6th Jun 2026 (20 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

Rachael, well there are no words good enough to explain the help that she gave me. She was my rock through all this and went more than above and beyond for me. If anyone is thinking of using this estate agent then go for it you will not get a better service from anyone.
22nd Oct 2026 (5 days ago)My initial experience with WHB was not great. My name was used incorrectly on an email and document. I also had a viewing, but no one turned up. I contacted WHB and was told that they did know that the viewing was cancelled, but forget to communicate this to me. My overall experience was ok.

Andrew (sales progressor) never heard of his role - yet now i have been dealing with Andrew - all estate agents should have this role, to keep things (progressing) and smooth for all involved. Thanks to you all. No wonder there are now so many Redbrik signs around my end - i will recommend. Sarah

Wilkins and Vardy were the only ones who explained the whole process, gave us a price up front and took away all the worries. I found the whole team exceptional but in particular Paula, who was the initial contact, she was totally up front with us and made the whole process a lot easier to understand and it was this initial professionalism that prompted me to choose Wilkins and Vardy. They dropped prices over a few weekends and gave the impression there was a problem but, the fact we sold it privately within days of making it available elsewhere only goes to show their lack of scruples.
