Great advice and communication from the very start along with a very honest and accurate valuation with competitive fees that ultimately resulted in tying up a sale in what could be considered a very difficult period of time in any year ( the run up to Xmas)!!!

Appreciated very much Phil Day’s approach re: his ‘pitch’ for me to sell my property via Hilbery Chaplin [HC]: although, in part, I was of course interested to discover how much the house might be worth, not having sold a house for 26 or so years I was also keen to gain some insight into what the selling experience might be like, and whilst one or two of your rivals’ representatives seemed, to me, quite pushy - and one, in particular, seemed, to be frank, off-puttingly overconfident that he’d get my business (despite the relatively high percentage commission he’d be charging), to the point where he seemed, at one stage during his visit, keen to get me to sign-up ‘there and then’! - Phil took the time to explain everything in a calm, rational and unhurried manner, and since, in addition to making it plain that HC would be happy to help me to sell the property on the open market if that’s how I wanted to proceed, he shared the fact that there were at least two alternative approaches open to me, both of which seemed to me worthy of further investigation and one of which none of the other agents have mentioned, making the decision re: which estate agent to go with was the easiest one I’ve made so far in respect of the sale of my home!

I put my house on the market with Hilbery Chaplin and dealt with a lovely lady called Kellie Hallier. I was very anxious as was selling solo but she was very reassuring and made me feel comfortable. She has been with me during the whole process, checking I’m ok without my prompting and talking me through various documents. I dont know how I would have done it without her. She gave me some contacts to help with removals of old furniture and the name of a reasonably priced solicitor. I highly recommend.

THEY HAVE BEEN REPORTING AND DELETING NEGATIVE REVIEWS.
My partner and I came across a property being sold by this estate agents that we liked. We went for a viewing and all seemed fine until we informed them we have a property to sell and we were told that we are not favourable due to having a chain. This was not the sellers requirement but the estate agents!
They proceeded forth the next working day to ask when we would be available for them to come over to valuate our property. I had declined as the cheek of it to tell me I am not favourable but then want to list my property?? Absolutely not!
There were a number of phone calls where I was reminded that I am not favourable due to having a chain which urked me every time.
In the end we gave the top offer of the guide price and informed this estate agents we are in the position to buy that property without having to sell ours, no information was taken to prove this but was asked for our top and final offer, why would I out bid myself?
Then I received a call to inform me that the seller has decided to go with a buyer with no chain, she is not in a rush to sell and has yet to find a property elsewhere near her daughter.
Seems all to convievent that
1) The estate agent was already deterring me from the first viewing due to my property.
2) My offer being the top offer was not accepted and apparently the seller's choice.
Estate agents are meant to present the information to the seller and that my position to being able to buy the property without selling mine was not presented to her.
I sensed foul play from the very beginning,
The estate agent informed me that it was difficult to get the lady to list her property and it took time because her husband recently passed away so her daughter had asked her to move near her. The lady is taking her time to find a place but also has an attachment to this property of hers as its her home, her memories, but the estate agents did not care as they wanted a quick sale.
Now I understand why the estate agent has pressed the poor seller to go with a buyer without a chain, they have exploited her and her vulnerability! They want a quick sale before she changes her mind hence the buyer without a chain and not presenting her with all the information of our offer and also makes sense to see how much more we were willing to offer as they wanted to weigh up their commission from my offer and the buyer with no chain.
They even called my estate agents to confirm if I have had offers on my property and told me it's so they can inform their seller of what position we are in. It was not for that purpose. They had other information which could have been presented however they chose to say we have a chain it's not sold and go with the person without a chain. Looks like they want their commission very quickly. However she has still yet to find a property to move to and they lied to me that she's found a place and needs a buyer without a chain.
Neil had also confirmed on the phone to me that they would rather deal with buyers without a chain as its an easier sale. Meaning those who have a property can not purchase a property being sold by Hillbillys.
They also had the audacity to say we intimidated the vendor by attending her address, when in fact she was asked if she would like to know what the estate agents have been saying about her and doing behind her back she did not want to know and that was that.
This estate agent is not professional, they take down negative rated reviews, they lie on responses, been around for 130 years with only 36 reviews that too only positives? They took down mine and my husbands review stating it was not genuine when we have had a bad experience with them due to their behaviour.

They exploited a vulnerable lady who recently lost her husband and was pressured to put her property on the market and move closer to her kids. A full admission on telephone part by Kellie and part by Neil.
The seller did not want to her property on the market till she was persuaded by her daughter and the estate agent, it was not easy to get the listing and then finally they did and they chose to present offers to her of those who have no chain and informed her that it was more favourable to pick an offer with no chain, dettering us who didn't even need to sell our property to even buy hers plus we were the top offer. In admission they did not want the seller to have time to change her mind hence why the pressed on for her to make a decision with added interference by the estate agent and thus chose a buyer without a chain. Was then told in admission the estate agents only like to deal with buyers with no chain as it's an easier sale. All in all exploited a vulnerable adult whose grieving a loss, made her rush to pick a buyer and that too a person they favoured. When I confronted Kellie she was argumentative on the phone and when I told her this was the worst estate agent I have dealt with she cut my call. They call themselves professional, yes professional at exploiting people well done.

Having to deal with all of our parents deaths within the space of 6 weeks this year, it was with some trepidation and cynicism that we entered into the process of selling the Hornchurch house this Summer.
Phil at Hilberry Chaplin was the third agent to visit and rose above the other contenders with his no nonsense well balanced and experienced approach.
All the details, photographs etc. were taken care of and after a little back and forth proofing the listing for rightmove we were set to launch.
Everything went according to Phil's advice, we achieved plenty of offers and a selling price well above expectations within a couple of weeks. Viewings were carried out in our absence and their staff proved to be trustworthy. Currently we are in the process of completing.

My parents used this joke of an agency to sell their house. Did nothing untill they handed in their notice after receiving barely any arranged visits over 10 weeks.. 1 day before the contract ceased they amazingly found someone.. no memorandum of sales was issued and the agent led them on for 2 months. After this the agency kept attending the house and even sent around the buyer who they were waiting on weeks on weeks to try and strong arm them into a sale. Parents ended up going with another agency (who they got an offer within 4 days) and they said that they wouldn't be stung with 2 lots of agency fees when clearly there are in contract.. do not touch or you will regret. I welcome a response from them...

We moved house in June and I cannot recommend Hilbery Chaplin highly enough. We have used different agents in the past but our experience with Hilbery Chaplin means we will only be using them in the future. They were professional, informative and very clearly had our interests at heart. We had a very stressful few days trying to exchange and Ellie at Hilbery Chaplin was brilliant, she helped us keep calm during some very tense moments and kept us updated and informed as soon as she had any piece of information, we never had to chase anyone. She really worked in our best interest. We would recommend Hilbery Chaplin to all of our family and friends.

In March we completed the purchase a property through Hilbery Chaplin in what turned out to be a very long, drawn-out transaction. It would have been easy for us to have become frustrated by the delays & to have walked away but the courteous, open and friendly nature of the team in Hornchurch meant we persevered. Many agents who are just chasing a fee would have given up on the transaction. To their credit, Andy and his team did not. They did an excellent job for their client, the vendor, and we will happily use their services if we are in the position to do so in future.
