My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing.
After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date.
Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning.
I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down.
I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again.
Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

What a wonderful experience my wife and I had buying our first home with Stirling Ackroyd. From the very beginning we had Alex showing us properties in the area and was very transparent and honest when showing us around. He was very quick to bring an absolute bargain to our attention which ultimately became our home. For anyone who knows the process of buying a home even if it’s not your first can always be frustrating with waiting on solicitors. However from the sales progression team there was Suzanna who was very proactive liaising with both buyer and seller solicitors to get the job done. I think ultimately it was Suzanna that gave our solicitors the push they needed to finish and for that a very special thank you to Suzanna for looking after us. I would 100% use Stirling Ackroyd again for when I buy and sell a property.

Matt came to value the property and was approachable, knowledgeable and friendly. His valuation was accurate and the marketing information for the property was comprehensive. Sandra in the sales aftercare team kept us up to date and pursued solicitors when necessary, providing us with background information on the process. All in all we were really pleased with the Stirling Ackroyd team and their friendly and efficient service.
