20th Nov 2025 (17 weeks ago)We are still mid missives, moving towards exchange of contract day, but so far, it's all been good. I was selling on behalf of my brother with dementia, but they were very understanding and helpful. Advertising etc was good - it was not an easy property to sell, but they did it. All communications have been clear and good. I only did 4 stars for value for money as we are yet to see what the final costs will be. Nonetheless, as I live far away, it was important to have someone deal with everything, swiftly, simply and with clarity.
3rd Nov 2023 (2 years ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

9th Jun 2019 (6 years ago)Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.

Our estate agent took the time to get to know us on a personal level, and made the effort to understand our needs. He explained the marketing strategy, answered all enquiries with detail and oversaw all the viewings. He really owned the process and kept us updated every step of the way! Looking back now, the journey has been nothing but an enjoyable success. Thank you
13th Jul 2020 (5 years ago)Terrible company. They are not interested in entertaining inquiries, they have a backdoor of investors already in their books who are given the first chance to all properties. Waste of time if you are not part of their system. They do not want to know you!
9th Feb 2026 (5 weeks ago)Would not recommend. The surveyor caused the lock in our front door to break, resulting in us having to call out a locksmith. Graham and Sibbald refused to take any responsibility or give us any compensation. Avoid at all costs!

Tasked with selling a property, we had numerous questions and concerns. Gary Allerton visited the house within a few days, guided us through every step of the property sales process and offered practical suggestions to make things easier for us. He helped us connect with local professionals for necessary repairs before listing and ensured everything met the conditions of sale. We were especially impressed by the prompt responses to our emails from Canada and the efficiency with which arrangements were made. The house listing and sales brochure were expertly prepared. Overall, the service we received from Grampian Properties was nothing short of outstanding
5th Nov 2025 (19 weeks ago)We engaged with Strutt and Parker, because I liked Hamish’s no nonsense approach and his approachable style. Nothing has been too much trouble for Hamish or Amy. And they have made a difficult sale in a challenging market as stress free as they could. Whether it be show clients round, pick up keys, or give advice. The handholding when I was an overly anxious seller waiting for missives to conclude was second to none. Amy in particular shone at making sure I was 100 percent in the loop and clear about next steps. I am very happy that I made the right choice when I picked Strutt and Parker to be our agents.

The team was attentive, helpful and professional in every interaction. Agents Alicja & Nicola were very proactive & responsive throughout the application process, patiently answering our queries and also following up with us at regular intervals. The viewing was great as well, led by agent Debbie who explained the details of the property well.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

6th Mar 2026 (12 days ago)I was not a tenant or landlord but had the misfortune to have dealings with their property sales people. Despite multiple attempts to get them to pay me a couple of hundred pounds that they owed me they did not respond, that despite visiting the office on a number of occasions and also emails and phone calls. Highly unprofessional I would not recommend dealing with Belvoir Aberdeen.

15th Nov 2025 (18 weeks ago)Extremely unprofessional experience with agent Alan Shields. We had a viewing booked for the 8th, but the agent, Alan Shields, moved it to the 13th because he was on holiday. We accepted this without any issue. On the 13th he informed us that he was travelling to Aberdeen and would contact us later that day to arrange a new viewing time. He never contacted us — we waited the entire day. Later we found out that the flat was already marked as under offer. At no point did he inform us that the property status had changed, even though he knew we were waiting for the rescheduled viewing. On the 14th, around lunchtime, I sent him a message asking for an update. He replied that he would call me “soon”, but he never called at all. We later learned that an offer was made on the 14th. This means we never even had the chance to view the property because the agent failed to keep his commitments and completely failed to communicate. He doesn’t even know how much we would have offered — because he never gave us the opportunity to view the flat or express our interest properly. I can’t believe how some adults behave like children—ignoring responsibilities, making excuses, and causing unnecessary problems. It’s frustrating to see such immaturity and lack of professionalism from someone who should know better. We rearranged our schedules twice and were genuinely interested in the property, but we were never given the opportunity to make an offer. This behaviour is unacceptable and reflects extremely poorly on the agency. I would not recommend them based on this experience.

I initially started off with a solicitor estate agent, and sat on the market for the best part of a year with very little viewings. I contact Nicola and after speaking with her decided to proceed. I was blown away with the service, she prepared my house for the photographs. It made such a difference and she was genuinely excited about showing my property. Two months in and we received an offer. Nicola came round on the day of the move to make sure we were on track. She has a very calming, caring nature, whilst efficiently guiding you. Thank you for making it a pleasurable experience.
