10th Aug 2026 (11 weeks ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .

10th Oct 2026 (17 days ago)We’ve seen 5 properties all shown by Georgie Fletcher who has been so unbelievably wonderful. Very professional showing, explained each property well and had great ideas on any adjustments we might want to fit our lifestyle. She was prompt, communicative and very accommodating. All properties were clean and laid out well, photos matching physical show. Georgie also took the time to check in throughout our progress of buying, remembering details and ensuring we had up to date information. It really meant a lot to us how empathetic she was when our original sale fell through. Would definitely recommend northwood and would be happy to have Georgie Fletcher show again.

Townbridge what a team.<br><br>Indulge me but Imagine sitting in your living room with your house freshly renovated, and your other half finds a 120 year old house on RightMove she fancies.<br><br>Not even on the market we viewed the property during its first open day. With lots of interest during the day we didn’t think we stood a chance. Most of the others interested were on the market already.<br><br>A long shot but we called Ian from Townbridge and explained our situation, he was up for the challenge! The Townbridge team created the perfect write up, complete with an awesome photo shoot and we were on the market. Several viewings, followed by an offer and we’d done it, we’d beaten the rest.<br><br>We couldn’t have asked for a better experience, the whole team were welcoming, knowledgeable and incredibly helpful. Communication was excellent throughout, and we always felt well looked after and kept informed, (April must have been fed up with my calls but she was cracking!) The whole purchase went very smoothly, and that was largely thanks to the support we received. Thank you to everyone involved for making selling and buying our home such a positive experience!

Darcy valued our house at the value that we expected it to be and we agreed to listing this with Hinchliffe. The team worked fast to put the house on the market, with fantastic photos and in less than a week, Harry had the house sold. Couldn’t be happier, just waiting for the whole process to complete for all parties. We are buying through Hinchliffe too, so it’s a nice and simple process for everyone.

The lettings manager came out and met me at the property, she explained every process and how the property was going to be marketed and how a tenant was found and referenced. From the moment I met Emily I knew I was going to get a good service. They found me a tenant within 2 weeks of having my property valued. Would highly recommend!
