I can’t speak highly enough of Putterills. We bought a house from them in 2019 and they made it a breeze. We then sold that house with them in 2025 and despite a very tough market they worked so hard- initially finding us an asking price buyer before we even went live with listing, and then several months later when the chain collapsed they found us a new one. Abigail worked tirelessly to progress the sale, negotiate various issues and keep us up to date with everything, chasing solicitors on our behalf and ensuring we moved before our school deadline. I would not hesitate to use them again as they are the best estate agents I have come across.

I just wanted to give some feedback on our viewing yesterday. Shirley greeted us at the property. I liked how she checked that the vendor was not in rather than just barging into the house. She was very positive, polite and buoyant about the property highlighting things that we had missed, she was knowledgeable about the property and vendor, taking great delight in showing off the best aspects. Whenever I had questions she was able to answer or came back to me quickly after speaking to the vendor. She really sold the property and I was really impressed with her ability.

Avoid this agency at all costs – incompetent, dishonest, and unprofessional.
They listed a property as “Available Now” for weeks, then pressured us to move earlier than planned. After taking our deposit and confirming everything, they went silent. Just two weeks before the move-in, they suddenly said the property wasn’t ready.
Their communication is a joke, their listings are misleading, and their alternatives were either unavailable or falsely advertised. We’ve been left without a place to live thanks to their complete negligence.
We’ve filed a formal complaint and are escalating to The Property Ombudsman.
Do not trust them. Total time-wasters with zero accountability.

AVOID THIS AGENCY AT ALL COST, UNLESS YOU REALLY DO NOT HAVE AN OPTION. .This agency is not trustable, we made the mistake, we should read some of the other reviews before trying to deal with them.
The story below is long, but if you want to read a very short review, Just avoid them and save your time and money.
We trusted the agency and agreed to rent a Pent House that they had been advertising since April on Zoopla. The property was being advertised as AVAILABLE NOW, so basically the property was available from April itself.
We viewed the property with them on 20th of May and then again on 23rd of May. We made an offer on 23rd of May to start the lease from end of June, but then the agency said the property is available now, so the landlord will accept the offer if it was earlier, we were pushed to make the move in date around 20th of June. We negotiated and settled at 27th as our move in date.
Before paying the holding deposit, we told the agency, we are travelling for the next 3 weeks, so if there are any formalities, lets us know before we travel. We were told to just fill in the referencing form.
We did everything from our side, referencing was all sorted in a few days. Despite the referencing being completed the agency went all quite. We felt something was off, we sent emails to chase what were the next steps etc....They replied back saying, we are creating the agreement and we will send this across shortly (this was on 6th of June).
We again did not hear back anything from them until 11th of June with the move in being 25th. We were still in India and we suddenly get a call from an agent from their team who we had never interacted before. SHE SAID THE PROPERTY CANNOT BE READY IN TIME AS THE COMPLIANCE CHECKS ON PROPERTY WILL NEED MORE TIME.
THEY HAVE BEEN MARKETING THE PROPERTY FOR OVER 1.5 MONTHS AS AVAILABLE NOW and the property will not be ready, that too we were pushed to bring forward our move in date.
The experience with the agency has been super bad. They were unprofessional. They kept hiding things from us, despite us following up regularly. They knew we are travelling and we would have to move in to our new house in 5-7 days of our return.
We have formally raised a complain against the agency, we will now be going to the TPO. Our move in date was supposed to be today, we do not have a house to live and we need to vacate our current house in 3 days.
The MD of agency has replied back to saying that they have offered us the option of other houses, i have spoken to their team twice on the alternatives, 1st alternative they offered was available from 15th July, when they knew we need to move in end June. Second alternate i enquired about was again advertised as available now, when i called they said this will not be available before September.
I have a lot of screenshots of all the above claims...so incase the team replies back saying contact us to discuss.....we tried everything, you have been the most unprofessional and inhuman team of agents we have ever interacted with.
Never again we or our friends would want to have any engagements with you.

We spoke to a lot of estate agents in Hitchin regarding our house sale before ultimately deciding on David and his team. We are extremely happy with our decision. Putterill's did a great job of marketing our house, keeping us informed and getting us the right buyer. We had originally planned on selling our house to purchase a new build in Hitchin. We subsequently changed our mind and went with a different house. This dragged out the process (our doing) but the team were very understanding and patient. Shirley in the office was a delight and Abigail in the sales progression team did a great job in finally getting us across the line (despite lots of hurdles thrown our way at the end). Not very informative, expect to be kept in the dark without any updates unless you chase them 24/7 for an update, they wont give you a call back if you ask, if you put an offer in for a rental, expect bidding wars on rental properties on their applications and no updates. Face to face customer service was good on viewings though ????????

We never really felt ‘connected’. Lack of real communication and never felt that anything was really happening. Poor communication. No direct contact. No liaison and no discussion of strategy, current or projected, no forward planning. Poor and backward technological involvement. Disappointing. Pretty much redial feedback. Not sour grapes, just as it was.
We have used Putterills to sell all our houses from Hoo Park to our current house, good pricing and great professionalism, but we didn’t realise it was now franchised.

Great experience with Putterills selling and buying at an exceptionally busy time in the market. They were fantastic and professional with getting our house sold. But I hadn't realised that that's only a small part of the job of an estate agent. Their dedicated post-offer team member helped us to navigate an awful solicitor and kept us moving forward during various delays and frustrations. Definitely worth the few extra quid of commission versus a cheaper agent. Thanks to the whole team!

Don't waste your time. Used online chat to try and find out about fees for selling, but was not able to book valuation or find out fees by online chat. Putterills called back several days later. Lack of availability for valuations. Refused to share fees for selling over the phone. Next day Putterills phoned to move the planned valuation visit. Eventually received quote for 2.5% fees. Time wasters and Jokers - use someone else!
Edit to clarify - Putterills quoted my partner £4000+vat fee on £190,000 property (2.53%).

The process to get our house on the market was very quick and easy. Photos were great and within just a few days we had an asking price offer, from buyers who had been pre qualified and ready to go.
When it came to the sales chasing and legal process, Nick and Helen were both great at keeping us up to date, they were reassuring and professional and always at the end of the phone for a chat when things got stressful.
