30th Sep 2026 (27 days ago)Would give 0 stars if I could.<br><br>My experience with KFH has been an absolute nightmare.<br><br>I moved into a property in January and was completely unaware beforehand that it had significant damp and mould. Once I discovered it, I repeatedly reported the issues to KFH and their property management team. Despite numerous emails, follow-ups and maintenance visits, the underlying damp was never properly addressed.<br><br>I was repeatedly reassured by people connected to the landlord that there was nothing wrong with the property, despite the problems I was experiencing. Even KFH staff told me that “no one had raised it before”, despite the bedroom smelling so strongly of damp that it felt like an underground aquarium. Communication from KFH was also extremely poor, with very slow responses which left me constantly having to chase for updates.<br><br>Eventually, the property became uninhabitable and I had no choice but to move out and pay for alternative accommodation, resulting in thousands of pounds of additional costs and losses.<br><br>I paid for an independent damp and mould inspection myself, which confirmed the property had significant damp and mould. Despite this, I still had to leave the property.<br><br>What makes the situation even more frustrating is that £750 of my deposit has now been awarded to the landlord, despite everything that happened during the tenancy. I find this completely unacceptable given the circumstances and KFH made no attempt to resolve the situation and protected a very corrupt landlord.<br><br>This has been ongoing since January and has caused an enormous amount of stress. I have ultimately decided to walk away from pursuing the matter further for the sake of my own sanity.<br><br>I would never ever use KFH again based on my experience. I would STRONGLY advise anyone considering renting through them to think very carefully. The way this situation was handled was extremely disappointing, from the branch I dealt with right through to head office and area manager.<br><br>AVOID!!

17th Aug 2026 (10 weeks ago)A Fantastic Experience with Ellis & Co<br><br>We’ve had a really positive experience with Ellis & Co, and in particular, we’d like to thank Khalid for all his help and support throughout the whole process of moving into our flat.<br><br>Recently, we had an emergency with one of the sockets that started popping. It was already Friday evening, the office was closed, and most places were out of hours. Despite this, Khalid went above and beyond to find an electrician for us, and the problem was fixed in no time.<br><br>It really shows how much the agency cares about its tenants. The communication is always excellent, and whenever we’ve needed help, they’ve been there for us.<br><br>A big thank you to Khalid and the whole team at Ellis & Co for your outstanding service. We highly recommend them! ?????

17th Oct 2026 (10 days ago)Avoid these estate agents.<br><br>In my experience, they appear far more concerned about landlords than the tenants who pay their fees indirectly through their rent.<br><br>I moved into a supposedly luxury‘new-build’ flat that was filthy, damaged and excessively overheated. The conditions were so bad that they affected my health. Throughout my 13-month tenancy, I was repeatedly given excuses, misled and left chasing the company to resolve ongoing issues.<br><br>I had over a dozen visits from various tradesmen attempting to fix major problems with the flat, yet the whole experience was incredibly stressful and frustrating.<br><br>Despite requesting the landlord’s contact details in writing at the start of my tenancy, they refused to provide them. When it came to the return of my deposit, which should have been dealt with within 10 days under the terms of my tenancy agreement, I did not receive it until day 24, after having to chase them repeatedly.<br><br>What I find particularly frustrating is that they are very quick to send reminders when rent is due, yet getting a timely response or having legitimate tenant concerns addressed is an entirely different matter.<br><br>Based on my experience, I would strongly advise prospective tenants to think carefully before renting through this company. My 13 months dealing with them were stressful, disappointing and completely unacceptable.

4th Oct 2026 (23 days ago)Recently rented a london apartment with element. Someone who was moving to london from manchester had a big drawback of communication and physically meeting and viewing. I could not stress enough how helpful freddie from element properties had been. Its only because of him that i found a gem of a property without having to even visit london for viewings. I only came down when the deal was almost final. His help throughout the process of viewing and then sarah came in to deal with the admin and she was great too. Dealing with my annoying small questions promptly and guiding through the process.<br><br>I cannot stress enough how greatful i am for these guys. Made my london move a breeze.
