7th Nov 2025 (6 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

27th Apr 2026 (12 days ago)I wanted to say a big thank you to Sam Cheeseman for all the help he gave while my parent was buying their first home. From the start, Sam was really easy to talk to, and he explained things clearly, which helped take a lot of the stress out of the process. He was always happy to answer our questions (and we had quite a few), and he kept us updated throughout, which made everything feel much more manageable. He was supportive, and genuinely seemed to care about helping us through such an important step. Buying a first home can be quite overwhelming, but Sam made the whole experience feel a lot smoother. We would also highly recommend John Payne Lee for their excellent service and support throughout. Thanks again, Sam we really appreciate everything you did for us.
23rd Apr 2026 (16 days ago)As a buyer I'd had a great experience with Bairstow Eves East Ham a few years ago, so when I decided to sell the house it made sense to go back to them. It was definitely the right decision. Communication with David and Maria was very smooth and I always felt in the loop. I've never actually sold a property before, and was a bit intimidated by the idea initially, but thanks to Maria and David's efforts I was always pretty confident that it was all going to be okay. Thank you!

So much better than the estate agent I was selling with, which was one of the big London agents and really didn't care. You could tell that Mark's clients matter to him. He handled a tight timeline really well and was proactive, responsive, and clear in his communication throughout. It was obvious he worked hard behind the scenes to get everything over the line quickly, while keeping me reassured at every stage. The whole experience felt seamless, which is rare when moving. I wouldn’t hesitate to work with him again and highly recommend him. 10th Mar 2025 (1 year ago)I would highly recommend Alpha Residential. Lisa and Rob were always responsive and went above and beyond with their service while we were selling our house. Rob was very supportive and always contacted all the solicitors if there were any delays. Rob is a very positive agent and his sense of humour helped us to overcome a difficult time as one of the properties we were buying fell through. He was patient and engaged our buyer until we found a new property. For us it was a long process of selling and buying a new property, but Rob was with us in this situation and at the end we got the property we wanted as well as our buyer. Thank you Rob and Lisa, you were great!

8th Apr 2026 (4 weeks ago)I chose Black & Blanc to sell my mother's house ahead of a move to Oxfordshire. Everything from start to finish was managed fantastically well and given my mother is an elderly woman with dementia, handled her sensitively and brilliantly. This was a difficult chain with late complications and a tight timeframe but the whole move was done in under 3 months. That it got done at all was down to the tenacity, professionalism and proactivity of the team there - our negotiator Rhianna in particular, supported by the co-founder Kapil at the business end - in particular in pushing solicitors all across the chain and leaving nothing to chance. Yes, this agent is a little more expensive than some agents but they are so worth it - you don't want to cut corners on something as stressful as a house move. Highly recommended!
22nd Apr 2026 (17 days ago)We saw a house that we were very much interested in viewing. I phoned up in the afternoon to get through to Nigel. House buying can come across as a bit of a lottery. Nigel made the process easy, because he has a warm, friendly, funny and helpful character. After the viewing, I registered my keen interest in the property. We maintained contact while i was waiting to sell. I can honestly say that i would never have got the house without his help. Overall, he is an excellent estate agent that I can recommend with absolute confidence. Would also like to give a big shout out to Lewis, Dane, Rosie, Tamsin for professionalism and hard work getting us over the line. So greatful. Many Thanks. Buy with Cubitt and West with confidence. They supported us through both our sale and purchase during challenging market conditions, and their calm, reassuring approach made a real difference during stressful moments. They were always quick to provide updates and chase others in the chain when needed. We were also really impressed with the quality of their listing, the photos and description looked far better than those of other estate agents. Prompt replies make the communications easier and much appreciated. The rates are within range of local competition, but the options available (within the price range of interest) is very competitive.
