31st Dec 2025 (11 weeks ago)D R Kivell, in our experience, perform very well. We have been involved with them on two fairly significant transactions, and have also recommended them to friends. On each occasion, the outcome has been significantly more successful than major, well known, prestigious firms, which seemed surprising? Their response times are far quicker than the major firms, too. I'm fairly cynical about estate agents in general, as they tend to make promises and predictions that they don't then actually achieve - but I can honestly say that D R Kivell, each time, have achieved what they promised, and in good time! David Kivell seems very professional - I'm from a legal and commercial property background, and I rather grilled him about whether his predictions were achievable, and he stuck to his guns, and achieved exactly what he'd said. They seem good at valuations, too. Peter Palmer seems more like a wise, experienced farmer, and therefore very friendly and helpful. And he's a good photographer. Geoff Lupton seems to be the very helpful and efficient guy who keeps everything on track. Based on our own experiences, I've formed a very high opinion of them.

This was a particularly difficult and emotional time, and the team at Tempo Estates were consistently sympathetic, patient, and supportive throughout the entire process. They guided me clearly through each stage of the sale, explaining everything in an easy-to-understand way and ensuring I always knew what to expect. By managing the process so professionally and proactively, they removed a great deal of the stress and hassle that would otherwise have been involved. Their communication was excellent, and they handled the sale with genuine care, sensitivity, and respect for the circumstances. I am extremely grateful for the support provided and feel the level of service went above and beyond what would normally be expected, which is why I believe this exception is fully justified.

Really kept the sale on track in my mind. Always prompt feedback after every viewing. Fantastic experience from start to end. Would only use Chamberlains in the future. Well done guys !!!
23rd Jul 2024 (1 year ago)Not brilliant at updates. Property sold within 3 days so maybe undervalued? All solicitor recommended by them turned out to be on line from wales so very difficult for updates. Money kept back without clear reasons why although eventually paid

17th Oct 2025 (22 weeks ago)I rented a property via West/East of Exe for two years. It was a perfectly good experience. They were always friendly and responsive, and I had a good experience for viewing and securing the property, moving in, dealing with maintenance requests (of which there were only a few), and then the end of tenancy and move out process. It is worth noting that as West of Exe are an agent, to some degree the tenant experience also depends on how helpful and responsive the landlord is. In my case the landlord was quick to respond to the agency, and was very fair and reasonable, agreeing to the few maintenance requests I made. Repairs were arranged quickly. I also had no problem at the end of the tenancy - I returned the property in the condition I received it and my deposit was returned without question or hassle - again, this is also likely to be dependant on having a reasonable landlord behind the agency. Overall I had a good and smooth experience as a tenant.
22nd Mar 2023 (2 years ago)I had a very, very disappointing experience with Star Lettings back in the summer of 2021 – I'd been served with a section 21”no fault eviction” due to an issue with mold in the bathroom floor (which it transpired was caused by a “long term leak under the bath”) I still owe money to southwest water because of this. I'd reported the issue with the moldy bathroom floor to Star Lettings some two years previously. This notice to vacate was on hold throughout lock down due to Government legislation but didn't do much for my peace of mind. In my experience it seemed that the landlord always came first and I lost half my deposit even when I'd cleaned the house as requested though it was difficult given the underlying mold issue that should have been addressed when I raised two years previously. I was also told that the flat would be completely renovated as the landlord planned to turn the place into an AirB&B (which I believe has happened) so I left the place completely empty with a clean up as best as I could (thinking I wouldn't overly invest too much time in it, given the renovation would be going ahead anyway) After moving I contacted Star Lettings about my deposit but Star Lettings tried to withhold my entire deposit, in the end I managed to get back half of this, but not without a struggle. I needed the money as it certainly wasn't easy finding a new flat immediately post lock down

I feel sorry for the property owners who are selling through them. I will not be buying through them that's for sure. Stay away property sellers.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
