I recently used Connells estate agency for the sale of my property. Lily Southgate was fantastic, as was the whole team in the Ipswich Office. I was regularly informed of viewings and other interest in the property which was generated by the excellent online presence that Connells have. This presence meant that the property was publicised to a very wide audience, allowing interest from a wide field.
The property package was excellent, including professional photos taken by a skilled photographer that enhanced the online image, with accurate descriptions allowing any viewer to gain a true feeling of the property without being there.

I’m writing this review as when I purchased my new build house Ashleigh Buglione was the agent I dealt with from the beginning to the end. She was very knowledgeable, welcoming and not ‘pushy’ at all when I first meet her at the Sales Office. Ashleigh was able to provide me with any information I required to make a decision on purchasing. I never had to phone to check the sale was proceeding as expected as Ashleigh kept me up to date with calls and emails. Nothing was too much trouble for her. The purchase was a smooth process. Took only 6 weeks. The day I moved in Ashleigh welcomed me and was always on hand if I had any queries. All the residents will say the same about how Ashleigh is a credit to her profession and made purchasing a stress free process.

In March 2024 we went to see some new build houses at Barrelman’s Point, Shotley Gate, Ipswich.
On entering the sales office on site we were met by Ashleigh who was professional & friendly. She showed us plans of the site & explained the amenities that would be available - gym, tennis courts, cafe etc.
We explained what we were looking for, a 3 bedroomed house with off street parking & Ashleigh showed us a house she thought would suit us, she was very knowledgeable about the houses & about the local area.
The house Ashleigh showed was really lovely & very spacious but above our budget so she negotiated a better price for us which we delighted about ! Throughout the buying process Ashleigh was so helpful & supportive, she answered all our questions quickly & worked tirelessly chasing solicitors on our behalf. Once we moved in Ashleigh continued to be helpful & when we wanted shutters & fitted wardrobes she was able to recommend local businesses which was great.

My family recently purchased a house on the Barrelman's Point estate in Shotley , we had a few in mind that we were considering and we ultimately chose here and we are so happy we did! The main reason was that Ashleigh (who sold us the property) was incredible to deal with from start to finish, an absolute asset to this site and the company and the best person we have ever brought a new build from. Not only is she calm and lovely to deal with, she helped us manage a huge chain and stepped up without us ever needing to ask. Since moving in Ashleigh has always been there if needed and checks in. I think it’s difficult to rate accurately because there is a long line of people who you and the agent has to communicate with. Connell’s were always good at returning my calls etc. but sometimes we went a long time without any information, but I think this was mostly due to my buyers solicitor. They evaluated the property fairly and always had a friendly attitude.

Katy showed us around a property and I was so impressed by her indepth knowledge of the property. Without even asking Katy informed us of important facts such as the loft is fully boarded with a loft ladder, that the beds were King size beds, what year the extension was built, what year the boiler was installed etc. These are facts many estate agents never know the answer to and I feel they are very important when deciding on and comparing properties. I viewed 6 properties that day, all with different agents and Katy's professionalism, knowledge and friendly, warm personality really shone through, head and shoulders above the rest!

Lily greeted us with a friendly smile and very quickly understood our property needs and showed us a selection of available properties. Very accommodating and even managed to fit in a viewing for us at a property that interested us at very short notice.
It was really nice to visit and feel like our needs were understood and met and not just a case of taking details. We felt Lily was really on board with our needs and feel confident going forward that she will be on the lookout for any further properties that may suit our criteria.

I dealt with Kacper Holtyn when corresponding on properties Connells listed.
He was quick to respond and flexible with timings and rescheduling.
He was knowledgeable of the property (didn't just tell the obvious). What he didn't know, he found out as soon as he could and reported back as soon as he could.
On a second viewing, he handled the rapid questions with ease. He was being honest with his answers and it was obvious he was not trying to push a "quick sale". He also respected the person making the purchase decision by address them when necessary.
Only negative I have about Connells, is the literature provided on a property I viewed was not 100% accurate. But this could've been due to a lack of proof reading or miscommunication.

Katy watts was very helpful from the start . It was a difficult situation as I had not long recovered from surgery and was attempting to move to Ipswich to be near my son .
She was able to retrieve information numerous amounts of times and kept me up to date .
I also had to change appointment dates and she was very patient and accommodating.
Eventually I had to concede that it was too early to move and maybe it would be a stressful experience.
Katy put a lot of work into her e mails and phone calls and got back to me .
She was very pleasant and helpful
I apologized and she was very gracious and I said I could pick up with Connells next time when I was ready .

My husband and I started viewing properties in March 2025 and when an agent from Connells, Ipswich, showed us around we had a good experience because she was polite and professional (I think her name was Rachel). Then, when we made our offer, the communication was swift and continued to be professional over the phone and via email. What can we say about Connells, they have been absolutely brilliant. Me and my Husband started our house buying journey in late December. We sent an email in to enquire about properties and as soon as I sent an email I got a call from Lily. Lily is one of the loveliest, hardworking individuals we have had the privilege of talking to. Nothing was too much for her and she sorted out all our viewings in record time. We had the privilege of being shown around some properties by both Lily and Casper. Both were so knowledgeable and lovely, no questions was too silly and they made us feel so at ease. Putting our offering and getting it accepted should be a stressful time, but Connells were so quick and efficient it put us at ease. I can’t say anything more than terrible. I’ve had no viewings in 15 weeks, no communication from Connells except when I emailed or phoned them first.
I don’t think they had any strategy for selling my property but I wouldn’t know because they didn’t communicate.
The photos and advertising online were alright but that’s about it.
I’m now in the process of changing estate agents to one recommended by a friend and they already seem to know more.

I can’t say I had a good experience with Connells of Ipswich. There’s always one and may be that’s me!
Connells were ringing every 2 weeks to go with them so eventually I did.
Barry came round and asked what I was looking to buy, this seemed promising!
Barry baffled me with figures, if this, if that but I signed under his Doctor like handwriting and I still can’t read the carbon copy scribbled over existing black ink on white card but hey ho deal was done unfortunately.
Board went up, I never agreed this, rang the office while the gentleman was still in my drive, took them 5 days to remove the board.
First viewing was a no show, I rang the office to find out why, they never got back to me. I emailed Barry, he never got back to me, I assumed he was on leave so I emailed the office and they never got back to me. No other choice but to go I into the office, there sat Barry. I asked why I had no response from any emails, sheepishly he replied with, I’ll come round to see you to discuss this. Obviously didn’t want to discuss this in front of staff and customers.
He came round and never really did tell me why he or they never replied. Moving forward we adjusted the price and more people viewed my home, mainly shown round by me!
I now had a buyer, Barry recommended a solicitor which I believe is part of the Connells group I may be wrong. He told me they were reasonably priced, my advice would be to go elsewhere and keep it local. They were expensive in my opinion.
Yet again I heard nothing from Barry and co. No courtesy calls, no houses to view, no nothing until the day of completion. The office rang to say congratulations on completing. My reply wasn’t so cheerful, it was a reply of congratulations when the money is my account for my hard as all you did was to take a few photos, upload them on Rightmove and take a few calls. I hope you can justify the 6K you charged me.
That’s 50% more than other agents I spoke to but obviously too late to do anything about it.
Choose wisely and make sure you can read Barry’s writing before proceeding with Connells and remember you can get better value for money elsewhere!

I had high hopes dealing with Connells estate agents and at the start when they were showing me around a property I had Casper dealing with us and he persuaded my husband and i to leave our current mortgage broker to try their one James and all was good and communication was frequent. We went ahead and put in an offer on the property we were getting a mortgage for on condition of getting mortgage approved. It's been a week since I've heard from either of them I've then come back from a short break away to find no news on my mortgage application and that the property that we were doing all of this for has now sold STC. No one has had the courtesy to inform me of any of this. Just like any other estate agents they've got their money and now don't care about anyone else. Absolutely disgraced with how I've been treated. Never using them again. I advise against anyone else using them and that's coming from someone who works for SpicerHaart estate agents.

Arrogance of Oxford Cambridge Grads yet the execution equivalence of a confused tourist in Britain.
Was on a look out for a 2 bed flat, kept my eyes peeled and was interested to find this agency increasing the price of said flat by £75 due to “interest”. Fair play but funny and dodgy they do this in the first place. Guess they saw what fuel garages were doing and applied the same price increase protocol to their rentals.
They’re lovely until you meet in person. Booked for a different property, had a call from Caeal, confirmed I was 1 minute away (4 minutes late total), was meant to be the first person to view the house, he then proceeded to let other people in to view it because I was late. No apologies nor remorse. Simply told me “to get on with it” with hand gestures pointing at his watch.
To be told the next people were scheduled in for 1 o’clock and my appointment and by the time I arrived was 10 to, was beyond hilarious as the couple who view it as I arrived, apologised to me as if it was their fault which it wasn’t.
Caeal on the other hand, has the same amount of lettings knowledge as do I when it comes to politics, 0. Any questions asked, you’d receive “I don’t know” answers.
I can’t quite believe this experience???? the saga ends with a phone call the next day asking if I wanted to view this house forgetting I had met him the day before and viewed it.
I remain feeling embarrassed for Connells to have someone this unorganised and unprofessional to be the rep of the agency after a wonderful review given from myself, a year ago.
Shame it’s gone downhill.

WARNING DO NOT USE CONNELLS
They cannot be trusted, do not use their in house financial advisers, they will give you false information.Do not pay any money in advance to their in house property conveyance solicitors for land Registry checks until you have confirmation that everyone in the chain has had their mortgage agreed. This is where Connells failed to update us before we paid the £450.00 because if the chain breaks you will lose £450.00 and there is no way of getting it back from the solicitors.Use Connells at your peril, do not say that you have not been warned, basically they do not tell you the truth. Trying to buy a property is stressful enough and has been made worse because of the the lack of professionalism from Connells

Shoddy apartment let to a vulnerable young mother, having been advertised as having a new kitchen, new carpets and redecorated throughout. The accommodation has rotten doors to balcony, mould rife in kitchen and bathroom, old carpets and flaking paintwork. April is placing responsibility for their shoddy service upon the tenant, protecting their equally dishonest landlord. This business lacks integrity and is neglectful of their responsibilities to tenants.
Furtger to the company response below ; my complaint was made formally at the same time as this review. The response to the complaint is now well overdue. I do not believe this company listens to its customers. When a positive resolution is arrived at I will happily report the degree of satisfaction achieved.

Terrible communication, absolutely awful customer service. Completely let down by several members of staff after placing an offer and being told I would be kept informed of progress. I called twice for updates and was told to hang fire, then a week later notice the property has sold. On calling to find out what happened I was just informed the chain was complete and everything was proceeding. No chance to negotiate, not given any information at all throughout my dealings with them. Would have expected to have at least been informed that my offer had been declined rather than it being implied the buyers were considering my offer and tying up their own purchase.

I have used other agents who let me down and felt like I wasn't getting value for money, after being on the market for over a month and having to show potential buyers our home instead of the agent. However, a friend recommended Connells, we was on the market for a maximum of 2 weeks, they booked 10x the viewings I had with the other agent, they done all the viewings for us, we sold our home for asking price. I cannot praise the team at Connells highly enough for brilliant customer service, understanding, responsiveness and working late to assist me. Customer service received from Mark was very good at the start and we were quite happy to put our flat up for sale with them.
They offer a photography package for around £100 extra, which I would recommend as this definitely got us more flat viewings than our previous agent managed with standard photography (even with lockdown to contend with).
As the sale/purchase process went on the communication became quite poor. We actually received more updates from the vendors agent than we did Connells which was disappointing and the main reason for the 3* rating.

When you are first looking for a place to rent Connells are over the top helpful, but as soon as you are in don't expect much! They didn't help when I had issues with their other tenants, and when I left because of that I was left out of pocket with them taking money out of my deposit because of rent liability when I was previously advised it wasn't the case! Oh and expect them to take over a month to do your checkout report so they can blame things like marks outside the front door and cobwebs on you when you haven't even been near the property since you left and handed the keys in!
They are a joke, I could go on and will to their complaints department but needless to say DO NOT RENT FROM CONNELLS!! I wouldn't recommend them to my worst enemy!

After an initial positive start(while their signing you up) it went downhill from there. Poor comunication and zero interest. I used their solicitors and mortgage advisor and beyween the 3 of them (2 of which sit in the same office!) They couldn't organise or chase up anything. I only ever seemed to get anything done when i chased them. 4 months to complete a straight forward transaction where all 3 buyers were with them and only 3 people in the chain. Would not recommend them. At one stage the morgage advisor incorrectly worked out what money would be left over after the sale, twice in one day! Was also told no fees until sale completed and exchanged, nothing to pay until the keys are in your hand.. then hit with over 1500 pounds of fees in December upfront, with an appollgie that i shouldn't have been told that... the person who told me that was the office manager when he was signing me up! Nice enough people but absolutely rubbish.. i have nothing to compare them to, and speaking to friends and family they all say your better off just doing it yourself. Should i ever move asg again thats what i would do.

Even after several phone calls into the office I am constantly being "prank" called by their call centre. Whatever you do don't join their mailing lists if you're looking for a property, and if you do make sure it's only with your email address.
After this experience I will activley avoid using them in the future.

I would strongly recommend CONNELLS. We was previously selling our house through another agent, and after 6months only one viewing and not much help. I decided to go with CONNELLS and thats the best decision i ever made. Mark came round and was very honest didn't feel like he was just saying all the right things to sign me up like the other estate agents seem to do! Within two days i had viewings and by day three we was SOLD! This meant i didn't loose out on my dream house i so badly wanted. All the staff i have spoken with are all so lovely and very helpful. Gemma was brilliant and kept me up to date at all times! This is the only estate agent I've been with where i felt it's not always me phoning and chasing. They always phoned me which is what you want, and always answered my questions even if i thought they were silly. Very happy customers and would 100% use them again. Thanks again ????

My partner and I have almost completed on our first house purchase with Connells in Ipswich and used the mortgage services of Connells in Bury St Edmunds.
As it turned out, we ended up dealing with several different people during the early days of the house search and subsequent purchase. The mortgage advisor we were originally in contact with went on parental leave before we had our initial consultation and the actual house purchase got moved between 2-3 different people in the first couple of weeks due to annual leave etc. None of this had any ill effect on the progress of the sale and the service never faltered. We were kept informed throughout of who was dealing with what and there were no oversights on Connells’ part due to the changes. From the very first phone call I had with Connells, they were confident, friendly and knowledgeable. This never changed throughout the whole process.
Josh at Bury St Edmunds, who dealt with our mortgage application, was brilliant. We can’t fault his service and dedication. As we are moving 200 miles from our current location, he was happy to do almost everything by phone and email. We were able to visit a local branch to scan documents and were only required to make one extra trip to sign the mortgage papers. Even then, he was happy to meet us at the Ipswich branch as we were on a tight schedule.
Ryan at Ipswich dealt with the majority of the actual purchase. Again, can’t fault his service and dedication. He was especially good at getting information from our solicitors and incredibly quick at feeding back relevant information to us.
I’d estimate that we heard from Connells 90-95% of the times they told us they would contact us. Occasionally, in the earlier stages, we would chase up an enquiry a day or so after we expected to hear from them, but this is only to be expected when they are dealing with other purchases and a variable workload. Their answer was often that they hadn’t heard back from the relevant party and when they did get the information they were incredibly quick at contacting us.
Overall, Connells were fantastic and we can’t thank them enough for making our house purchase as smooth as possible. They worked incredibly hard to ensure we will complete by exactly the date we wanted, and we wouldn’t hesitate to use them again in the future.

I have a very large portfolio of rental properties across Essex I have been mortified with some agents to say the least. I called connells and spoke with Kim Badeshar, I explained due to my late working hours in the city I was unable to come down but I much prefer doing business face to face. This young lady offered to arrange a business meeting on a Sunday morning in London, she discussed bringing Gemma the sales managers details if I considered selling any of my rental homes in the future, I was also advised with remortgaging on my rentals that they offer a lifetime fee so to see the mortgage advisor James who I can now also read great reviews about. After checking the companies working hours I was suprised to see this young lady was willing to take her time out to discuss business. It seems as though they are a very committed, tight-knit team. I am looking forward to working with this young lady and this company in the future and hope they live to my expectations

After being through a tough 2017 I found Harvey, Ryan and Gemma all excellent. I found that the service they provided was of a very high standard and gave me good advice.
My hat goes off to James on the mortgage side. He maybe young but he knows his stuff. I was so impressed that I dragged my girlfriend to speak to him. The result was a saving and some good advice on mortgages.
Just a little note Ryan is the fastest on the phones lol.
Unfortunately on now having the flat I decided to rent it out and used Connells letting department. However, this is were the honeymoon for me ceased. If you are thinking of renting via Connells my advice is think again, as the uncaring attitude I experienced with the calls that I had to make just to find out information was not I was hoping for. I even emailed the problems i experienced to the letting contact and not even got a call back from the contact or even the letting manager Gary. If your letting a property I suggest using another agency.

Very bad experience.
Paid the tenant holding the deposit to find out the house was not available anymore when I went back to the office to give them the required paperwork. More than 1 week and no refund. Offer to show me more houses to amend this huge problem and when I got to the office for that they cancelled all the viewings because their unavailability.
They do not answer phones or call you back or and the people you need are never in the office.

I would not give Connell any stars if I had a choice, they we one of the worst agents I have letted from. They try to portray themselves as a good estate agent however they are poorly run and do not know how to communicate correctly. They advised us we can leave the tenancy early however the day we moved out they stated the landlord never have then authorization to do so. We have been left paying 2 sets of rent. We have now finally completed the tenancy and are still waiting for our deposit of over £1000. They are extortionate fees to move in the most expensive I have ever come across! I never get a full response they will try and bush off what I am complaining about. Once when I said I have been speaking with a solicitor about the on going issue, we had it in writing the landlord said we could leave early, Tracey Dumont stated "I understand you have been speaking with your friends". They are condescending and think they are a lot higher than other when really they are estate agents. The Landlord is also a sham! DO NOT GO THROUGH CONNELLS!
