15th Jan 2026 (9 weeks ago)This agency was negligent in handling the sale of our property. I’m following up a formal complaint against them. They mis-handled 3 offers for our property. We finally accepted an offer through them, which turned out to be null and void as they hadn’t carried out basic checks on the buyer, by which time we’d lost our other buyer. We eventually went to Chestertons, got another £80,000 and were handled professionally- 4th Jan 2026 (10 weeks ago)I have rented with several agencies in London but Oliver Brooks (now operating as Kenneth Lloyd’s) was by far the worst experience. Once the agreement was signed the agency stopped caring about the condition of the property. Imran the owner was so rude, had an attitude problem and spoke to tenants with complete disrespect. Despite repeated emails, serious maintenance issues were ignored- the kitchen exhaust never worked and I was told it was “not life-threatening” and to open a window lol. There was no cleaner, common areas were poorly maintained, the WiFi never worked properly, the fridge was broken, and bathroom windows would not close. Living there for a year was extremely stressful and moving is not easy or cheap for tenants who work hard for their money unlike Imran . I strongly recommend anyone considering this agency to read the reviews carefully before renting.

From start to finish, Aaron was incredibly kind, patient, and genuinely supportive throughout the entire process. He was always accessible, quick to respond, and consistently went the extra mile at every step. His professionalism, dedication, and care truly set him apart. We felt fully supported and confident throughout our journey. Highly recommended to anyone looking for a real estate agent who truly puts their clients first.
15th Jan 2026 (9 weeks ago)They are extremely rude and unprofessional people. Do not expect any good from them. They literally hang up a phone call without any explanation or apology. They talk to people like they are shit.
18th Feb 2026 (28 days ago)Untrustworthy agency. All tenants were unexpectedly served via email a 3-week illegal eviction notice. We were informed that the house had been sold and the new owner would be moving in with his family. However, turns out that the house was being advertised on booking.com as a guest house.<br><br>Not only they were completely dishonest with all tenants but we still had to endure having complete strangers in the house, on a daily basis. It was a seven-bedroom house and at that time, there were two vacant rooms. I had people knocking at my door late in the evening, strangers entering in my bedroom without even knocking, as well as guests helping themselves of my food and crockery from my cupboard. People, mostly tourists were also shocked to find out that what was supposed to be a guest house, was in reality a houseshare, where the respective tenants were being illegally forced out of the house.<br><br>Whilist I witnessed the dispair of my housemates in trying to find a new place to live, I refused to move out within the time frame that I had been given. I stayed for a month, leaving in the house my own brand new bed and matress for the guests to make use of and enjoy, while I had no choice but to move out of the property.<br><br>Despite such stressful situation, I was still humble enough to ask them multiple times if they had other properties available in the same area, to which the answer has always been no. Greediness has prevailed from their side, despite having been their tenant for several years. Therefore, I am leaving this review as a way of warning people about this dishonest and unconsiderate agency, who will not hesiate to go out of their way where money is concerned. Without taking into consideration how their actions will impact the lives of the people involved.<br><br>Please, also be aware that all 5-star reviews on here are from their agency members of staff, friends and family.
2nd Mar 2026 (16 days ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. They have also been very flexible with our needs over the years. A truly professional team.

As a first time buyer I found the process pretty daunting, but the team were always easy to contact, supportive and professional. It was a pleasure interacting with Aimee, Victoria, Marty and Sophie and I could not recommend them highly enough. My experience was greatly improved by working with a team who were switched on and capable, but also kind and friendly. Definitely a much better experience than I have had with other estate agents!
