Jack from Stirling Ackroyd has been amazing throughout our house sale. His professionalism, understanding and work ethic have been 2nd to none. Always answered calls, returned calls and replied to emails incredibly quickly. Helped me to chase up solicitors and the chain. Even on his day off, I was able to contact him or his colleague Martin was also fully aware of the case. I’ve used several estate agents in the past and none of them have ever come close to Jack and Martin at Stirling Ackroyd. I cannot rate them highly enough. Selling a house can be incredibly stressful, but Jack made sure the process was as smooth as possible.

I think in this market it’s very quick to get frustrated / have doubts, especially in the run up towards Christmas, but these 2 chaps helped me massively get a property sale pushed through, always picked up the phone, and delivered on what they were going to do. Jack and Martyn were supportive through an incredibly frustrating and drawn out transaction. As a buyer, they were always at the end of the phone, either for me to grumble to about the process or chase their client (made up of a multitude of corporate service providers). There were times that maybe they could have pushed harder to speak to people higher up the hierarchy chain to make things happen or challenge the BS coming out of the sellers advisors for months on end, but I understand that they work for the hand that feeds them (their corporate client - rather than the buyer!). I would buy through them again and would appoint on sale.

Although it had to be cancelled due to a fault neither party were liable for, I had a viewing with Arti and proceeded with the property initially. Arti was hand down the best agent I have ever viewed a property with, you could tell he genuinely cared about performing his job well. Absolutely awful experience with Stirling Ackroyd Guildford. I rented a flat in Farnborough through them, and it was a nightmare from start to finish. They clearly didn’t do any proper checks on the property before handing it over — within weeks I was dealing with severe mold, a leaking ceiling, a broken boiler in the middle of winter, and even a rodent infestation. The place was completely unfit to live in, yet they dragged their feet every step of the way when it came to sorting anything out.
Communication was terrible, promises were made and never kept, and I constantly had to chase them for updates. It honestly felt like they cared more about protecting the landlord than their tenant’s safety or wellbeing. I wouldn’t trust them with a garden shed, let alone somewhere to live.
If you value your health, sanity, and basic living conditions, avoid Stirling Ackroyd Guildford at all costs.

My property is managed by Amy Robertson of Stirling Ackroyd. After a few bumps and hurdles with her predecessors, Amy took over the area portfolio where my property is located. Amy has been truly amazing and resolved every concern raised but best yet she is always a step ahead and has the contacts ready too. Amy has been my first property manager to advise of legal certifications a month in advance along with quotes in the same email. I have never had to go back and forth with Amy as her expertise and knowledge is exceptional. Thank you Amy!

I would discourage using this letting agent if possible.
I will preface this review by saying that all of the staff members I spoke to over the phone and in person were perfectly friendly and informative, but this doesn’t mitigate the experiences I have had whilst renting through them.
Whilst searching for a house, I found that the member of staff assisting me was very attentive, proactive and accommodating. However, upon moving in, this changed quite quickly, which I will summarise below relating to my tenancy from June 2023 to June 2024.
· I was not given an inventory for the room I rented until nearly three weeks after I moved in, which was provided only because I followed up on behalf of myself and my housemates. The Property Manager was not aware that one had been done when I asked for it. While I am aware it is not mandatory to provide one, it felt irresponsible that this was not at least offered, and that our designated contact was not aware of its existence until asked.
· Repairs that were reported took a significant amount of time to be addressed. For example, a defective lock on a bathroom door was not repaired until the beginning of June 2024, despite being reported multiple times during the tenancy. Another example would be a toilet seat being left unreplaced for weeks, and was marked as resolved by a property manager without any communication.
· The property manager seemed to no longer be involved from February 2024, and other individuals began to email regarding concerns with the house. This was without any clear communication as to who the responsibility had been transferred to, so there was no clear first point of contact.
· Inconsistent communication between myself and other tenants, for example one being told that Property Management were waiting for a response to an enquiry from the landlord, and another being told that the enquiry had been resolved.
· Tenants in the property I lived in were not notified of any deductions to the deposit within 10 working days, despite this being in the tenancy agreement, and when this was challenged, I was told it isn’t always possible for them to honour this - why put this in a contract? The money was only returned when I raised a dispute with the deposit protection service.
I would add that these issues are only a snapshot of the ones we had. Do not use this agent if you have any other option.

Starting from I found the apartment, it was a pleasant journey with Stirling Ackroyd. They are very professional, helpful and respond to me promptly. But with moving forward, they can do nothing with details, such as clarifying the supplier of electricity. And when the property has issues, I have to chase the landlord, they could do nothing to help. They only appears at the beginning and the end of the tenancy contract.

We had a bad communication experience during letting our first apartment in UK.
The agent just disappeared in the next day after we have sent the holding deposit. We’ve got an automated email which says that for the next 3 weeks the agent is on vacation and will respond only after vacation.
Okay, I understand it is summer time, people need vacations, but why not to even mention someone who will work with us on the next steps throughout the rest of the process?
We tried to call someone by the phone on the website, but if I want to talk to someone I need to spend 2 days of calling during a day to someone pick up. The other agents are not motivated to work with us and answer our questions because sure thing, we are not their customers and they won’t get commission on answering our questions. If we email some agent directly, they will never respond, only by calling 100 times. To say that I’m angry working with these guys is to say nothing. For the last 3 weeks living in UK this is the worst customer service I’ve faced.

No one answers either phone number, totally unprofessional and this is over a week now! No, I will not email you. I was advised that this urgent matter should not be in writing! You have had more than fourteen complaints by neighbours about your tenant who is constantly breaking the law. Yet you have only replied to one neighbour. Your tenant has two police crime numbers related to his actions, yet you still refuse to return calls!
Why is it impossible to contact any of your agents by phone? No call back, are your Guildford offices closed temporarily? It is an urgent matter and no, before you leave a generic reply, we are not tenants, nor Landlords! One of your tenants has been reported repeatedly and yet you show zero compassion to those affected by being proactive and doing the job you are paid to do. We will be escalating this through other channels due to your lack of response.

Myself and my daughter had been to various viewings from multiple estate agents. Where in contrast, other agents had been less informative and that of a “typical” estate agent. I had found Ella to be very informative, and she has a down to earth and genuine manner.I didn’t feel rushed in the viewing, which is especially helpful when you have a little one! Unfortunately I had not been able to LET the property due to personal circumstances, naturally i felt really disappointed by this, However Alex had also been very helpful in communication and trustworthy.

Throughout the service. I didn't feel professional service. Contracts come and go. Two years after the first deal. Send me a one-year contract. And for a ridiculous reason. Tell me to let me sign for a year first. Their professionalism makes me question it. The correct contract was sent the second time. It was changed to 24 months. When I'm done signing. They want to change it again. I don't know what the point of me signing a contract and paying a deposit is. Another one. He's been calling me every week for the last few weeks. Viewings process was professional and quick to organise, and they actually rang me 45 min before the appointment to confirm - nice to know your time isnt being wasted!
Allways pick up the phone, but like all letting agents, a bit disorganised as everyone is running their own thing.
If you manage to catch the person running your flat they do get on problems fairly quick.
Szymon fixed a bizzare paperwork issue in a day flat for me once I got a hold of the guy.

Terrible… I’m staying in one of their properties for more than a month now, I have reported more than a dozen issues on their maintenance website and only got repair for one issue. Keep hearing the We’’ll deal with that but day 34 and still no other repairs… I also saw that they reply to bad reviews with an email address that you can send an email with your issues and get help with any problems and even after sending an email there I still don’t have a respond a week after… Additionally when I moved I got spammed to leave them a good review and boy am I glad I didn’t… I’ve been staying in student accommodations for the last 3 years and my experience with those agents has been the worse in terms of property maintenance. I might be in a property that they don’t care about but still I don’t feel like I get my moneys worth…

I have been letting my property with Stirling Ackroyd since 2010.
I originally used them in conjunection with Foxtons to show the property. But Stirling ackroyd repetadley achieved better rates, with better tennants so I stopped using foxtons and use them exclusively.
They are excellent in manging all aspects of property rental. The tennants are well vetted and have all been good to work with. Proprty rents quickly every year, months in advance of the renewal giving me plenty of time to prepare. Never had any issues with there paperwork management

Richard Bicknell and his team have been managing my rental properties in Guildford for a number of years now and I have to say, the service I have received, has been first class and continues to exceed expectations. I live in London so without the excellent service they provide I would have a lot of commuting to do! I opted for full management and I can honestly say that Stirling Ackroyd have everything covered. I have never had to deal with tenants directly which has its plus points!
Richard Bicknell, without doubt is one of the most proactive human beings I know. He offers a professional and efficient service - always delivered in a personable manner, as is the case with his team members too. They are a pleasure to work with.
I would have to say that Richard personally goes "over and beyond," offers a customer focussed approach and is very personable. A phone call can resolve all matters. Not only does he "find suitable tenants and manage" but he will have conversations about the condition of the property being rented and suggest ways of improving (in the future), in a managed and viable way. So for example, after securing tenants for one of my properties, Richard suggested a small refurbishment, which, after agreement, he managed to get booked in and carried out on the back of tenants leaving and just prior to new tenants moving in - so no loss of rent! I was not able to visit my property after it had been refurbished because new tenants were looking to move in straight away, so Richard took pictures and videos, which he sent to me! And of course the improvement will more than likely, secure a better rent going forward!
I have never had to chase Stirling Ackroyd to ensure that new tenants are lined up year in year out. Richard and his team actively start to market the property before current tenants are due to move out.
I strongly recommend Stirling Ackroyd if you have a property you are wanting to let out. If this property is in Guildford, definitely you should endeavour to have a conversation with Richard Bicknell, he is a godsend!

Me and my group of friends were looking for student housing and dealt with Ella Davidge. She was beyond helpful and friendly with every interaction, found us numerous houses and was always available to contact for help. Unfortunately, it looks like the group’s majority vote favoured halls but should we change our mind, I would definitely look for Ella to get the job done. Highly recommend!

Worst experience ever from a current tenant.
When I moved in the house was not clean a bit; it was full of dust and spiders webs everywhere. It looked like it hasn’t been cleaned in months. The oven and wardrobe has been broken since I moved in and I reported it many times and no one is bothered to come fix the stuff. The boiler and heating system hasn’t been working for about 10 days. I can’t shower and I have a fever. I don’t know what to do to make them fix the issues.

Booked a viewing for a house with Stirling Ackroyd in Guildford.
Spent 25 minutes driving to the address to have a call at the exact time of the viewing saying they’d be 45 minutes late.
Really disappointing and a waste of time. Avoid

We dealt with Christine who was the consummate professional. She was very knowledgeable and helped us navigate our way through requiring a guarantor when other agents had refused to consider it. Unfortunately, through no fault of hers, we did not secure a rental property with Christine but I would absolutely recommend her and will most certainly seek her out again should the need arise. She restored my faith in estate agents which had been seriously dented!

I really don’t know how this company is still going, there is no communication between the staff and definitely no communication between the agency and the tenants. We moved into the property and no proper hand over was completed and we were phoned on the morning of our move in to be told we needed to buy a fridge freezer which we were told was included in the property, no apology was given and no proper information passed on to us about the actual move in process or who would meet us at the property. Was told we couldn’t enter the property until 4pm due to it being cleaned but when arriving at the property found hair in the plugs still and toilets filled with lime scale and the shower covered in mould .. not very clean in my opinion. We were left without heating and hot water for the first week we were in which with 2 kids under 2 is not helpful!! Whilst in the property the agency had awful communication and took forever to sort out any issues we had which resulted in us having to go directly to the landlord to get anything sorted, this included being without an oven for over a month during Christmas. We have now moved out of the property in September and have yet to even received a phone call back after calling them over 30 times in regards to an update on the refund of our deposit. We have emailed the head of property management and has even been escalated to the director , although I don’t know how true this is as we have not received any sort of email or phone call. We sent our confirmation on the 18th October to receive of deposit back and our landlord also emailed on 18th as well. Emails ignored again and the head of property management had gone on holiday and not bothered to change her email to out of office so no emails were redirected, just sat in an inbox until she returned. Not setting a good example as a manager in my personal opinion.. Any time we call them all property managers are conveniently out or in a meeting, probably more interested getting the money of new tenants and getting them in than they are the current ones which are ignored and forgotten about. Here we are 7 weeks later and still no deposit and no communication!! I never post or complain but we really are been taken for mugs by this company!! I rang again today and was told I would have a phone call back even after it being marked as urgent , I didn’t hold my breathe on it as I knew no one would phone back and you guessed it right NO PHONE CALL BACK AGAIN!!! If you want to choose an agency that like to throw you in a property take your money and ignore you then townends/stirling ackroyd are your guys!!!! Absolutely shocking and disgusting!! The WORST estate agents I have ever known!!! I’m hoping by posting this they might actually pull their finger out and respond to me and give me my money back!

Simply atrocious from a tenant point of view. 18 months without a curtain pole after replacing the windows. Company did nothing. Staff do not have a basic grasp of the requirements of a letting agent. My advice would be to go for a different letting agency if at all possible, as I have no good things to say about this one.

Outstanding and professional service. I really want to thank you Tarkan Akkus, who had prepared several of properties and took time to visiting with us on the first met for well compared.
Also he has provided us a lot of useful information, although we cannot easy to make a discussion on our first met.
Tarkan is the only one who didn’t forget us, he remembered our requirements and needs, tried to contact us again as soon as he found a comfortable and suitable housing for us. Tarkan is a kindly and trusted agency.

This is the worst letting service I have seen in 3 years time in UK. The Guildford branch is awful. Your agent was really unprofessional. He promised us things while viewing which were never provided. We moved in today and the house is in unacceptable condition. After contacting him, he has stated that he never said those things which were promised to us while viewing. While talking to him on call, he is always in hurry and cut the call on very first pause. I have never expected this kind of service from your company. Please provide relevant trainings to your agent and resolve our issue.
