   Very disappointing experience and serious concerns about transparency.<br>We applied to rent 1 Compton Manor while arranging an international move. We were accepted as tenants, paid a holding deposit, received a draft tenancy agreement and underwent referencing and credit checks.<br>We were then informed that the owner had agreed to sell the property and our tenancy would not proceed. We subsequently discovered that the property had been marketed for sale by Warmingham only 1 month before it was advertised to let.<br>We made a formal complaint because neither of us had understood that the property we were applying to rent was actively for sale. Warmingham later stated that their agent recalled verbally telling us this during the viewing. This is completely inconsistent with our recollection: we clearly remember being told that the neighbours property within the six-home development was vacant and for sale, not 1 Compton Manor.<br>After we disputed Warmingham's account in writing, we received no further response or final outcome to our formal complaint.<br>Had we known the property was actively for sale, it would have materially affected our decision to proceed with the deposit, referencing and credit checks.<br>Based on our experience, we cannot recommend Warmingham. We believe the property's dual sale/rental status should have been made absolutely clear before we were asked to commit to the rental process.<br>Prospective tenants are looking for stable homes and often have little room for uncertainty once they begin committing money, time and personal information to a property. In our view, allowing tenants to progress this far without making the risk of an ongoing sale unmistakably clear takes unfair advantage of that imbalance and falls well short of the transparency we would expect from a professional estate agent....    We had an unusual private property to sell in what seemed to be a changeable market and really weren't sure how best to go about it. We were somewhat daunted by the whole challenge.<br><br>Jacob Felix from Belvoir willingly visited and sat down with us. He explained the current market, explained potential approaches, recommended what he felt to be the best approach and the sale price he felt was likely to be achieved.<br><br>His advice was outstandingly good and proved to be both accurate and advantageous.<br><br>The marketing materials produced were very professional and very impactful.<br><br>The viewings were organised by Alison Hines and were well arranged, well carried out and the hit rate was astonishing. The post visit updates were particularly good.<br><br>Jacob then went above and beyond supporting and advising us through the process from the point of offer, through exchange and completion.<br><br>There were various glitches and challenges not caused by us and Jacob was there to advise, clarify and resolve at every step.<br><br>I cannot recommend Jacob and his team too highly, they left nothing undone.    We found ourselves selling our cherished family home in a very tricky and unpredictable market. However Alex Barton at Strutt and Parker Newbury exceeded our expectations with his calm, extremely professional and level headed approach. Alex’s knowledge of the market and the local area is second to non, and he was always on the other end of the phone be it for reassurance or updates on viewings etc. I really felt as though our hand was held throughout the process and nothing was ever a problem and always delivered with a smile! The marketing of our home was exceptional both from Newbury as well as Head Office. He worked across buyer and seller to get the deal done. After the price was agreed, Paul and the Singletons team remained engaged throughout the transaction helping resolve obstacles and keep the sale on track. Result was completion within 6 weeks.
