My son is currently a tenant in an HMO managed by Nicolas Humphreys, and the experience has been extremely poor. When he moved in, he submitted an inventory with photos highlighting numerous issues. More than 32 weeks later, despite repeated emails and phone calls, most of these issues remain unresolved.
We have been told on several occasions that the repairs were completed and that proof would be provided, yet no evidence has ever been shared. There appears to be no accurate record of what work has been done, and no urgency to address the outstanding problems.
Given that this is student accommodation, it feels as though the agency relies on young tenants not knowing what standards to expect. They have even attempted to shift blame onto me as guarantor, while asking an uninvolved student in the property to confirm what was outstanding.
At present, seven emails remain unanswered without me having to chase for a reply, and multiple requests for a manager to call me back have been ignored. Based on our experience, I would strongly advise avoiding this agency.
I last emailed them on 30 January with the full list of outstanding jobs, and there has still been no progress.... Read more
