    The Sales Team at Colebrook Sturrock in Sandwich are biased, disrespectful and seem to lack the skills required to handle negotiations with tact. When we found out that the house we wanted had been suddenly taken off the market the year before, we asked for the current owners to confirm that they would still sell to us if their onward purchase fell through for any reason, i.e. would they consider moving into rented accommodation? This is an extremely common request and one that we had fulfilled in the sale of our own property however, Philip King (Sales Manager), had the audacity to call us naive for merely suggesting it. Given how much money can be spent on searches and surveys before exchange of contracts, we wanted some assurance that we weren't going to meet the same fate as the previous potential buyer. The negotiations after our viewing were simply embarrassing and we were shocked that Colebrook Sturrock entertained some of the proposed sale conditions from the sellers. For example, they had requested a £10,000 non-refundable payment in the event that we decide to withdraw from the purchase and this was even before they had accepted our offer, and before we had the opportunity to request searches and inspections An estate agent with any sense of integrity would understand that such a request straddles the line of ethics this early on in a transaction. Anyhow, later on but immediately after we received our mortgage offer we requested access for a Homebuyer Survey. Sarah (another member of the sales team) was extremely rude and suggested that we had left it to the last minute to commission a survey and asked if we had made the sellers aware that we wanted one. She reiterated that the sellers wanted to exchange contracts at this point and we felt this was an attempt to rush through the entire process. They knew very well that we had only just received our mortgage offer. Firstly, a survey is the next logical step after receiving a mortgage offer so it should have come as no surprise to the agent, and secondly, in line with their own policy, any communications between the buyers and sellers should be made through them. Why would they not consider that we would want to commission a survey for a 44 year old home? Lynne (sales team) also felt it necessary to advise us that surveys are not compulsory and we again felt this was an attempt to rush us through the process. We then had a bit of back and forth regarding inspections for the gas and electricity because the sellers couldn't tell us when they were last safety checked. This coincided with a request from us to bring completion forward by a week so that we may take advantage of a reduction in land tax. Lynne was rather aggressive in her approach to us and passed on that the sellers would only agree to that if we exchanged contracts in the following two days and as such, leaving us no time to book safety checks and review the reports. Had we not have loved the property so much, we would not have have continued on with Colebrook Sturrock. It was very clear that they were over familiar with the sellers and it reflected in their level of professionalism throughout the transaction. If you're an experienced buyer who knows how to negotiate, Colebrook Sturrock will not be able to meet your needs and are sure to disappoint. They do not value buyers, only sellers.     Had the most horrific experience with this agent. Totally unprofessional. Promised us the house twice. On the last viewing told us we had secured it in the Saturday only to be told on the Tuesday that there was a higher bid. We have been brought in as a bidding baite in this property.     I would highly recommend Angela Hirst when looking to rent your new home. So professional and such a friendly service. If I had a question I would get a reply quickly and explained well if there was something I didn't understand.     Fine and Country we ok but I feel they could have been better........ The photos were taken in the winter but the house didn't get marked until June because of the pandemic. We felt that the external photographs did not show the house at its best, this was also commented on by a couple of viewings, therefore we discussed this with Fine and Country - their response was "well you approved the photos" . In light of this and having a limited viewings I took it upon myself to take my own photographys with my iPad which I emailed to Fine and Country and requested the pictures to be swapped....     Very disappointing experience. After I moved out, the agency made false and exaggerated damage claims — including issues like black mould that I had reported earlier and the landlord refused to fix. Despite multiple reminders, they have still not provided the final inspection report, which is unacceptable and unprofessional. I have full proof of all conversations and the property’s condition. Their handling of the deposit and communication has been extremely poor. I do not recommend this agency.... Read more

    Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
