6th Jun 2026 (29 days ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.
22nd Jun 2026 (13 days ago)Don't list your property for sale with this company if you want potential buyers to be able to view it. I've tried repeatedly by email, phone message, website forms and rightmove messages to arrange a viewing of 2 properties but no one ever responds. I see someone else reviewing had a similar experience, so if I were a seller I would just not list with them as if buyers can't view then they don't offer. Why this is, I have no idea - but as a seller I'd certainly query why they don't respond to genuine buyer enquiries, particularly from those who are ready to offer.<br><br>In 25 years of buying and selling property I've never found an agency who appears to simply ignore my enquiry. I was ready to buy, yet they have ignored my enquiries.<br><br>Awful service for an agency.<br><br>As a note to the agency, before they attempt to say it was a technology glitch: I attempted contact via multiple methods over 7 days. 1) 4 Rightmove Enquiries 2) Website Form 3) Phone Message 4) Email to the Sales Director/Head of Sales.

It wasn’t the most straight forward process but they made it feel like it was, as they were always very thorough and efficient. Would highly recommend! They've now successfully sold two of my houses, and both experiences have been excellent from start to finish.<br><br>The communication has always been fantastic, keeping me updated every step of the way, and nothing has ever been too much trouble. Kelly and the team are friendly, professional, knowledgeable and genuinely care about getting the best outcome for their clients.<br><br>Selling a house can be stressful, but they made the whole process as smooth and straightforward as possible. 1st Jul 2026 (4 days ago)Lewis came to value the house, he was friendly and courteous. He explained very clearly what he would do and how I would be allocated to a particular agent so only dealt with one person out of their team at all times. I loved the fact they had something called the property hub which was a link I could go on to see exactly who was viewing the house, their feedback and any offers made. I was amazed how quickly they managed to sell the house without even putting a for sale board up. Would highly recommend

6th May 2026 (9 weeks ago)Our purchase was a bit of a nightmare all things considered with lots of hiccups at each stage and very slow (nothing to do with Blundells) but Katy was great, she was friendly, helpful, quick to respond to any enquiries and gave me lots of practical assistance moving things along as well as just general advice which as a first time buyer was invaluable. She is an absolute star ??????. Very happy with the service I received
