28th Aug 2025 (6 mo. ago)Overall a mixed bag of opinions, chris himself who does the show rounds is lovely but buying your first home is a bit of a minefield to say the least, We had two failed property's with them. 1st property where the seller pulled out because we wouldn't pay 3.6k towards HIS defective lease this went on for a few months and resulted on us missing the deadline of our tenancy end in our current property. The estate agents was not considerate of the situation & didn't offer anything else within our criteria and just went about their day knowing we'd still be open to further properties as we were staying in air bnb's and hotels at the time. They just re listed the property as "newly" on the market when in fact it had been listed for the best part of 6-8 months prior. The second property we went to attend a viewing in which they hadn't pencilled in and we had to call whilst being stood outside for 15 minutes. to which we was told we never confirmed even though we had written confirmation of both ourselves and themselves agreeing a time etc, We was then rushed during this viewing because they'd double booked. We went onto register interest in another property and just never received a follow up. We shown interest in this property more than once left vm's and emails. If you're thinking about selling i would not use them as they don't care about you at all & have probably scared many other potential buyers off as well. After a whole year we managed to find a house with another estate agents stress free, This house did not come with free mould, soiled floorboards, leaking roofs, Landlord special cover ups & the area was not mis sold as a nice area when in fact it gave shameless a good run for its money.

17th Feb 2026 (29 days ago)My partner and I put an offer in on a property advised by Kirkham property last month, we offered the asking price and the offer was accepted and we were told it will be sale dependant due to my partner needing to sell his house. The property remained on the market and we were told by Sue Needham that we will be informed if the property received any other offers. We have since looked on Rightmove and noticed the property is now sold STC. We were never told of this and are extremely disappointed with the poor communication and service by Sue representing Kirkham property. We have since further enquired to view another property, my partner spoke to Sue Needham and she informed him that she needs to speak to the seller as they are living in the house so she will ring him back with availability. WE ARE STILL WAITING FOR THIS CALL BACK.

After a disastrous start with another estate agent which almost lost me the house I really wanted to buy, I instructed Century 21 and Jason pulled everything together. Jason got my property sold very quickly in an urgent situation working late into the night to get my property listed and negotiated my purchase so that everything was held together, despite various difficulties along the way, and I got my dream home. He is extremely proactive and responds quickly to messages seven days a week and outside normal working hours. I cannot thank him enough for his hard work, and dedication in getting my sale and purchase over the line. He is truly passionate about his work and I wouldn't hesitate to recommend him.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

My house listing went live on Friday and by Wednesday we had 3 offers. We eventually sold the house for a little above the valuation due to the interest in the property generated by Ashtons.

They handled a very difficult sale for us and went above and beyond at every stage — from chasing down company directors for restriction paperwork to pushing Land Registry to resolve issues. Brigitta and Josh are a small but incredibly effective team: professional, polite, and proactive throughout. Their marketing was as good as the big agencies at a fraction of the cost. Excellent value and excellent service — highly recommended. ?????

There have been ongoing delays in responses, a lack of clear updates, and instances where follow-up was required multiple times. This has caused unnecessary frustration and made the process more difficult than it should be.
