Completely useless
Ended up chasing for 3 weeks via phone calls with the kings hill and Maidstone branches as a prospective new landlord
Finally, after weeks of chasing for their management terms, I got emailed a generic email asking me a load of irrelevant stuff (a tenant application email!)
Replied saying I wanted terms for letting
Got emailed them back
They were incredibly high so emailed back to see if negotiation was possible.
No reply
Absolute shambles
If this is the way you work with prospective landlords all I can say is steer clear!

My partner and I have just began the process of buying our first property and I honestly cannot fault all the members of staff who have handled our situation. A special mention to Steven sharpe who has been so attentive and productive, sending us houses that match our budget and preferences. We also had a viewing on the property we bought with Tom, who was friendly and completely honest in what the surrounding area was like. He was massively helpful in terms of other viewing we had and compared roads and houses for us to weigh up ur best options.
Wards have genuinely been incredible as we were told horror stories of estate agents selling you houses for their benefit and not being open and honest about the houses but we can honestly say that Wards have been completely transparent and supportive through our whole journey.

The service we had when selling our house was above and beyond that of the previous estate agent we had listed with. Dan visited our house to value it, showing us comparisons and what price point they were listed at. This gave us complete confidence that we were not being over or under valued. All viewings went smoothly and the feedback we had from Conner was insightful. The listing with photographs gave a true representation of the house, which we believe ultimately helped sell it.
All the staff were helpful, especially when the chain completed. They chased all those involved until the exchange, which helped move this process quickly. If you are thinking of moving, we highlighly recommend Wards.

Genuinely terrible experience.
Made absolutely zero effort to sell our house with multiple no shows, not bringing keys to show people round and then subsequently lying about having the keys and then trying to give me feedback when they didn't even enter my house.
All they rely on are their mailing lists - no phone calls to prospective buyers, no feedback other than how many clicks on rightmove... clearly for too long have relied on houses shifting on the market without having to put in any effort themselves.
Would give zero if I could - please avoid at all costs.

When I first called Wards I engaged with a letting agent named Abigail. I was into somewhat unique position as I was moving to the Maidstone area from the United States and was having a hard time finding any letting agents who were willing to work with me. Abi gave me lots of good information and stated that she was willing to work with me however I did need to appear in person to do my right to rent which no other letting agent had informed me would need to be done. Within 36 hours I boarded a plane from Florida to Maidstone. By the time I arrived Abi had several properties lined up for me to look at both inside and in neighboring villages around Maidstone. She took it upon herself to put me in the back of her car and drive me around a good portion of the day to all the properties to try and find one that would best fit my family. Through the entire process she answered all of my questions extremely thoroughly and was patient considering I was new to renting a house in the United Kingdom. By the end of the day she helped me find a beautiful three bedroom in the village of Headcorn. After she verified my right to rent she stayed in regular contact with me ensuring that the entire letting process went smoothly and everything was prepared for my family to arrive at the end of October. Without her help I would not have been able to do this. I will be eternally grateful to Abigail for all the help she provided and I highly recommend anyone work with her to find a home for yourself and your family. Thank you Abi!

I've recently bought through Wards, there was pressure to use their Mortgage broker and their solicitors, a lot of pressure and most of the agents I spoke to we're quite insistent.
However, when I spoke to Steven it was totally different, he asked who I was using and understood my reasons, if it wasn't for him I'd have given up and found somewhere else. He helped me through all the ups and downs and was there to hand me the keys on the final day!
If you can make it through all the hassle, it's worth it!

We choose Wards Maidstone as our estate agent and have to say they have given 5 out of 5 treatment from start to finish. We started with Caleb Freedom, who gave us all the time we needed and answered questions so we felt well informed on the process. And then we worked with Steven Sharpe, who is one of the most diligent works we have come across. Steven does what he says he will do when he says he will do it, and has an ability to make this happen. Lots of respect for these two. I would highly recommend them!

The worst agency posts houses for sale as being chain free when in reality they are not, they lie to you and try to conduct conversations over the phone, not by mail, so that they are not recorded. I suggest their help to the legal department to make sure they have you under control. Incompetent staff, they only know how to say sorry, I'm sorry. I bought a house through this agency, very dissatisfied, I was left with a one-year-old child and my wife with all their luggage on the street, I had to rent another temporary rental, they misled me. Flee, I don't advise you to buy with them, this is a scam agency.

I was recommended to go with them from friends who are buying, as they told me they are the most active in chasing for buyers' feedback and their professionalism outweighs their competitors by far. After contracting them to sell for us, I couldn't agree more on the sale side. Dan came to talk us through everything and value for us. He was super professional and clearly knows his market after so many years in the business. Steven has been my main contact since then, and he has been amazing. I sold my property recently in Maidstone with Wards. Having been with two other Maidstone estate agents who failed to sell the property within 16 weeks, I was really disappointed and pessimistic.
After a chat with Mark there, he was confident he could get the asking price and get the sale through in good time. I told him how I felt and he assured me that Wards were different to other estate agents.
They managed to get me an offer at the asking price less than a month after it went online. It has now completed and i’m a very happy seller.

If I could give -5 stars I would.
Purchasing my first property through Wards Maidstone was the single most stressful personal project I've ever been involved in.
The lack of communication and co-ordination from multiple estate agents almost resulted in the deal falling through on several occasions.
None of the estate agents earned their commission and they should all be put on a communication and coordination course.
Buying your first property should be an exciting time in your life however this experience with Wards has been everything but exciting.
The only positive experiences I had in this process was using their third party mortgage broker and Solicitors. I'd recommend these third party agents as the process was very smooth but not Wards.
I won't be using Wards ever again and suggest you stay far away from all Wards branches nationwide but especially the Maidstone office.

Since being quick to list and get suitable renters in, their property management has been sub par, especially for the 12.5% they charge. Inaccurate and poorly timed information has resulted on small jobs resulting now in major work and their inability to carry out simple jobs (like Googling a Phone Number) means that I am relying on family members to cover their poor service.
Update - sub optimal support has meant that 2*s have become 1* and am currently investigating support from the Financial Ombudsman due to their negligence. I would recommend all who are considering using Wards to avoid at all costs.

My husband and I would like to thank all the staff that work in Wards of Maidstone Kent. One thing I noticed from the start is that the office staff are a real team. No matter who you spoke to either on the phone, e mail or in the office everyone seemed to know the status of our sale and purchase.
Being able just to call the office at anytime and ask what I would think was a silly question the staff was able to explain or answer .
We also used the company’s that were recommended to us by Wards, Martin Tolhurst solicitors & Mortgage Matters and both company’s were brilliant too.

I did the standard thing of getting three estate agents out to look to market my flat for sale and the sole reason I chose Wards over the others was their agent; Caleb.
People don’t buy into services or things, they buy into personalities. Caleb has this in abundance, he knew his stuff and immediately instilled with me confidence. I signed the papers the next day.
Caleb didn’t only try and sell my flat to potential buyers, they were all vetted by himself and he even came in on his day off to show me new properties and show potential buyers around mine.
Unfortunately I took a knock on my flat due to the way the market is at current, which isn’t Caleb’s fault at all, which was a shame as I’d have loved to have given him a couple of hundred quid for being so attentive and really appearing like he cared.
Thanks again Caleb, a credit to your branch and company as a whole.

We had our property valuation done nearly 1 year before we actually sold our property by Daniel Schopman. He was very professional and had many facts to share with us when we first met him. We had two other estate agents around to value our property around the same time, but neither had the same hunger to sell that wards had. Some would say that wards as an estate agents have a very pushy approach. But we found that Daniel was professional throughout negotiates with us. Wards had sold a few of our neighbours properties prior to us engaging with them so we knew they could deliver.
Wards as a company are not afraid to follow you up whether you are a seller or a buyer until you let them know you are not interested. Just be prepared for this whether you are purchasing or selling and give the common courtesy to respond and they will then leave you alone. Just a tip if you are not someone who likes to be hounded. This is wards approach and they are not going to change.
Stephen Sharpe needs a very special mention. This man has the absolute patience of a saint having shown us what felt like a hundred houses over the last year. He really took the time to understand each property that he showed us. The difference between Stephen and other estate agents from other companies that showed us their properties, is that Stephen absorbed everything that we as a family liked and disliked about every property that we saw. When the property that we have finally purchased came to his attention he organised for us to view this very quickly before it even came to market. We are very grateful to Stephen for never giving up on us and finding us the house that met the criteria that we wanted as a family. We were very fussy customers. But he appreciated why, as this will be our forever home. Thank you from us all Stephen.
All the staff at Wards are very friendly when you are able to get a hold of them and speak to them directly (Daniel Schopman, Mark Boyle and Stephen Sharpe). Sometimes the timescales of response times can be longer than you would hope for. This was unfortunately a bit of a negative for us at times. But things did get sorted eventually. Wards are a very popular company who manage a lot of properties. So if you’re looking for a personalised experience where someone has the time to contact you with a quick turn around, then do not go with such a well known company like wards. The flip side of this and the positive is that this is just testament to wards that they clearly get the sales and custom. So you can’t have it all.
Our house buying and selling experience did mean we had a few disagreements along the way with wards and we were at times not very happy with them. Regardless of which estate agent company you go with it will not always be plain sailing and as humans we have to learn to manage our expectations.
Overall we would recommend wards to friends / family and we would use them again. At the end of the day they got the job done in terms of a sale, secured a viable chain, found us the property we never imagined purchasing and they priced things fairly throughout. There are pros and cons for every estate agent and if you are in two minds, we would just recommend just meeting with them for an initial conversation rather than just sat wondering about the what ifs.

The only reason why I am leaving a 4-star review is because we were told the heating of the house was gas, it turns out it is energy. That would not have made us not buy the house, as there is gas in the house and the heating system can be changed; however it would have been better if the agent had a more accurate answer when presenting the house.

To date, I haven’t actually gone live with Wards as I was in contract with my current estate agent for the sale of my property, a local independent firm based in Maidstone. My dealings with Wards and in particular Daniel Schopman has been nothing but professional. I had an offer fall through with the other agent and Daniel was a good support during this period, impartial and felt very much on my side. In this digital age, you very much get what you pay for and professional photography, especially when you have a trickier property to sell, is absolutely key. My house is lovely but is based on a busy road and I felt like an inconvenience to the other independent agent. On the other hand, in the last few weeks I received more communication from Wards, even pre-go-live where they were desperate to start pre-booking appointments for our go live date. They seemed hungry for the sale, whereas the independent agent I was using seemed happy to sit and wait for it to happen when it happened. Luckily, across this weekend just gone I managed to secure a further 2 offers with the independent agent and things appear to be lining up again. I have to give Wards some credit for this, as the threat of terminating my contract appeared to help me get more of a selling strategy in place, rather than sitting idle and waiting. Next time I sell, which I’m hoping won’t be anytime soon, I will be using Wards. They’re very much the gold standard in terms of high street agents and I’m confident the professionalism, strategy, photography, marketing and technology they deploy will help anyone else looking to sell to achieve a faster sale at a higher price. Many times we are told that it's the receptionists first day, just how many staff are you going through I wonder.

I would strongly recommend avoiding renting a property through Wards at their Maidstone branch. Despite several promises that the property my partner and I were interested in would be ready, they proceeded to lie, give false reassurances and blame anyone but themselves for the fact that they had not carried out simple checks to ensure the property would be habitable by the scheduled move in date. They clearly deemed it appropriate to wait until the afternoon of the rescheduled move in day to notify us that the property was still not ready – a completely unacceptable way to treat people. If they had the common decency to inform us in good time that we were not able to move in, then we would have made the necessary arrangements for alternative accommodation. As you can imagine this caused us great distress as well as a financial cost. No apologies, no understanding and no professionalism. They were quick to take our money for the first month’s rent and deposit for a property that was not ready but slow to refund us the money when we requested it and their ineptitude meant we had nowhere to live.

Wards Maidstone scheduled a move in date, and took the full deposit and first month’s rent, for a property with no electricity or completed gas safety check. They waited until Friday afternoon, with the scheduled move in date for the following Monday, to tell us that the property would not be ready. Josie was patronising when telling us to “try not to worry” despite not knowing if the property would be ready by the rescheduled move in date. Wards’ incompetence and failure to listen resulted in making us homeless. The head of lettings, Erica, deflected blame by claiming their scheduled move in date was only ever a “target” date. Taking the full deposit and first month’s rent whilst arranging a time for collection of keys is obviously a scheduled move in date, not a “target”. The letting department staff are severely lacking integrity, empathy and honesty. I would certainly recommend thinking twice before using this amateur, disrespectful company.

My buyer and myself were constantly fobbed off which delayed our preferred completion date and only completed when we pushed all the time. Having been wary of Estate Agents' reputations, I was initially unsure about what to expect from Wards. Thankfully, my experience was very positive and this was in large part down to Dan. In a business where trust is essential, Dan was diligent, organised and highly responsive. The quality and professionalism in his presentation was excellent. As an advisor, he strikes the right balance between insight and challenge to make you think about how you will navigate the selling process.
Dan's colleague Jodie also managed a positive introduction, which eventually led to a successful negotiation. Collectively, the Wards team were customer focussed and enthusiastic. Communication was clear throughout and people were proactive, which made this process much smoother than I anticipated.

We chose to use wards to sell our home after an awful experience with another estate agent, i am annoyed we didn't use wards to begin with. Mark had the property sorted and paperwork signed really quickly and Sarah had sold our house before it even went live on the market, for over asking price. The rest of the process has been simple until it came to exchange and completion where Sarah went above and beyond to ensure things happened when they should have. The communication has been amazing and i have never had an unanswered phone call! Sarah has been amazing and if it wasn't for her and her hard work exchanging contracts may never have happened! I cannot thank them All enough.

Due to complete a sale and purchase this month. Unfortunately wards were awful. Had to do all my viewings, calls and chasing myself with our buyers and seller.
They booked a couple to view our home and over 10 people turned up at once which I had to deal with myself as they rarely helped with viewings. After our home was sold we decided to use the solicitors they use which was a bad mistake as they kept getting paperwork wrong etc..
Over £4,000 in fees and i had to do all the work apart from advertising it. I have a good mind to invoice them for the work I did or ask for employment there????.

If I could give Wards of Maidstone 6 stars, I would! Mark and his team have been responsible for the sale of my parents' house and have been excellent from start to finish. They have treated us so well and with warmth and respect. Right from the beginning they have acted promptly, efficiently and professionally to market the property. We had several viewings and the house was sold within 6 weeks. Wards as a company seem to treat their customers as human beings with families and lives, not just buyers and sellers. Terrible service, had our property on from April to October and had 3 viewings in that time. Two other houses went up for sale in our road by different estate agents and sold well before ours. The communication back from them was terrible with constant chasing on my part, not being called back and no replies to emails.
Would never use them again or recommend to anyone. Absolutely terrible, go with a company where selling your property matters to them. Sometimes the biggest are not the best.

A really disappointing service. We book the viewing of three flats at 11:30 on Tuesday, on Friday, the day before of the appointment, they call us to change the appointment time.
When that happened they sent us a message with the wrong post code so we get lost on our way to the viewing.
When we call them to check the correct address (10 minutes later the appointment) they told us that their estate agent was already gone. Apart from that they didn't recognize their mistake, they also told us that one of the house was already gone.
Brief: do not count with this people.

We are first time buyers, and our experience was almost ruined from the offset due to the incompetence of Wards. From our initial contact, right up to when we had no other alternative but to withdraw our offer on a property recently, it has felt like one thing after another.
Our initial contact with Wards was very poorly written emails, with a mass of grammatical errors from one of their team, and as someone who is obviously dealing with the public, I don't see how that is a good representation of themselves from the out.
Upon finding a property from them and requesting a viewing, we were given the address as 179a, and were told that we would have to bring our phone torches, as the property had no working lights. Which at the time of viewing is a bit odd, and maybe we should have seen the warning signs there and then.
When we arrived for the viewing, property 179a was not the one that we had seen in the photo, it was an adjoining property, and all of its lights were quite obviously on. We had no details to contact anyone, besides office details, and found out after waiting outside for about 15 minutes, during winter, that the estate agent had been in the adjoining property for the whole time. It wasn't until he popped his head out that we noticed!
We were then led into a false pretence after viewing the property by being asked if we were to offer on it, what would our offer be? Thinking this was just a general question, we gave our price.... next thing we see is official offer paper work coming through on email to say we've put in an offer?!
It was following this that the real issues started, Wards had advised us the lease was only 60 something years, and that the vendor would extend it, however, we never got any confirmation of this. We were also told on 3 separate occasions by 2 of their team that we would receive written confirmation of acceptance of our offer, which we never received. Even when I challenged this, I was told that that isn't something they offer and we have been told this incorrectly. But as first time buyers, we were obviously quite naive and let that go.
We then tried to arrange a second viewing for our parents to come with us and check we weren't making a mistake. This took a lot of effort to arrange, and despite confirming a time and then having 2 sets of confirmations sent confirming that time, the estate agent was responding to me as if this never existed and was yet to be arranged.
At this viewing, my partners father noticed that the property had damp in one of the bedrooms. When we mentioned this to the estate agent, he seemed oblivious to this fact, despite it being quite noticeable. He also had no answers regarding questions and said he would need to go back to the vendor.
From the point of viewing, the property was down as 179a, which as above, we know is incorrect, it should be 179, and at first we thought this might just be a typo, however, this incorrect address listing of 179a continued on to official paperwork, in emails etc. Even after both us and our mortgage adviser told them it was incorrect, it still never changed.
We organised a home buyers report on the property to see the extent of damp damage, which led to us then obtaining a free damp quote. When we had our quote we went back to Wards to start negotiations with the vendor, and yet got no response from Wards, not even an acknowledgement.
Thankfully we found an even better property, pretty much in the same location, for the same price, with an even better estate agents, and were able to pull out of our potential dead end purchase with Wards. Of which, they haven't even acknowledged that..... so we're hopeful they might have some basic admin skills to not start chasing us in a few months, but we can never tell by this point.
Oh and following us pulling out of our offer, I suddenly started receiving marketing emails and phone calls asking us to view other properties, even some that had been requested about a week prior.

Made full price offer on a house & said I needed a response the same day. To be Ignored, then contacted 2 days later saying whats my highest offer as now another buyer is Interested, to then be Ignore for another 30hrs, All my calls & Emails were Ignored! & I made many!! Then they contacted me near on the 4th day for more money!! I thought hold up something is not sitting right with all this behaviour, so I ran some checks on the property & Ward est agents to find they are running illegal practices. I pulled out, found another house and placed an offer which was all done in two hours and it was accepted. Im near exchange date & over the moon. I warn anyone wishing to do business with Wards, to be very Alert & careful of the scam they are running!!! Wards told me that house is sold. But funny enough its still on the market!! Scammers need Investigating!

I’ll start by saying we got our dream home, so in no way is this review written because of the bitterness of losing a property. My all round experience with Ward and Partners Maidstone was extremely poor. Yes, they managed to secure a competitive price for our house, they found comitted buyers, but past that point it was very poor. They signed up our buyers to their in house mortgage broker, MMD. From the point of our buyers offer being accepted to an actual mortgage offer being produced was nearly 2 1/2 months! This was due to errors on the keying of the application. In addition to this, Dan from the branch seemed to be more pre-occupied in talking down the rival estate agents in Maidstone, than focusing on keeping us in the picture. The one saving grace in all of this was Mark, he took over our case towards the end, when we were starting to think all was lost. The work he did in the remaining 3 weeks, in my opinion, saved our purchase and I thank him for that. So if you are unlucky enough to find yourself with Ward and Partners, make sure You deal with Mark.

Terrible service from Ward in Maidstone.
First property to view they never showed up, took forever to get through for them to tell me there is nothing they can do they are too busy - I missed out on that property.
Second property tried booking a viewing to be told the house was sold but after seeing it still online as for sale two weeks later I called again to find it hadn't actually been sold when first called but they had taken an offer a week later, that could have been me - another property I missed.
Third property, email a booking request through Rightmove, get a call to say I cannot view in the week as they are already showing people round Saturday and want to do viewings in one go, fine, so I rearrange my weekend to get over there call them back to confirm and they will call me back, guess what no call, try calling at 9am no answer, 9.10am no answer, 9.20am no answer I have had enough.
If you do not want to sell houses, what on earth are you doing as a business, service is the worst I have ever come across and I will make sure everyone knows how bad you actually are.

Disgusting customer service, wasted our time. Booked in to see a property, had to call 3 times because we didn’t receive confirmation email. Was told it was going ahead, rearranged our day to view the property. Called 1 hour before to check if it was going ahead only to be told by Branch Manager Erica that there was nothing in the diary and they can’t get us in until a week’s time. Completely ridiculous, wasted our day & I feel sorry for the Landlord who probably thinks Wards are doing their best to let his property! No wonder it’s been on the market over 2 months with no interest!

What a nightmare! We asked them round to value our property and we decided to sell with someone else.
Me and my wife have been hassled by a Tom who works there. I told him to never call me or my wife again and 3 weeks later he started to call my wife. They will not take no for an answer. I would hate to view a house they were selling, as I feel that even if I didn’t want to buy it they would try and talk me into it. By the looks of other reviews there is little point in complaining to the management. They are just trying to boost their property stocks while the market is slow and as the market picks up they will then have a monopoly. They will promise you to sell your house at a higher price than anyone else and if they can’t they will blame the market and you will end up losing in the end! They became SO desperate to have our property on their portfolio they agreed to charge me only 1% commission! I still told them to stop calling us as they started to become rude.

but outrageously rude phone manner has made me take my complaint further, as one member of staff protects the other from complaints.
if i was your usual 50+ rover driver retired grumpy old man having a bad day, the calls would make more sence...but im not, im a young working professional who has worked in call centers before. and as thick skinned and empathetic as i am, didn't find it hard to be offended by the unprofessional phone manner and patronizing approach used by the lettings department in maidstones ward and partners office, king street.
and to be denied making a official complaint by there staff tips my iceberg.
