After some careful consideration a marketing strategy was agreed and to our delight the house was under formal offer within 12 hours of going on the market.<br>Bradley's bubbly, attentive personality made interaction with him very easy and making himself available along the process was a bonus.<br>Moving house is a minefield, its clear to see that the Yate team are motivated by Bradley's presence and is a natural leader in the Branch.<br>In a world where Estate Agents get a bad reputation the Yate team worked hard to be transparent and honest.<br>For this we are very grateful.<br>If i am looking for areas of growth for Connells Estate Agents, it would be to review the Solicitors you chose to work with, your recommendation was a bad reflection on your business model, it cannot be worth your effort to do their job and chase their errors all the time?

Tanyas communication and negotiation with the chain when no one was conversing through their solicitors was invaluable and over and above what she should have had to do. Tanya’s unrelenting tenacity, attention to detail and continuous investment in the sale has been outstanding and very much appreciated. I highly recommend Edison Ford…. James Heywood, Jemima Kivell and team have been extremely professional and friendly, and the whole process of working with them to let our flat was very positive. 13th Jan 2026 (7 mo. ago)Edited to reply: I'm sorry Andrew but I haven't had anyone visit about the mould previously you must be referring to previous tenants. I have only ever had visits for radiator issues, a broken cupboard door and the routine inspections. I have never actually been at home for an inspection either. I have also had no email contact with you, only Amy and Luka whereby I am lucky if they respond without me double emailing them. A contractor did visit on the weekend and said there are numerous issues that should have been addressed a long time ago. Can I also ask, if you were aware there were mould issues a long time ago why this has never been mentioned and why was there such a delay in rectifying the problem?I can assure you that any 'poor ventilation' is through no fault of our own given that we purchased a dehumidifier, keep the radiator on every day and have the bathroom window open constantly. Currently a tenant and the communication is horrendous. I have been chasing up a mould issue for over 2 months and I'm lucky to get a response let alone someone be sent out. I've had to contact environmental health as my emails are often ignored. Such a shame as they were initially super helpful when moving in. I'd personally avoid.

Unfortunately, our sale fell through after a number of months, just before Christmas. We were considering pulling the house from the market but James said he had other buyers and he delivered again. Our house sale completed with the new buyers very quickly and for full guide price. James brings enormous confidence and energy to the sale process. He’s resilient and ultimately delivers on his promises. We really appreciated the approach he took to communicating with us and the support provided by his team. I have already recommended James to neighbours and would trust him again. He’s a great guy who works hard for his clients. Thank you James. J&R.

Michael visited our home at the start of the process and talked us through steps to be followed and throughout empowered us to be proactive and motivated to sell. We ended up selling in a month and Michael was in constant communication via WhatsApp, phone and email, assisting with chasing solicitors later in the process. A local guy who genuinely wants to provide a top tier service.
