The house maintenance service was absolutely brilliant. I rung up to notify them of a leaking pipe from a radiator. I had Nathan (house maintenance operative) out within 2 hours. Nathan was great from start to finish, he watched a video that I sent in of the leak and came prepared with the equipment for a best and worst case scenario. He was lovely to chat with and got the job complete in a few hours and made sure everything was working as it should before leaving, and was super clean and thorough and ensured everything was returned to how it was when he arrived. Couldn’t have asked for a better service.

A one stop shop which included appraising the property, preparing a quote then carrying out all the decorating, repairs plus the laying of carpet/vinyl. My Husband and I rented a beautiful cottage in Silsoe.. we lived there for 3 years . When we were offered a permanent tenancy with local housing association.. so unfortunately had to give notice on our tenancy in Silsoe… We had lots of viewings and a couple were accepted.. we were told we could move out at the end of the month.. unfortunately the lovely couple who wanted the cottage fell through so unfortunately although we had it in writing we could not be able to leave our tenancy . I had a horrible conversation with Adam … I suffer with mental health .. he said I wasn’t a nice person infact I was a horrible person.. I can’t believe a man in his position would talk to a a reliable tenant as he did me .. I can’t believe honestly say he didn’t help with my mental health. And I would certainly be worried if Adam represented someone’s company as he is so not professional .

I have just moved house, I sold with Orchards, Abigail Parry and her sales team were amazing, Abigail was so friendly and helpful, she was across everything, solicitors ( both sides) estate agents and other buyers.
Orchards are a little more expensive but so worth it unlike Taylor’s who although cheaper are a complete waste of space, very minimal communication on their part, unhelpful and show no urgency in anything they do.

Poor service. Not sure what was going on with the property they advertised in Lower Stondon, had us out for a viewing, took our application then did not contact us for 3 days, would not return a call or anything. I kept asking for an update and kept being told 'Eleanor will call you back' and that never happened. 3 days after the viewing and application, I finally manage to speak to someone on the phone and I get told the 'landlady is keeping her options open'. What does that even mean (I asked) and I hear back 'She hasn't said yes but hasn't said no. Wants to keep her options open for now'.
This after being told the landlady was looking for a local family, who lived in the area and would be suitable for the property.
Well, we lived on the same road, family of 4 and passed the affordability checks without issue.
Difficult to feel like this isn't a form of discrimination. Horrific service.

We recently sold our house through Orchards and coincidentally found our new house through them too.
The sale was good, Julian was very helpful during the valuation, offering advice about the sales process as well as the housing market in general. When viewings started, Emma and Cameron were great, and in the end, Emma managed to get us two offers and helped us decide on which one we should take.
The purchase was also good, a professional viewing was conducted by Cameron, and Adam was very helpful with the negotiations between everyone involved.
At this point, we were pleased with Orchard's service. Then conveyancing came and the entire process became a little more difficult as other solicitors and other estate agents became involved. If it was not for Orchards - Abigail specifically, sorting the entire chain out then we would not have moved, She is the reason and the only reason everyone in the chain was able to move.
If we were to move in the future, we would use Orchards again, we can highly recommend.

Having invited a number of agents to assess our property we chose Orchards because they suggested an asking price that reflected our own thoughts and most importantly Julian followed up his visit with confirmation of details which were correct in all detail. Photographs and video (including drone footage) showing our property were also excellent and were particularly important for buyers in the midst of the Coronavirus pandemic. Emma, who dealt directly with our sale, was always most helpful and invariably on hand if needed. When we hit a sticky patch in the chain of buyers and sellers, Julian went above and beyond to resolve the issue. When renting a property, Orchards were quick to get things organised and in place for my move in date. I was provided with a well-detailed inventory and current state on property, pictures included etc.
Some minor issues such as phoning to let me know a radiator was coming for the living room, but it never arrived. Also my landlord was told in error that I wanted to extend my lease for an additional 6 months when this was not the case. Quite excessive on some deductions from my deposit in my opinion but this was negotiated and all was well on departure.

We successfully completed last week. I would highly Orchards especially if you are looking to optimise the marketing of your home to a proactive target audience. We tried that with a competing agency and were left highly frustrated with their lack of effort. Orchards pulled through with a high number of interested viewings, and successfully supported getting us a price we were willing to accept - supporting with a high touch through to completion - without doubt 5 Stars. Great team effort!

Management are great at this estate agent and following their valuation we were happy to list our property with them. However a few avoidable issues did leave a bitter taste once the sale was completed. Work was identified as being required for the sale which was not an issue, however due to misinformation unnecessary trips to the property were required to fix a very simple issue resulting in two 130 miles round trips. The final issue was the date of the sale where they had handed over keys to the buyer before we, the seller were notified that the sale had completed, resulting in us visiting the property when the new owners had taken possession, causing a great deal of embarrassment, confusion and distress for both parties.

On moving into rented accommodation my daughter mentioned the unsafe brick wall in the garden steps.... Having a five year old child this needed to be done immediately for health and safety. Nothing was done for eight months and still not.
On leaving, disputes over petty things which were not dealt with professionally actually listening to what was said. Shame as wonderful time spent in property whilst there and was certainly in same if not better condition than when moved in (lots of plants put in to come up each year to enhance garden).
Generally felt like being ripped off as deductions very high eg £75 to unweed a few slabs....£75 to clean a clean oven. £75 to replace plastic fitting on a ceiling light .
Just if renting, take photos of these and other things to show when moving out if necessary.

Would be happy to continue to do business with Orchards. A nice professional team who clearly work hard for their landlord customers and often went over and above expectations. Special mention to Richard T who has been fantastic to deal with and incredibly helpful, and often went the 'extra mile ' for us. Also a mention to Arun who called me several times before I gave him the ok to find us tenants, and with Richard found me great tenants, I had wished I'd used Orchards sooner. Good team, I originally dealt with Steve J last year who was fantastic and set the tone for how I view the company. Glad to be doing business with them.
