Do not recommend, me and my partner got robbed over the last 2 years living in one of their properties. Property was old with loads of wear and tear and it took them almost a whole month to get back to us on the deposit money just to let us know that just over 50% of it is going to fix up the property, convenient for them they emailed us 2 min before they close their offices so no matter what now we need to wait till Monday for them to reply to us. I heard it back then but didn’t want to believe what others had told me about it their experience with them but is safe to say that Andrew’s not a great estate agent and pry on people at the end of their tenancy to not give them the full deposit, if I could give negative stars I could.

We have been using the team at Andrews George Street Bath for 12 years as the letting agents for our one-bedroom flat in central Bath. Originally we used them to market the flat, do credit and residency checks, and collect the rent. For the last two years we have been using them to let out the flat on a fully-managed basis.<br><br>We have always found the team to be very efficient and knowledgeable, keeping us up-to-date on changes to legislation and responding promptly to any problems. In particular, the team has been very well led by Monica Bruton, who has always taken a keen interest in all aspects of managing the property - producing floorplans and photos, marketing, all aspects of finding tenants, and looking after them once they have moved in.

Although I left a review a few years ago, I felt I had to write another! Andrews have been managing our properties for a long while now, and they have improved significantly since the early days. The staff are friendly, professional and good at communicating, and are on the ball with the latest legislation.<br><br>I highly recommend them - mainly because I know how frustrating it is to have a bad management service, having had one in the past. Andrews currently have a well-trained honest team that's well managed and they take away all the stress which comes from owning and renting properties.<br><br>If I was a tenant in the South West, I'd honestly choose Andrews - they really have their customers' best interests at heart.

Warning - avoid renting or utilising this property company if you are a landlord.<br>We rented a property in Bath UK with them between Dec 24-Dec 25.<br><br>- moved into a flat that was dirty and not cleaned. Empty used diabetic needle found in the closet. Old dirty women’s underwear and socks.<br><br>- Between Dec 24 and March 25 the hot water and heating did not work. We were told it was an online Bluetooth system which the landlord only had access to from abroad. Freezing Dec, Jan and Feb and not functional heat and hot water. Repeatedly called plumbers and electricians but they refused to accept that it was just the Bluetooth that we needed to control ourselves. After 3 months and my direct contact to the landlord they finally changed the entire system and it then worked.<br><br>- In Aug/Sept we had visitors… a family of rats! This is no exaggeration, these rats were literally running over our feet in the kitchen in the evening as we tried to cook, running between skirting boards.<br><br>- The property manager (‘JP’ as I won’t mention his actual name) was absolutely useless. We emailed repeatedly over and over again for the problems to be fixed, threatened to stop paying rent etc but constant ignored emails, lengthy delays in responses & minimal assistance.<br><br>- We never missed a single rent or bill payment despite clearly being well within our rights to cease payments as two working professionals without functional heat, hot water for showering and rats present. Pest control killed one rat yet they continued to be present and this company stated they would not fill gaping holes in the cabinets and walls that could prevent the rats from entering<br><br>- To top it all off they tried to take some of our deposit for not clearing the inside of the washing machine when we left. I had to contact the landlord independently to send them the condition report on entering and the issues and pictures along with evidence that we cleaned the flat on exiting, unlike when we entered. The exit inspector (the person tasked with assessing the condition of the flat on our exit to justify deposit return) broke the radiator thermostat control and tried to blame us despite the fact that I also had time stamped picture evidence of this being in proper working order on the day we left.<br><br>- In my opinion the landlord is equally culpable for not knowing what is going on in their property. Upon seeing this entry & exit condition report and time stamped picture evidence, we received our full deposit back.<br>This company is a mockery and not a single word of this is a fabrication. Avoid at all costs. I should have taken legal action but when you are a working couple in healthcare & have minimal income to spend on solicitors, we simply got fed up and tried to sustain the lease until we left after 12 months<br><br>If I could give Andrews minus stars I would.<br>You should genuinely be ashamed to work there treating tenants this way.

I have now moved on after 8 years and about 20,000 in fees for renting out my house. I am afraid I do not have happy memories and the perfromance of my new agent confirms that I made the right decision. There is a lack of management, the turnover in staff is too high and the response times terrible (in my experience). It was a shame as Andrews did a great job when I bought the house and sold the previous one, but overall - most of the 8 years was negative. I dont like 1 star reviews - it doesnt seem fair - 3 out of 5 is about right.

Sophie Holwill represented us throughout the sale of our property in Bath. She showed a couple round her loved our house but were themselves not in a proceed-able position. The same day she valued their home and quickly brought their property to market, quickly finding a suitable buyer, enabling the full house chain to be established. Despite the property having subsidence history, Sophie phoned around to try and obtain a policy to cover it, whilst keeping the buyers calm and keen the whole way through. There were a few tricky hurdles that we came across with the conveyancing across the full chain, but again she supported us throughout the process, keeping us fully informed, updating us daily in last few days prior to exchange, therefore she was an excellent communicator. Based on my experience I would fully recommend Andrew’s Estate Agents and particularly Sophie H with the sale of any future property.

I have rented a lovely property through Andrews since 2015. In the last few years, it has been beset with some problems (it's now 20 years old); some quite tricky such as boiler failure, serious electrical issues, leaking shower tray, storm damage and various plumbing snags.<br>Since Debs Mackenzie took over as property manager, I cannot fault the service provided by Andrews. She is always prompt in answering emails, is courteous, professional and clearly has an extremely positive rapport with the various sub-contractors who have nothing but praise for their interactions with her.<br>If you are thinking of letting your property, I cannot recommend Andrews enough; they will ensure your tenant is well looked after and will act as a perfect bridge between the amazing workmen/craftsmen who keep our houses functioning properly and you, the landlord.
