19th Sep 2024 (1 year ago)Really poor experience of being a buyer through Remax, the house purchased was not as described or accurate according to Home Report. On entry to our home, no message to wish us all the best, no hot water, all the heating needing changed and based on the description was disgraceful. We asked questions at the viewing and told all was working and there hadn't been a leak which there had and now having to pay £10k on heating which was reflected as a '1' on the home report. TBH I don't think they asked the sellers any real questions and just marketed, took the money and moved on.

From the very first contact, they were professional, knowledgeable, and genuinely caring. They guided us through every step of the process with clarity and confidence, making what could have been a stressful experience feel smooth and well-managed. Their communication was excellent — we were kept informed at every stage, and no question ever felt too small. They clearly know the local market inside out and gave us fantastic advice that helped us achieve a great result in a short space of time. What really stood out was how personable and proactive the team were — they truly went above and beyond. You feel like you’re dealing with real people who genuinely want the best for you, not just ticking boxes. I wouldn’t hesitate to recommend KnightBain to anyone buying or selling a property in West Lothian. A five-star service from a team who genuinely deliver on their promises.

She proceeded to talk to me in a very condescending and rude manner. I felt belittled and actually a bit upset, even when I was trying to help and understand her. Not the type of interaction I expect from a professional solicitors.
6th Feb 2023 (3 years ago)If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. If this is the case, then please make sure you document everything for inevitable struggle to get your deposit back
5th Oct 2025 (24 weeks ago)The property was not sold and the agent was not pro-active, all throughout the advertising stage, there was a lack of communication, did not receive any feedback or appointments on a monthly or weekly update, didn't even let us know, when out of office to pass us on to others whilst on holiday.
9th Jun 2019 (6 years ago)Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.- 2nd Sep 2025 (6 mo. ago)I previously had dealings with Fraser Brooks during our property purchase, as they were representing the sellers. Although they were not acting on my behalf, I found the experience with them to be disappointing. Communication was often curt and, at times, came across as rude, which made an already stressful process much more difficult. From my perspective, the level of professionalism fell short of what I would expect from a firm of solicitors. While they may have fulfilled their role for their own clients, the manner in which they engaged with others involved in the transaction was poor and unhelpful. A prime example of this lack of professionalism is when I went to collect my keys. I had purposely gone after the lunch hour to avoid waiting about (the office is in city centre so parking is a nightmare) as I had been told multiple times lunch was 12-1. I was waiting outside the office for 25 minutes. Tried to phone them multiple times. No response. After 25 minutes at 13:25 the gentleman came strolling back in. No apologies for being late or keeping me waiting. When I queried about why he had been so late to return back to work he proceeded to become stand offish and rude. Based on my experience, I would not feel confident recommending this firm

My husband and I moved into a flat managed by Home Lettings and we were very impressed with the level of response when things needed fixing. The staff are always so kind and personable as well. I would definitely recommend Home Lettings to potential landlords or lessees!

She was incredibly helpful, clearly explained everything, and took the time to understand our needs. The process was efficient and smooth from start to finish. They were extremely responsive when we asked questions and happy to explain any questions we may have. We also used them for our Will and we had the same, pleasure experience. Highly recommended.

As an over thinker who doesn’t love the moving process, I felt, at times I had to contact them for an update - but to be fair to them, there wasn’t any updates! In hindsight, I think I was pitched a little too high, my decision! Hindsight is a wonderful thing though - my house sold after 41/2 weeks on the market and happy with the overall process and price.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
