This is my 2nd time of using Wards and I had no hesitation in choosing them again.Every single person I dealt with was amazing, encouraging ,supportive and professional...the house I had chosen was perfect for me but the only thing that slowed things down was my buyers solicitors....Wards of Paddock Wood remained positive for me when I couldn't feel positive for myself...as before (7 years ago )their customer service went above and beyond not just being professional in the process but remembering what a stressful time house sales can be and being there for the emotional support I needed (it's been a very tough 6 years and it was a hard decision to move but the right one) ... I cannot fault this branch and would recommend them to everyone....thank you to every single person I dealt with, Lauren,Hazel,Samantha and Maria,their sales progressor ...this lady worked tirelessly to move the sale along liasing with solicitors,and the Deal branch, she was cheerful ,upbeat ,friendly and professional and I genuinely feel that she cut the completion date down dramatically...to all of you I can't thank you enough if I could give 10 stars I would xx

Avoid this dubious, untrustworthy and awful company at all costs. Wards took an alternative offer to a seller after I had instructed solicitors following acceptance of my offer. I should have known they use dubious tactics after I offered the full guide price and Wards quickly suggested the seller needed more money, despite the fact we were the only offer being considered. Following acceptance of the offer, I was asked by Wards to instruct the solicitors they recommended (they receive a referral fee) at the earliest opportunity. Two days later, Wards called and informed me they had taken another offer to the seller, bypassing our sale agreement and demonstrating a complete lack of integrity. The alternative offer was accepted, the sale fell through and I am out of pocket as a result of a desperate clamber to boost a senior managers commission. If you want to sell your home, please use an alternative firm to ensure that your home is being sold by people with a moral compass. If you want to buy a home, please avoid going through Wards, as they simply can’t be trusted.

I want to start this review by acknowledging Tina, the senior sales progressor, who was consistently professional, responsive, and a credit to the team. She did her job well and kept things moving where she could.
Unfortunately, my experience with the rest of the team was extremely disappointing. From the beginning, Wards were unresponsive, and we found ourselves constantly having to chase for updates. Despite promising to get back to us multiple times, it often took days (even over a week) to receive confirmation about our offer, with no clear communication in between.
What concerned us most, however, was the manipulative approach taken to push additional services. One employee was very upfront that she would receive commission if we used Wards’ recommended solicitors (Martin Tolhurst), which were notably more expensive than other quotes we had received. When we expressed hesitation, she told us the seller was also using Wards’ solicitors, saying this would make the process significantly smoother and quicker. Based on this, and our desire to move in as quickly as possible, we reluctantly agreed.
After speaking with the seller directly, we discovered this was simply not true – he had never used Wards’ solicitors. This was a clear lie to secure a commission, which I find completely unethical.
This level of dishonesty, coupled with a lack of communication and professionalism throughout, has left me with no confidence in Wards as a company. While I appreciate the efforts made by Tina, the overall experience was poor and not something I would want to go through again. I would not use Wards as a vendor, and I will actively try to avoid them in any future property dealings as a buyer.

Communication was excellent – they kept us updated at every stage and made what could have been a stressful process feel smooth and straightforward.
Sam asked us to put our trust in her and to drop the price, so we did and we ended up getting the price we asked for, we were extremely happy with her decision and they went above and beyond to make sure everything worked out perfectly. Over a year ago we met with Giles and was instantly impressed with how he presented himself and the company. So we dropped off the keys with the staff at the paddock wood offices all knowing that it was going to be a while waiting for probate.
Over a year later we were getting closer to probate being granted to we got in touch with the office to be informed that Giles was no longer part of that office and Gemma was the new contact.
I would just like to thank Gemma and her team as they have been fantastic from start to finish and have been very accommodating and helpful considering I live far away from the property that I was selling.
I would definitely recommend Wards and thank you again for your help and support.

Following a tricky chain I was glad to have used Wards to sell our property and assist on the onward purchase.
Julie at the Paddock Wood branch was great in getting us the offer for our property and always easy to get a hold of during that stage.
Having Debbie as a sales progressor was priceless. Due to issues lower in the chain and above, the chain could have fallen through at a number of times. Thankfully having Debbie as a dedicated sales progressor separate to sales, she was able to manage and push the sale through. This was reassuring as on a previous sale I felt like I was having to chase estate agents and solicitors causing myself extra stress.
I would highly recommend using Wards, having used other estate agents before they were easily the better company to deal with

Julie showed me around the house first and has been exceptionally helpful throughout the process. Very responsive when calling/emailing, and very nice to speak with. She has a great sense of humour and knows a lot about her profession. I went back a few times to view the property at different times and had a few different people come and let me in. They were all very helpful and very nice to talk too with some great advise of the local area.
I would most certainly use wards again, not only do they have the best for sale signs but they also have amazing, helpful staff ????????????????????

I’ve had a very positive experience buying a property with wards.
From the start Julie was attentive supportive and responsive, she was able to find me the perfect home which exceeded my expectations. All correspondence is professional and she is on hand for any questions queries no matter how big or small. In comparison to competing estate agents she listened to my criteria and advised/sent properties accordingly. This made it a stress free experience as I knew she had seen my vision. I cant thank her enough for finding my first home.

We didn’t sell through this estate agent and we hope we don’t need to…if it is the forever home we hope for.
However as cheesey as it might sound, if we did sell our new place any time soon we would recommend Wards, Paddock Wood highly.
Debbie Ludgate is an asset to the team and helped us navigate through the process as the purchasers, from start to finish and the personal congratulations call on exchange date topped it 110% over our own estate agents 5% obligatory effort by email which is probably the 3rd time we heard from him in a year.
Selling your home is only the first part, but bringing it all together and joining up the dots for all parties to a successful chain is what makes these guys a cut above the rest.
From a buyers perspective we couldn’t have asked for more, having been through the disappointment of collapsed chains, a years worth of disappointment and weeks of no meaningful updates.
From STC through to exchange we’ve been well informed, advised with good direction to make best progression with true sincerity and genuine interest. Thank you Debbie and team.

Was so disappointed by this agency. They are absolutely not professional and are too much invasive. Had to deal with them because my Landlord wanted to sell the house without telling me. They were harassing me everyday to get viewings when no notice was given, a lady called me to shut the phone while I was just talking normally, they emailed me every single day and harassing me for viewings. Some viewings were cancelled 5 minutes before or some of them were planned without my consent like the dab I got a call two hours before a viewings… This is not a professional attitude and I am very disappointed by this agency and their agents.

It was a very stressful sale for several reasons but my go to for help was the staff at wards rather than my solicitors who were unreliable and inconsistent .. We recently used Wards in Paddock Wood when selling our property in the last couple of months. From the moment we first made contact we have been highly impressed with their professional, knowledgable manner and friendly approach. The whole team has been great, from the first consultation, photographs and Anna who we speak to on the phone frequently. We have mainly been working with Julie in regards to our Sale who has kept in contact daily and made what can be a stressful experience, easy and stress free. We couldn’t ask for a better agent! We are now using Nick the in house mortgage Broker who again has been brilliant, he has explained and made the process simple.

Julie from the Paddock Wood branch, found us a little gem in our current buy to let property and we couldn't be happier. She listened to the brief and she knew exactly what our requirements were. Our house was exactly what we had in mind.
The sale took a long time from our end and Julie was both patient and kind every time I rang in a flat panic. She relayed messages to the seller and kept us both in the loop.

We have been guided expertly through the process and have felt that a lot of time and energy had been given to us to ensure our needs were met. It is a completely individualised service where you are genuinely listened to. We have had the pleasure of working with Julie Topping both to buy and subsequently sell our current house. On both occasions, she has wholeheartedly understood the type of property we were looking for and suggested viewings accordingly. I felt as if she wanted us to find the perfect house and was as invested in our adventure as much as were which makes you feel very comfortable and nurtured, even. She is a delight to deal with and has made us feel very comfortable during both dealings with Wards. She takes the time to get to know you and what would suit you and your family. We wouldn’t have wanted to sell our property through anyone else!
The entire team at Paddock Wood are extremely professional and efficient. Our process began with a property valuation and a walk through of the process of selling our house by Giles. We immediately felt assured that this adventure was the right one for us. Later on in the process, their property photographer made us feel comfortable during the process - particularly whilst entertaining a preschooler during the photographs themselves being taken(!).
