I had a very poor experience with this branch during a tenancy deposit dispute. Instead of advising us correctly under the tenancy agreement (which clearly required adjudication through the deposit scheme), the agent sided with the landlord and sent a threatening email about court action.
This approach IS unprofessional, biased, and intimidating. Tenants should be able to trust an agent to follow fair process, but that was not my experience. I would not feel comfortable trusting my hard-earned money with them.

Rented my house out with Stirling and I was assured that they would find good tenants and if anything happened to the property I would be covered. The were in the house for 12 months or so and then I got a call saying that they had smashed the kitchen window and ripped the kitchen blind down amongst other things so I requested to visit, when I did I noticed the house was in a very poor state and hadn't been looked after at all. Then Stirling ackroyd said I had to pay for all of the damage otherwise I'd be taken to court. Do not rent your property out with this company.

Whenever we have a query relating to any property issues, we are promptly answered or directed to the correct place, and the service provided by Stirling has been fantastic, Darcey in particular has been a wonderful agent and very helpful from showing the flat, to helping out with queries. She is very personable and has a great sense for people, honest and approachable. The renting process itself was a breeze, and Stirling were accommodating when it came to us having to adjust a few things, such as move in date. The portal for renting & technology used for referencing was easy to navigate and speedy. All in all a great experience and the Sunbury branch comes highly recommended from us.

We had a long-lasting pre-judgement against estate agencies after horrible experiences with some local ones(especially Dexters[must avoid] and Chase Buchanan) in Sunbury for last 4 years. Stirling Ackroyd really made us think again because of their professionalism and communication skills, we were totally shocked by the sheer amount of helpfulness they have shown to us and their other clients.
It was totally fair and straight-forward compared to other estate agents in this area being dishonest & unfair. I say this very openly, we didn't need to communicate with anyone other than them because there were no distractions or lies between me and every one of their agents. The processes were crystal clear. This was the breaking point in our life in terms of how we perceived estate agents before in a very long time.
No matter what you become, you should do it well, fair and correctly. Stirling Ackroyd was the prime example of this. Shout out to Joseph / Brian / Olivia / Sardorbeck / Terry

Edited my 5* review to 2*. I had brilliant experience with Katie and Nadine from lettings team, 5* all the way. Property Management side is terrible to say the least. Had horrible experience with Marc, not at all helpful and comes with Zero empathy, just acts for landlords benefit and tries to deduct sky high prices for even general wear and tear issues. Acts as post masters, not allowing any access to landlord and you will be in dark what landlord actually is conveying and what comission these people charge on top. Be ready to loose your deposit at end of tenancy no matter what you do. Please avoid!

I consequently moved area with work 9 months later and rented out the house through the Sunbury branch.
In October 2022 i sold the house, again through Sunbury branch.
During all these years I have experienced consistent professional and very efficient service.
On both the rental and sales sides the staff have always gone beyond whats called for on many occasions. They always regularly update me on the progess of any situation. I moved into property Dec 2021 had nothing but problems, the landlord paid cowboy builders to bodge the property for quick profits and got sterling ackroyd to manage it , I have had a water leak since 2nd November 2022, excess rain water pouring through conservatory roof into kitchen and on to electrical assets, there is also damp and mould throughout the property, sterling ackroyd agents wont address until water leak fixed and had no choice to get Spelthone environmental health involved as have children living in property, A council inspector visited the property last week and have completed a report, The estate agents are unprofessional and dysfunctional as still haven't fixed this ongoing problem, they are now saying in latest correspondence they are waiting to speak to council , I have made the complaint not them, they are buying more time not fix the issue if I could add pictures to this email I’m sure you will understand how useless they are, I do not recommend anyone using Sterling Ackroyd, my next move is the legal process ??

We sold our late parents home with Townsends and the process was so upsetting and stressful, after allowing them to have the keys they only took one buyer around and that buyer wanted to keep going back. When we went to check on the property they had left it unlocked, lights left on and carpets pulled up. Total disregard of our feelings as we had not long lost our mother. We had to take the keys back. They assured us it was not a builder buying the property as we believed it was. So we allowed the sale to continued. which took 7 months to finalise. We now know that in fact they are builders and changed the house into flats. Something we didn’t want as it was our family home and we wanted it to go to another family. They even held out until we dropped the price further as they wanted us to carry out some work for Damp. Which they have now ripped out and changed the wall anyway. Would never recommend this Company. Unprofessional and total lack of respect and they should have been working for us as we paid their fees.

To say we had a bad experience using Townends as our agent to sell our property would be a gross understatement. To elaborate; initially things seemed OK, had plenty of viewings & after 2/3 weeks we had a buyer in place. However, a few weeks later they pulled out citing that they’d found a more suitable property. Obviously this was frustrating but not much Townends could do about that so didn’t hold this against them.
We obviously had an eye on the SDDL & by now we are at the end of Nov, so we were back to viewings throughout Dec & not getting any luck in terms of offers. We were now getting slightly frustrated at the number of viewings for which we simply didn’t hear from Townends with any feedback. When we did get feedback the impression we got was that the ‘agents’ conducting the viewings weren’t really doing much to ‘sell’ the property & were simply facilitating a walk round. We also got feedback such as “the property doesn’t have a garage” which begs the question why Townends were arranging viewings with people who’s criteria clearly didn’t align with our property. Anyway, as we neared the Xmas period we were obviously getting nervous at keeping our onward chain intact given we didn’t have a buyer in place. On 18 Dec (Friday before Christmas) Townends gave us a call & just let us know that their office was open on the Mon & Tues of the following week, then the Weds they were shut but they were working from home so were contactable to provide feedback / updates on any offers on the viewings we had booked in on Sat 19 Dec…. Monday comes, nothing. Tues, nothing (we tried to email & call, no response). So we are going in to Christmas without any feedback on the viewings we had despite Townends going out of their way to tell us they were working these days & knowing our situation.
In the New Year we issued Townends with their 28 days notice as we were utterly fed up. In this period we actually managed to find a new buyer. We settled for a lower price than we were happy with but weighed up the situation with the SDDL etc & decided it was doable. This is where the fun began. Townends assured us they’d done their due diligence & the buyer was ‘solid’. We basically fast forward 14 weeks (yes, 14) & these buyers still cannot obtain a mortgage offer. As a result our onwards has collapsed as the chain above us realise our buyers have an issue. In this period the goalposts are constantly moved. We had multiple assurances that our buyers “just need to submit 1 bit of paper” and that the offer was imminent. It became beyond a joke. We finally had enough towards the end of April & had no option but to pull out (as we had no onwards to move into!). Then randomly about 5 weeks later Townends call trying to resurrect it as they’d had a call from an agent that was involved further up the line… This was a non-starter as the new SDDL was only 7 wks or so away so completion in the timescale required would have been impossible, so we confirmed this wasn’t a viable option. What I found incredible at this stage was that Townends hadn’t actually told our buyer we had pulled out and so they were being strung along still…!
A few weeks later we then get an “Off Market Letter” from Townends stating an completely arbitrary “Termination Date” (which was some 6 months after we issued them with the 28 Days Notice and 6 weeks later than the date we pulled the plug with the replacement buyers) telling us that if we sell within 6 months of said date to any applicant they brought not view our house they’ll come after us for commission. Whilst the principle of such a letter isn’t too much of an issue (very Contractual though especially considering what they’ve put us through!), but the fact they’ve lazily used an incorrect arbitrary date trying to tied us in for a longer period is particularly galling.
Also their fee of 1.50% is 50% higher than other more user friendly estate agents in the area so anybody looking to sell I would highly recommend shopping around!

We had a terrible experience with Townsend firstly they refused to let us view a property unless we “Proved” we could afford it, which in this current climate wastes time and makes it less likely that we would be the 1st prospective tenants to view and make a offer on this. The reason this happened is because my partner has previously registered with Townsend who took her details “job, income etc” so when she called to enquire they already feigned interest In showing her the house under the assumption they she couldn’t afford it, we have since contacted “Arla” who are the regulatory body for letting agents who advised us that this is what they consider “indirect discrimination” and it’s illegal. ‘ my partner then explained that she is a business owner who runs her own salon to what she was told “so you’re a hairdresser” (like there’s something wrong with that) she then explained that no, she owns the salon and has 5 members of staff who work for her, she offers hair, beauty, sunbeds Botox teeth whitened etc, but also works there herself, to which the reply was “So you’re a hairdresser???????????“ this was rude and dismissive. Me and my partner have over £150k in the bank they we can show and have a combined income of over £100k per year we own a couple of business and another rental property in Clapham. But ever after showing proof of all of that we was informed it was not enough. It seems that if you are not “there sort of people” they will continue to Move the goal posts until you give up, it’s a shame because the landlord is probably unaware or their behaviour and it could ultimately end up costing them money. My income is more then anyone who works at that branch of townends in Sunbury but yet they look Down there nose on my family? It’s Disgusting!! A complaint has been lodged with Arla and townsend head office. Discrimination like that in this current social climate is not on.
And for those reason I (or anyone I know) will never do business with them, as since I have experienced this it has become apparent this is not a isolated incident.
Change needs to come for theses ignorant bigot people.

It has been an extremely easy and stress free experience renting a house via Townends Sunbury. Nadine and Katie are extremely professional and go out of their way to make sure that you get what you are looking for. Being new in London, we were guided step by step on how and what needs to be done with regards to setting up utilities as well.
