I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.... Andrea Frigo was recommended to me by my letting agent. We cannot recommend these guys enough.<br>This time we sold our property with Re/Max as opposed to buying !<br>Appolonia and Ryan were consistent throughout the sale of our property.<br>This selling malarkey was made so much easier by the constant communication by them both . Really poor experience of being a buyer through Remax, the house purchased was not as described or accurate according to Home Report. On entry to our home, no message to wish us all the best, no hot water, all the heating needing changed and based on the description was disgraceful. We asked questions at the viewing and told all was working and there hadn't been a leak which there had and now having to pay £10k on heating which was reflected as a '1' on the home report. TBH I don't think they asked the sellers any real questions and just marketed, took the money and moved on.... Read more
