29th Mar 2025 (11 mo. ago)Blain Firmin have been dealing with the sale of my late Mother’s flat. It was not an easy sale with short lease and not in the best condition. Mark held an open viewing day and sold it immediately getting an offer well above asking price. Mark has been an absolute joy to deal with. Helped getting a company to clear the flat for us. He kept us informed every step of the process and was always ready to help with any query we had. I would thoroughly recommend Blain Firmin they are a great professional company.

They are extremely helpful and professional also always available to answer a call or in person questions and help the best that they can. We have established a great relationship with them where I have total trust in their advice and help. It has really been an easy ride having Varosi as my letting agents. Thanks Freddie

11th Aug 2021 (4 years ago)Mylako have dealt with my concerns and challenges to do with the management of my flat and the building in a professional, courteous and timely manner. Businesses are made up of people and Mylako has some great professionals working there who take the needs and situations of their customers very seriously and it shows with the correction of issues relating to works needing to be done, accounts to be paid and a myriad of other things for which a capable and willing managing agent is essential

They have always been really friendly ,helpful, and easy to deal with. Anytime I’ve needed anything they’ve been there and the service has always been great. Would definitely recommend.

19th Jun 2024 (1 year ago)AVOID THIS AGENCY!!!!Barbara was acting as our letting agent, the property was handed back to us in a terrible state, furniture, walls and floors all damaged. We have had to fit a new bathroom, new flooring, buy new furniture and repaint the entire flat. During the course of the tenancy she didn’t allow us to visit the flat always making excuses as to why her sub tenants don’t want us there. She has refused to answer any of my calls and emails. She sent one email to say the company you had an agreement with as the ‘tenant ‘ has ceased operating and that was all. Do not hand your property to her if you are a Landlord as all she cares about is offering you a low guarantee rent and then placing anyone in the flat so she is in profit.

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

As well as their extensive experience, geniune knowledge of the market, and being total professionals throughout the process, Matt, Hetal and Mary all have excellent people skills (rare in this business) and are brilliant to deal with. We have been with other agents in the area before and none even came close. They found us a great buyer in a difficult market and helped them and us at every stage. Can’t recommend highly enough! *****
20th Oct 2025 (21 weeks ago)When I enquired about a property’s asking price and the seller’s position, I was met with terse, dismissive replies from the female agent I spoke to on the phone - a remarkably unhelpful attitude towards a serious buyer. I decided to proceed with the viewing regardless, but communication remained poor throughout. Afterwards, I submitted a formal offer, which was completely ignored. I never received any confirmation or follow-up, and it appeared my offer may not even have been passed to the vendors - which, if true, would be a breach of legal duty. The overall experience suggested a lack of basic organisation, professionalism, and integrity. For sellers, that should be alarming; for buyers, it’s simply exasperating. I would strongly advise caution when dealing with this agency.- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
