Did not listen to us about sale price, sent people who couldn’t afford the mortgage, poor quality feedback, not making appointments at requested times, even phoned 2 days after we had moved to see if we had exchanged!DO NOT USE THEIR AUCTION SERVICE!were on the verge of changing agents when we struck lucky thanks to Covid!
2nd Jul 2026 (3 days ago)Poor service and extortionate fee for an admin check over 4 times the amount my solicitor charged for the same service.<br>When they sent their bill to my solicitor on completion it was over £1,000 higher than we had agreed!<br>They did eventually sell the house after a buyer dropped out because he couldn't get a mortgage even though Bridgfords had checked him out and said he had a mortgage.<br>Use another Agent!
18th May 2026 (7 weeks ago)Would be a zero if possible , this has got to be the rudest man I’ve ever spoken to . Rang to enquire if a property that they were advertising for rent was still available and he was obnoxious and unhelpful from the start . Luckily found out at this early stage and now know not to go anywhere near them for any future business . I feel sorry for anyone who has signed them up to sell or lease their homes as they speak to potential tenants and buyers very badly . Their horrendous reviews speak volumes . Avoid at all costs

Additionally, their financial advisor, Phil, is exceptionally knowledgeable and provides the guidance I need to feel completely confident in my purchase. The team consistently goes above and beyond for their customers, maintaining excellent communication and keeping me informed at every stage. They demonstrate a genuine care for their clients, and their outstanding service has made this a seamless experience so far.

They were fantastic from start to finish throughout our house-buying journey and were always happy to answer our questions, and as first-time buyers, we had a lot. They arranged a last-minute viewing for us 15 minutes before closing on the same day we enquired, and that ended up being the house we bought. Having such a friendly and approachable team on the other end of the phone made the whole process so much less stressful. Nothing ever felt like too much trouble, and we genuinely couldn’t fault the service we received. Thank you for helping us find our first home!
24th May 2026 (6 weeks ago)We viewed a property on December 30 2025 and made an offer the same day. Although the office was closed , the manager rang me from home and we started the process.. Through out the whole journey Marian from the Stockton office was absolutely amazing. She kept in constant touch and nothing was too much trouble for her. She went over and beyond to help us. We shall never forget her professionalism and kind nature.

May of been more beneficial to assist with viewings due to my work commitments- 9th Apr 2026 (12 weeks ago)I was impressed with the initial meeting with Colleen who valued the property. She was knowledgeable,punctual ,a great communicator and efficient. I was extremely happy with Clare who throughout the process was always efficient ,friendly,supportive and conscientious .She replied to and resolved any queries promptly.The communication about viewings was very good and we were reminded about viewings the day before. I was very disappointed by the Sales Progressor who was difficult to speak to ,worked short hours and failed to contact us promptly causing difficulty and additional stress.

Within two days I received an offer of the full asking price. They worked together with my solicitor to ensure the sale went through smoothly without any hitches. All the staff were friendly and super helpful, I definitely recommend Ingleby Homes to anyone who is looking to sell their property,

Jess went out of her way to keep dates on track and keep solicitors moving quickly. All staff were very professional throughout and more than helpful with general queries. I especially felt listened to by Emma who really guided me through the sales process regarding time frames and next steps. First, there is no way to actually speak to them on the phone — when I called, a voice message specifically stated that you cannot call them directly and I had to leave a message instead. For an estate agency, that is ridiculous.<br><br>I was visiting Ormskirk from another part of the UK and only in the area for a few hours. While driving in the area, I spotted a property I was interested in, so I made the effort to drive to their branch in person. I was met by a saleswoman from their team, who was cold and frankly snooty. Every question I asked was met with a long-winded "no" and zero useful information.<br><br>I am a seasoned property investor, part of the largest property network in the UK and Europe, and I regularly buy houses. Through their unhelpfulness and her dismissive attitude, they have lost not just my business but business from my wider network. I will not be using GR Estates again, and based on my experience I couldn't recommend them to anyone.

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
