I was advised by telephone that the senior partners advise of not doing 'conflict'. No further explanation than this. A very disloyal response for the thousands of pounds my father spent over his lifetime with this company. I have now been referred to the SLCC by the Law Society.

From listing to sale in just under three weeks, they guided us with expertise, care and professionalism. Selling a family home is never easy but we felt completely supported every step of the way. Not a run of the mill sale, a few quirks, but the staff made big efforts to ensure things went as smoothly as possible. Always on hand to answer queries or find answers. ( I had a few). Always patient. Always professional but most of all welcoming and friendly. Nothing was too much trouble. Highly recommend them. Thank you Baird Lumsden and all of your staff.

18th Nov 2024 (1 year ago)If you would like your property grossly under valued with a poor sale's team. Or even a valuation that isn't worth the paper it's written on. I highly recommend using DM hall. Disastrous experience in both selling and valuing 2 seperate property's.- 5th Nov 2025 (19 weeks ago)We engaged with Strutt and Parker, because I liked Hamish’s no nonsense approach and his approachable style. Nothing has been too much trouble for Hamish or Amy. And they have made a difficult sale in a challenging market as stress free as they could. Whether it be show clients round, pick up keys, or give advice. The handholding when I was an overly anxious seller waiting for missives to conclude was second to none. Amy in particular shone at making sure I was 100 percent in the loop and clear about next steps. I am very happy that I made the right choice when I picked Strutt and Parker to be our agents.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

21st Mar 2025 (11 mo. ago)Best estate agents in Cumbria. When selling our house we initially overlooked Lakes Estates and went for an established regional agent. That was a mistake. That established agent rested on their laurels and ultimately proved totally ineffective. However, despite initially rejecting Lakes Estates, when approached a second time Glenn happily took over and marketed our property at an increased selling price, achieving a sale very quickly. He knows the market and what buyers want. His approach is personal, professional and ultimately highly effective. He is open and honest - refreshing qualities for an estate agent. Office Manager Hannah is diligent, polite and also extremely efficient in her role. Nothing is too much trouble for her. We encountered some minor issues during the sales process that Hannah easily took in her stride. If you are in Cumbria, these are the agents you should use.

15th Nov 2025 (18 weeks ago)Extremely unprofessional experience with agent Alan Shields. We had a viewing booked for the 8th, but the agent, Alan Shields, moved it to the 13th because he was on holiday. We accepted this without any issue. On the 13th he informed us that he was travelling to Aberdeen and would contact us later that day to arrange a new viewing time. He never contacted us — we waited the entire day. Later we found out that the flat was already marked as under offer. At no point did he inform us that the property status had changed, even though he knew we were waiting for the rescheduled viewing. On the 14th, around lunchtime, I sent him a message asking for an update. He replied that he would call me “soon”, but he never called at all. We later learned that an offer was made on the 14th. This means we never even had the chance to view the property because the agent failed to keep his commitments and completely failed to communicate. He doesn’t even know how much we would have offered — because he never gave us the opportunity to view the flat or express our interest properly. I can’t believe how some adults behave like children—ignoring responsibilities, making excuses, and causing unnecessary problems. It’s frustrating to see such immaturity and lack of professionalism from someone who should know better. We rearranged our schedules twice and were genuinely interested in the property, but we were never given the opportunity to make an offer. This behaviour is unacceptable and reflects extremely poorly on the agency. I would not recommend them based on this experience.- 28th May 2025 (9 mo. ago)I found the valuer of the house good and she kept in contact. Also the person who took viewers round the house good. The photographer did a good job leaving a good impression of the house. And the surveyor also did a good job. Thanks
