If there was an option for zero stars, I would give it.
We listed a flat for sale and their lack of effort to sell it and communication was shameful. The first viewing we had was cancelled, only they didn't even tell us that. We had a total of five viewings in almost five months (not a typo) and getting any feedback from them was almost impossible. They then forced a last-minute second viewing on us which we had to do ourselves, only for the viewer to then "disappear off the radar", having asked us a ream of questions about the property that even a solicitor would have baulked at.
We asked them repeatedly to improve the pictures and the description online - which amounted to 47 words - and really sell the location of the property. They always told us they would, and never did it.
We eventually had enough (after three times in a week being told the listing would be updated) and removed the property from sale. At this point, we had missed out on a house we absolutely love due to their lack of action. Thankfully, the rival estate agent that property was listed with called us a week or so after we took it off the market to inform us the house was back available, and they took on the flat and had more viewings in two weeks than we did in five months with Wards, and sold the place within a fortnight of it going live. And, we live in the house they almost cost us a shot at.
The person who valued our flat left the company and we seemingly got lost in the system somewhere, but the lack of professionalism and care shown throughout what is always a stressful process was frankly disgraceful.
If you want to sell a flat, avoid Wards like the plague.

Disappointing. Wards did not have a consent to let the property before marketing, going through referencing and then taking our holding fee and giving us a move in date. Besides the fact that this is illegal, it came at a financial cost and a lot of stress to us. The move in date changed multiple times. The price of the rent was increased after we had made an agreement. In the end we decided to withdraw from the tenancy, partly because we did not like the way they conducted business. They often had a very defensive attitude instead of admitting to their mistakes and providing reassurance. This made all of the difference in us deciding not to go further with the tenancy.

I found my recent experience with wards, Maria in particular, extremely disappointing. Despite starting the process of buying a house in April, she only reached out at the start of August. I have spoken to her on the phone twice, and in both phone calls she was rude and defensive. When calling to tell me news that wasn’t ideal for us, she was extremely confrontational and unsympathetic. One of her responses being “well this is what the sellers are doing so what are you going to do about it.” She would continuously cut me off, which I did eventually ask her to stop doing, and she later apologised for doing so, saying “she knows she does cut people off”. If this is something you are aware of, then as a professional, you should really work on this approach. I also caught her out on numerous lies, claiming things didn’t happen or weren’t said, basically insinuating I was making things up - I had to state that she had said these in emails in order for her to believe me. As first time buyers, we have felt completely unsupported and condescended, when we have been very fair and patient with the process. I wouldn’t have left a review and just proceeded with our purchase, however, since she asked me to leave a 5* review after this bad experience, I feel compelled to leave this review.

For lettings avoid Wards at all costs. Especially when the property is fully managed by them. They do not treat tenants fairly. Communication between Wards and the Landlord is below any acceptable standards. You can be waiting months to get a response to fix a simple thing like a toilet. Be careful of the inventory. They pay even more attention to detail to the check-out than they do to the check-in so if there is anything that is not the same or better they will get you (as they act in the best interests of their client the Landlord) and you will expect a hefty fine or reduction from your deposit.

Wards of Tonbridge have been amazing, to be specific James and Maria Meddings. As a first time buyer, it was daunting process as our conveyancer wasn't that professional and were difficult to get hold of to get an update. We felt that there were some communication issue on initial stage and it was taking longer than it should to move on to next step of conveyancing.
James who is a true professional, even though he was from seller side, from day one he was very very easy to communicate with. No matter how big or small query is, he was always there to answer and help. I think he helped to built that initial communication bridge between our conveyancer and the estate agent. I can't thank James enough for his immense help and service.
Then Maria Meddling took over as a senior sales progressor, she was maintaining the effective communication and co-ordination among all involved from both sides and was constantly updating us through every stage of the process. We already had felt that this whole home buying process was bit behind, I think her arrival made the process move quicker because she was constantly chasing our conveyancer, giving them that extra push and updating us until the completion day. She helped her best to make this whole process finish as smooth and quick as possible. Thank you Maria.

I think this is the first one-star review I’ve ever written, as I usually try to resolve issues privately. However, my experience with Wards has been so disappointing that I feel compelled to share it.
I’ve been renting a house with Wards since July 2023. While the initial onboarding process was smooth and professional, their ongoing property management service has been appalling. From the outset, there were issues: we were promised that the living room and bathroom would be painted and multiple holes in the walls would be filled. Despite repeated follow-ups, nothing was done. In the end, we decided to do it ourselves to prepare the house for hosting Christmas (the landlord did refund the paint costs).
The house itself is lovely but it needs many minor repairs. Unfortunately, every single issue we’ve raised has taken an unreasonably long time to address. For instance, we’re still waiting for a repair to the toilet flushes that was first reported in the beginning of last September. Wards cited "other priority emergencies" as the reason for the delay, which seems to be a recurring excuse.
If you’re considering renting with Wards, be prepared for significant delays in getting even simple issues resolved. The service is, frankly, unacceptable.

i have been trying to organise viewings over the lasts couple of weeks. When i called last week i was informed they are having technical issues and cannot contact their vendors so cannot organise viewings. I called a week later and they are still having the same problems. We were then able to organise one viewing for later in the week. I turn up at the agreed time for no agent to show. When i call to ask whats going on they took my name and number and said they would call straight back...which of course they didnt. I have now called three times of which i get someone who has no idea wants going on, takes my name and number and promises to call back and never do. Its currently deeming impossible to view any houses under their ward.

I am a genuine person a separated mother of four children and was finding it extremely challenging to rent.
I would like to say an extended thank you to this team at Wards, especially Emily and Amy. Emily had me on her books from around a year ago and remembered me when a lovely new property came up she then passed me over to the care of Amy who has been consistent with me, to ensure that I secured the property. Not only did she ensure we received a lovely spec property, but strived to get us in there before Christmas, my children have gone from being homeless to a beautiful home within a few weeks. ***Avoid Wards Estate Agents – Unreasonable and Rude Lettings Manager***
My sister, a professional dentist (with 20+ years of experience) relocating from a Scandinavian country, requested a flat viewing for a rental property. To our shock, the agent demanded intrusive private information about her financial situation, specifically asking what she owns.
The Lettings Manager, Emily Boyle, displayed the worst attitude throughout the interaction, making it clear that my sister would not even be allowed to view the property unless she agreed to pay 12 months' rent upfront. This unprofessional conduct was utterly unacceptable.
It’s clear that this agency needs to seriously retrain its staff. Never before have we experienced such interrogation just to schedule a simple property viewing. I strongly advise others to be cautious when dealing with this agency.

Me and my mother moved into a new property today and all we had to deal with was the rigmarole of moving. Emily has been nothing short of a miracle worker, helping both of us with paper work, referencing, tenancy and more! My wife and I have been living in Tonbridge for over a year now. Since our current home is a one-bedroom flat and we recently welcomed a baby, we decided it was time to move to a two-bedroom house. My wife is a doctor at Pembury Hospital, and I am a law graduate working part-time. Naturally, we reached out to Wards in Tonbridge regarding a property available for rent.
However, from the very beginning, the agent we spoke with—whose name I unfortunately did not catch—was shockingly blunt in his responses. While I understand that Mondays can be tough for some people, I couldn't help but feel that his attitude was more than just a case of the "Monday blues." It seemed as though our Indian accent or perhaps his preconceived notions about us influenced his behavior. His questions were unusually probing, but we chose to give him the benefit of the doubt, assuming it might be the company's policy to thoroughly vet potential renters.
Despite our attempts to continue the conversation, the agent was extremely impatient. To our surprise and dismay, he abruptly ended the call and never picked up when we tried to reach out again. This experience has left us feeling that we were subjected to racial profiling, which is deeply disappointing.
Overall, this was an incredibly bad experience. We are very disappointed with the way Wards, Tonbridge, treats its customers and would not recommend them to anyone looking for a respectful and professional service.

We were tenants at a property of 3 years and always did our best to look after the property. Always paid on time etc.
When we left its been a nightmare trying to get our deposit back. The agents communication is very bad, they take ages to respond to emails. Took them 1 month to get a few basic quotes and the quotes came back at a very high prices e.g. house cleaning £700 but I got a quote in one day for £230, £100 oven cleaning but I got a quote for £60 etc etc. Also blaming us for mold issues even though the property had damp and mold issues. We opened windows put extractor fan on, but the landlord did not want to do anything about it, instead he gave us notice to leave and is trying to use our deposit to fix the issues.
Very unhappy with the whole process. I have no issues with deductions from the deposit for things as long as its fair and reasonable, but the agents don't seem to care about the tenants and just want to please the landlord. Had to raise a case with TDS!

Obviously if we wanted to go through a rental agency that was to avoid abusive landlord. As you may have guessed, the rental went wrong... Thanks to Wards, greedily hiding "details" to rent a house!

I first noticed Wards because of their signage with various cute dogs, what a pleasure to see them compared to the boring ones of other agents. They make me smile every time I see one of the dogs!
I viewed a house in Tonbridge with Amy Ley. She was friendly and welcoming and showed me the house quickly. She also was kind when I mentioned I have 3 cats and said the landlords may consider so do put an application in. Again, refreshing compared to many other agents who have been rude and abrupt when I have mentioned my little furfamily.
I was accepted to rent the house and then Amy went above and beyond getting my checks and documents arranged so that I could move in on the Thursday before the Easter weekend which was amazing.
Amy is a high spirited go-getter and a pleasure to deal with. Thank you Amy!

I had recently rented a house managed by Wards thru Tonbridge branch.
During the viewing, we were told that carpet would be replaced and walls fixed/repainted. However, none of the work was completed when we got the key. The carpet was full of dust/pet hair and multiple cosmetic issues on the walls. Since the house is managed by Wards, the responsibility was passed onto their property management team. It’s been a month but still hasn’t been fixed.
Very disappointed that letting agent said whatever she needed to say to get us to sign but failed to follow thru on what was promised.

We went to view a property with Amy from Wards Sevenoaks. We have come to expect estate agents to arrive between 5 - 30 minutes later than the time agreed, however Amy was incredibly punctual and was waiting for us. She was warm and friendly, and when we asked questions she couldn't answer, she was honest about not knowing. She showed positivity and listened to everything that we were discussing with patience. Never once did she act like she wanted to leave or was in a rush (we had a 5 o'clock viewing). Our experience with Amy has made us feel extremely positive about Wards, and we have agreed that we will use Wards as our first choice next time we move/start looking to buy a house. I also spoke to someone on the phone (cant remember his name) who was incredibly thoughtful, knew our situation and listened, and helped organize the viewing and got the ball rolling much faster than previously experienced. We were on the market with Purple Bricks for 4 months as they were cheap. Reality is, they are cheap for a reason! We then decided to go down the traditional route and yes high street agents are more expensive but Wards in Tonbridge showed exactly why - Kai and his team sold my house in 2 weeks. Incredible when they are on the same websites! What’s more Wards are paying for my Purple Bricks fees of £800?! Simply amazing and worth every single pound!
