I contacted Madison Brook looking for a property to rent. But, I have not rented anything so my comments are focused more on my search experience with Madison Brook than anything else.
Right from the start the Madison Brook team had been brilliant. Josh (Joshuah) in particular had been extremely helpful - his quick responses on queries, professionalism during viewings, willingness to help, and the sheer effort he took during our virtual viewing are greatly appreciated.
For a tenant the whole renting process can be overwhelming and often frustrating which makes it very important for the letting agents to be understanding and not forget being human in the whole process. I appreciate and congratulate Madison Brook and Josh for being extremely good at it. My experience with them had been very positive.

1. Contract Issues: Madison Brook pressured us into signing the contract and moving in despite the property being unready. The contract was only provided one business day before the move-in date, giving us no time to thoroughly read and review it, especially since it was sent on a Friday, leaving us with insufficient time. To make matters worse, we were only able to collect the keys on Monday, two days after the contract start date.
2. Poor Property Condition: Upon moving in, the property was far from ready. After repeated requests, the walls were finally repainted, and the bathroom door can now be locked. However, the carpet still hasn't been replaced, and several key facilities such as the microwave, sliding door, windows, fridge, and railing remain unrepaired. These unresolved issues have severely affected our living experience.
3. Lack of Move-In Guidance: There was no guidance or explanation provided upon moving in. To this day, we are still struggling to figure out how to handle utility bills and even the details of the suppliers. Although they responded by saying this is not their responsibility, in my six years of living in the UK and having worked in the property industry, I have never encountered such a lack of support.
4. Communication Issues: The internal communication at Madison Brook is extremely poor. Two weeks ago, we were told the carpet would be replaced last week, but today they only came to take measurements, not to replace it. Their inefficient communication throughout the process has led to repeated disappointments.
Additional Note: As tenants, we have been very understanding and even removed some factual reviews in the past. Having worked in the property industry, I am well aware that this situation is in serious violation of UK rental laws. The continuous repairs and ongoing communication after moving in have consumed a significant amount of my time and energy, severely affecting my work. I,M FED UP.

I recently rented a property through Madison Brooks, and unfortunately, my experience was far from enjoyable. The process started off smoothly, but it quickly became a source of significant stress and inconvenience.
Initial Impressions and Move-In:
When I first moved into the property, I was optimistic. The staff at Madison Brooks were friendly and helpful during the initial stages. They assisted me with the paperwork and ensured everything was in order for my move-in. However, this positive experience was short-lived.
Unexpected Termination of Lease:
Just five months into my 12-month lease, I received a letter from Madison Brooks informing me that the landlord needed the property back due to financial hardship. This came as a shock, especially since I had been diligent in paying my rent of $1900 on time every month. Despite having a signed contract for a full year, I was suddenly facing the prospect of having to move out.
Impact on Personal Life:
The sudden notice to vacate was incredibly disruptive. I had already settled into the area, which included changing my doctor, updating my driving license, and altering my bank details. The upheaval of having to move again so soon after settling down was a major challenge and added a lot of unnecessary stress to my life.
Living Conditions:
Moreover, my time in the property was not pleasant. It turned out to be one of the worst places I have ever lived in. The issues with the property itself, combined with the looming uncertainty of the premature end to my lease, made my stay very uncomfortable.
Staff and Assistance:
On a positive note, the staff at Madison Brooks did try to assist me in finding another property. I appreciate their efforts in trying to help me navigate this difficult situation. However, the fundamental issue remains that the company did not honour the terms of the contract, which is a critical aspect of any rental agreement.
Overall Rating:
Given these experiences, I would rate Madison Brooks 3 stars. While the staff were helpful and their efforts to assist with finding alternative accommodation were appreciated, the company needs to work on respecting and upholding rental contracts. Moving properties is not an easy task, and the disruption caused by their actions significantly impacted my quality of life.

My wife and I are very pleased with our decision to use Madison Brook to rent and manage our newly purchased flat in the Docklands. Immediately after signing the contract, the office manager, Joshuah Eagle, took a quick pre-rental video of the flat and sent it directly to prospective tenants who were apparently already waiting. The flat was let almost immediately.
We live abroad and are happy that the local team is always available for the tenants and can deal with repairs and other problems in the flat and with the utility companies directly and efficiently. Our special thanks go to Sherry Jones as our senior property manager.
We particularly like the speed and professionalism with which any problems that arise are dealt with and resolved. It's an advantage that MB is a larger company with a corresponding reach. The employees are always very approachable and helpful. If a contact person is on holiday, a colleague immediately takes over an open issue and deals with it.
The accounting department and their book-keeping system also deserve high praise. Clear and transparent monthly statements of rent and costs probably make the upcoming tax returns particularly easy for us.
We can therefore warmly recommend Madison Brook.

My main contact was Danielle. She was incredibly friendly, accommodating and most importantly professional. She always made herself available when I needed to see the flat (whether that was in person or via videos). She was also always available whenever I needed additional information/clarity/updates and never hesitated to push the seller when we tried to speed the process along.
I also dealt with Stuart and Becky. I was very impressed by both their diligence. Stuart would call me up regularly during the process to check-in to see if there was anything that can be done by himself or MB to ease the buying process which was always greatly appreciated! Becky was also very responsive whenever I needed to talk to her.

Recently purchased a property via Madison Brook Royal Docks. The mortgage process was very slow due to various reasons (lease structure, self employed income, stricter assessment rules due to COVID). After three separate mortgage applications, it was eventually sorted. The legal side was also very slow (also due to the rush for Stamp duty holiday), but we eventually got there! Throughout the process, the understanding and support from Becky (Estate Agent) was absolutely outstanding. Becky showed competence and fairness, she kept all parties updated and constantly chased various outstanding items (even including sorting out a missing document directly with the seller when their solicitors fell short). I would rate Becky 10 stars if it was possible!

From start to finish Becky always responded in a timely and fashionable manner. She kept us up-to-date about absolutely everything and was the right balance of professional and personable (especially as we are first time buyers). She was very accommodating when we needed to visit the property at short notice and always greeted us with a smile on her face (something we appreciated on the days we didn’t feel like smiling).
During the legal stage of things, Becky played a crucial role in communicating with and staying on top of both solicitors and was without a doubt instrumental to the our first property purchase.
I can not recommend selling a house with Madison as we bought a house through them but if our experience with Becky is anything to go by then you’re in safe hands.

Very unproffesional and not respeacful staff. Had to deal with them over a year. Everything seemed fine until closer to the end of the contract, then all the viewings started, sometimes they would show up with people as the viewing was apparantely arranged however nobody told us they are coming and once mentioned that it the different time was arrange they started giving attidute that it wasnt true and they were right even though they werent. Post moving out, ridiculous caims were made about wear and tear damage and cost to be deducted from the deposit. Plus claims of missing items which were left at the flat and finally cleaniness claims which were absolutely ridiculous. DO NOT RECOMMEND! If you have a choice do now use this agency.

He was doing even more than he supposed to do: he was answering to all of my annoying and stupid questions (and I had them a lot as that was our first apartment), he was even answering questions in the middle of the night, how awesome is that? Robert Dowe, the experience was horrible. Robert was intimidating and was extremely pushy with everything I saw. Then as soon as I was interested in a apartment he forced me by calling me everyday to pay a deposit. Baring in mind he had previously already congratulated me on securing the deal. This was INCORRECT misleading information. I was distraught that he called me everyday and after working hours, pestering me for a deposit. Once he forced the deposit from me; he then pretended to not know me anymore. He proceeded to avoid my calls, block my number and try to change office. I managed to contact his manager, at this point I felt like I was in a 007 movie, trying to track down a villain who was on the run. Fast forwarding, later one evening I got a upsetting call to say that the property was not mine anymore. How I asked myself? How could this be, when I had been congratulated and told by Dowe the offer has been accepted. He then refused to pay back my deposit and that explained why he wanted to switch office and change his identity. A walking stereotype of an awful estate agent: an uneducated, sleazy liar with a particular liking for shiny suits and cheap aftershave. Overall, I would give a 1 star.

We rented out of this agency and they forwarded the tenancy to another much cheaper agency. Had to face issues around incorrect documentation, incorrect amounts and they later sided away from all their responsibilities. Some of the items on the agreement were not met and there was absolute silence on follow up emails. I would not recommend this agency to anyone.

I viewed a property to rent through the branch. I proposed an offer and ask feedback. The agents said they can not ask the landlord until I pay the deposit. I rented before and normally the agent talk to landlord before I put the formal offer. It will waste my time if I put offers they are not agree. The agent has nothing to loose. They can keep my deposit for a while.

Well Madison Brook agency with 2 of they’re agent Bradley Austin and Eric Cheung was really helpful finding us a new home to move . Due to short time we had Bradley and Eric did everything in there power to get through al the documents and paperwork fast and easy getting in touch with the landlord and with us every time they had the chance.

I had met with a agent from MB nearly 4 years ago, once. I wasn't keen on them managing a property from so far away from Crystal Palace so I went for a agent that was closer.
I still receive phone calls!
I have asked to be removed more than once but all I get is repeat calls from different people and offices.

I have been using Madison Brook International for a number of years to rent and manage my properties. They have proved effective and efficient & they always do everything in their power to make sure I am protected. They go above and beyond to make sure that my properties are maintained to a good standard and that the quality of the tenant is A1.
When I started using their services I had been using another National Agent who had allowed the tenant to slip into many months rent arrears. Madison Brook kindly helped me, at no cost, with the eviction proceedings, we got the tenant out and things have been plain sailing since.
I would whole heartedly recommend them as a fine example of a pro-active company with exceptional values.

I have used Madison Brook several times over the last few years. Their team are always very professional with their approach and not too pushy like many other local agents. Joe and John are an amazing team and have excellent local knowledge, therefore not wasting any time when it comes to viewings etc. They really listened to my needs every time and only took me to relevant properties rather than what most others seem to do which is to take you to properties that are completely unsuitable. An excellent agent with great, personable staff. I will continue to use Madison Brook whilst in London - why go anywhere else?!

Having used several estate agents unsuccessfully in E16 area, Madison Brook were a ‘breath of fresh air’. From the start Madison Brooks approach was a more personal and measured experience which gave me confidence of what could be achieved. The flat had been on the market previously with an agent who recommended a much higher valuation but after lots of viewings I received no offers. Madison Brook stuck with their original valuation which immediately saw results, 5 offers followed in 3 days all exceeding the asking price. Obviously timing played a part but the service didn't stop there, guiding me through a sometimes hairy sales process to exchange and completion. I would have no hesitation in recommending Madison Brook because they offer a friendly, professional and efficient service.

I rented a flat at Eastern Quays via this agency. They knew the date and the time when I was coming and despite this I had to wait 3 hours at their office because they had not clean the appartment yet. When I eventually got the appartement, one light was broken. I asked them every single days to repair it, every answer was like "yes, yes sir, we are sending the electrician tomorrow" but nobody ever came.
Avoid this bunch of wankers!
