13th Nov 2025 (18 weeks ago)We had such a great experience selling our flat with Statons. We dealt with Angelo who was absolutely amazing from start to finish. The flat sold in just 6 weeks for a price we were really happy with, especially impressive considering there are still other flats in our building for sale with different agents that have been on the market for much longer and still haven’t sold! The photos Statons arranged were perfect, and the video they created really captured the style and feel of the flat which was a nice bonus. Throughout the whole process, the team were helpful and responded quickly. A special mention to Angelo, who went above and beyond even making sure our cat was comfortable during viewings! I couldn’t recommend Statons enough and we will be using them for all future sales!

11th Sep 2025 (6 mo. ago)After deciding to move to a family plot, we engaged with Sworders, who we have used many times before, for planning advice for a replacement dwelling. After getting some initial stellar advice from Clare Hutchinson, I was introduced to Hazel Izod who had only recently joined Sworders. As a former planning officer, Hazel immediately gave me confidence with her very detailed knowledge of the planning policies and laws but also understands the perspective of the planning authority, therefore providing solid and balanced advice to achieve our aims. Hazel expertly guided us through the process, helping us to overcome obstacles, explain concepts and I felt truly brought into our vision, becoming a strategic partner with us on this very personal and important journey. Whilst others may be well versed in the policies Hazel can interpret them with a practical and pragmatic approach, ensuring all elements are considered (including taking the likely views of the planning officer into account). Our application was successful on the first submission, and I have no doubt that this was largely down to Hazel’s expertise and input. We have subsequently instructed Hazel on various other planning applications (or preparation work) and have had the same impressive and responsive service. With one application, for a car port, the application was initially turned down due to the land we proposed building on being considered “open Hertfordshire countryside”. Within days of the refusal, Hazel had prepared a detailed and comprehensive appeal for the application, and the refusal was overturned. I have recommended Hazel to everyone who has asked me who I would recommend for planning advice, and she is literally on my speed dial when anything planning related comes up.

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

20th Oct 2025 (21 weeks ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

12th Jun 2025 (9 mo. ago)We had an awful experience renting our house for 10 years with Strakers when we lived abroad. Our home turned from a beautiful place with a “wow factor” into a filthy mess with tens of thousands of pounds worth of damage under Strakers watch. After 5 years they replaced a competent manager with someone with zero experience and no common sense who told us that the place was in very good condition. We returned to find a huge mess. The Strakers agent is completely incompetent. Avoid Strakers if you wish to rent your home!

Chased and spoken to reception over 5 times, agent never calls back. We have since re let the flat with someone else and someone has moved in. As Satchells don’t answer the phone it’s still on Rightmove for sale. Would avoid and use anyone else

I had to chase mostly for feed back on viewings and I never felt that communication was as it was promised in the beginning. It’s a difficult market so it’s hard to say what and how the flat would have sold price wise and time wise in a better market overall I would say average
20th Mar 2025 (11 mo. ago)My friend had reviewed a property from them and immediately called up to reserved. The next day the deposit fee was paid and the forms filled out and sent back but there was one form missing which they emailed them at 1pm to get another form filled out and by 2pm which they was at work so haven’t been on there emails. When they saw the email at 3pm they had let this property to someone else. That’s awful they had paid money to hold it and they didn’t even try to call to inform them. Didn’t even give them time to reply. Terrible job we wouldn’t recommend using them to anyone. How can they do that to someone when they need this place to move in and live. DONT USE THEM OR TRUST THEM.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
