this wasn’t the case and in the 5 weeks only one viewing. Promised lots but Did not deliver.- 10th Mar 2026 (8 days ago)Katie was excellent at our viewing, made the flat ready before our arrival and got back to us quickly with answers to our questions. 18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

10th Feb 2026 (5 weeks ago)This is a very good agent and did progression really well. The only area I think they - like all other agents - could improve is the photography. They did respond to my request to reshoot some photos which was very helpful and unlike other agents I have used. Always friendly and after sales has been really good too.

25th Feb 2026 (21 days ago)Been meaning to share a review for a while. We moved Nov 25. For such a long time I believed Ben Rose were the estate agent to use due to quality of photos and because of the number of boards you see everywhere. How wrong was I?! Photographer I still believe is excellent. But basically your photos are what sell your house. The staff arent salespeople they are just admin staff with too much on their plate. Service improved after we sold when it became an admin task but selling was not a pleasant experience unfortunately. Every phonecall felt like an inconvenience. They've no spare staff to present your property for you most of the time. Unfortunately I feel like we'd have been better off with purple bricks or an independent estate agent. Won't be moving again hopefully but this is just my honest opinion and experience. Might help others choose estate agents more wisely. Cant speak for the other branches of course, staff from Leyland seemed lovely but we were in the wrong postcode sadly
