I chose shipways because of number of successful sales through them in my vicinity. From start to finish I found all the staff at Shipways very friendly, helpful and professional. Nothing was too much trouble for them. Once the legal process began Sam was in regular contact with me to ask if everything was going OK. Every time I needed any documentation copying, they were always there to help out.
Even if they missed a call from me, someone from the office promptly called back to ascertain if everything was OK. I have had experience with other estate agents but I have found Shipways to be number one. Ten out of ten for their professional advice and dealings.
I would recommend Shipways to anyone without any hesitation. Thank you Shipways and all the staff at Shirley Office, especially Sam.

House hunting has been stressful — I’ve spoken to several agents, but many didn’t seem interested or take the time to help. Some didn’t even return my calls or follow up after cancellations which was really discouraging. Then I spoke to Dan at Shipways, Shirley branch, and what a difference! From the start he was friendly, patient, and genuinely cared about helping me. He took the time to listen, asked thoughtful questions, and made me feel valued — something that’s been rare during this process.
Even though the property I originally called about already had an offer Dan still made the effort to discuss my situation and explore other options with me. Very disappointed with Oliver’s service. We rented a property in Solihull and, for the first time ever, did NOT receive an inventory report when moving in. Apparently, that’s optional now? Good to know.
Then came the deposit circus. The landlord himself emailed the agent confirming the ENTIRE deposit should be returned — sounds simple, right? Not here. I got one lonely email saying it would be back within 10 business days. It’s now been over a month since moving out, and I’m starting to think my deposit has gone on a long holiday without me.
I even called and emailed several times last week, but clearly the phones and inboxes at this office are just decorative. At this point, I’d probably have better luck training a carrier pigeon to deliver my messages — or my deposit. Appalling service, unless you enjoy being ghosted after giving someone thousands of pounds.

She emailed us with updates and took matters into her own hands and assured us throughout the process. It really does show this agency is there for the people and they care and take time to check in. My partner and I had our sights set on this lovely place in Solihull and Oli, the agent, fought for us to get it. He went above and beyond to keep us informed about everything and Lauren was available at all times to reassure us and help us any way she could. We got the place in the end but we wouldn't have if it wasn't for Oli to put in a good word for us and Lauren too, to chase things for us, back and forth all the time, both of them. AVOID THIS ESTATE AGENT and avoid renting 54 Newey road, B28 0JQ.
I rented the above property in December 2022 from shipways Shirley branch. After renting I was told the landlord prefers to deal with the tenant directly. This was the first red flag I ignored. I was of the understanding that although I have the landlord's number , shipways will be there as a neutral party when needed, I was wrong. Firstly, this landlord is insensitive and the estate agent allowed her to do anything she likes without the tenant getting anyone on their side. I rented the property with my husband but the estate agent gave us one set of keys and we were not allowed to make copies of the keys. One day we accidentally locked ourselves out and because we had no spare key we had to ring the landlord. Imagine renting property in Hall green from local estate agents but we had to drive all the way to Sutton Coldfield to get the spare keys. After this we were given two sets of keys but when my husband left the property, the land lady took the spare keys again Meaning I had only set of keys. I went to my friend's graduation in Nottingham and returned to Birmingham around 9:30pm but I realised I couldn't find my only set of keys and I was with my kids, the youngest been 2 years old. I had no option than to call the landlord as the estate agents are non existent. My land lord asked me to drive back to Nottingham in the night with my two kids to find the keys in the middle of the night. I was shocked so I asked my friend in Nottingham to go check if the venue was opened while I drove back to Nottingham. I got to A42 when my friend rang to say the place was closed so I had to ring the landlord to say there was no way I could retrieve the keys at that time and she reluctantly gave me spare keys. When shipways found out about this incident they were telling me off on the phone for losing the keys instead of finding a solution. I gave the keys back to shipways but my landlord claimed she hadn't received the keys so she threatened to do no maintenance on the property although rent was paid every month without fail. I eventually found the keys and never told them as I knew they will take the keys from me and I wanted to have a spare key in case anything like this happened again. The main reason I'm here is shipways advised my landlord that she could get more rent so she increased the rent again. Shipways didn't consider me or the fact that I have been a tenant for 2.5 years. I asked my landlord if I can pay the extra £50 starting in September as she knows my situation having to look after my kids alone but shipways sent me notice to quit. So you see shipways only act in the interest of the landlord not the tenant. 2.5 years means nothing to them. My landlord did not test the gas and boiler for 6 months. The gas safety certificate had expired for 7 months but shipways said nothing but 4 days to them sending the section 21 notice, shipways conducted the gas safety check and sent me copy followed by notice to quit. I hope you get the picture that shipways is a fraud including the landlord who think they play the system to their advantage. Eviction for a tenant of 2.5 years just because of £50 considering I have kids. Heartless landlord and estate agent. Avoid shipways!! Stay clear of 54 Newey Road.

This is how I felt but now after 3 months of being in the property I an very disappointed. I was promised it would be white washed and cleaned up as it was and still is very scruffy. Also on getting the keys I found out the oven and dishwasher do not work which I raised immediately. Yet I have still yet to have either looked at yet alone fixed.
I have also reported the broken blinds which again are still in a state of disrepair.
In summary don't sign for anything until you are certain all is as it should be and Also don't bother calling up to complain as you will rarly get a response let alone a call back.
It seems once you've signed shipways just wash there hands of you.

I don’t have a good experience with their letting team. I travelled and went to Solihull for viewing But just few minutes before viewing, Oliver called and cancelled the viewing. Then he made me sure to set a viewing on a specific day next week. But he didn’t arrange that and not replied back to my email regarding that. When asked me over the call, he kept on giving me unsatisfactory reasons. Then i suddenly received a message from Oliver’s colleague that there is a new date for viewing . when i called her back, she told me that they have let the flat to someone else. It appeared as very much disappointing for me as I was very much interested in this flat due to its location and kept on waiting for a week for the correspondence from them which wasted my time, energy, money in travel. It displays disrespect to customers by their actions , lack of communication, lack of clarity, lack of authenticity , sincerity, and commitment, display ambiguous and very confusing behaviour. I am particularly very disappointed from Oliver. He displayed lack of responsibility , lack of proper and decent communication, no care for customers when they are waiting and not clear about the situation, not timely reply of emails and their resources that customers spend in form of time, money and energy by engaging with Oliver’s untruthful commitments , communication and actions.
Few things I can suggest that may help you to Improve:
1- Letting agents should make sure they have everything to show the customer property a day before viewing . Don’t cancel viewing at last minutes, few minutes before or couple of hours before the viewing.
2- Give very clear situation to your customers.
3- whatever you say to customers, do it . never miss it.
4- Reply back to emails immediately or atleast on same day or within few working hours
5- don’t keep your customers waiting for your response
6- whenever a customer asks anything on email, don’t miss replying back to them
7- keep humble and welcoming voice tone . i felt Oliver’s voice was very over- confident whereas his service was under-confidence. Both should match . voice should display humbleness, service, calmness, slowness as if you are giving full attentiveness to customers and are not in any rush. if this is not possible due to lack of staff then hire more people.
8- If customer doesn’t attend your call, always leave message on email as well.
9- when customer leaves bad review on Google, never call them to ask to edit or remove the review. it will make customer more aggressive. as customer is already unsatisfied and angry with you. and now you are asking him another favour for yourself when actually customer is already pissed of from you and didn’t receive service from you what he expected . Customer will get more angry on this request. and will would like to add another harsh review for you. When customers are angry, stay calm, and try to think what you did wrong or offer apology and your help. but never say them to delete or edit review directly or even indirectly. when you will appologise and be good with customer, customer will automatically change his mind and his anger will change to calmness as well. and he may then automatically edit / remove review.
10- Never beg, chase or keep on talking to customer when they want to hang off the phone and don’t want to talk to you. talk brief, to the point , and display helpfulness to customers when they are angry instead of asking those customers for help to save your job and edit/ remove google review.
11- understand customer’s physchology. All humans have almost same mentality. customers want commitment from you, quick response from you, action from you what you say, prompt reply, humbleness from you, calmness from you, to give them clear and honest picture, don’t tell them just that you can’t do anything. give solution to customers, don’t leave just comment oh i can’t do anything. you are there to help customers. make them feel that you are really helping.

So in at the start of December we applied for a rental property we liked it a put a holding deposit down on the property everything was going well until we had a slight change of circumstances but was told it wasn’t a issue and that we still qualify at this point Lauren was amazing so was Ollie both nice and polite and kept us up to date, once we got into January the communication stopped and so did the process after trying to chase it up a few times and getting nowhere we decided that maybe the guys need more time so after a few weeks without any contact from shipways we gathered that we hadn’t got the property, we hadn’t been told otherwise and had zero communication from the agents to ourselves regarding the property so on the 12 of feb I asked Lauren if we could get the holding deposit back and was told Ollie would be in contact us, as of today we are still waiting for Ollie to contact us about the holding deposit
Based from my personal experience I wouldn’t recommend using these agents for a property due to lack of communication, both Ollie and Lauren were very polite and professional in the beginning just not sure what happened as time went on :/

Lovely service, but when we moved into our new home, we were given a gift box with different things into it like food, hand sanitizer etc.
The Shipway colleague was opened the gift box and checked it in front of me and handed it over around mid/late December. Now, we opened the box (we have just finally settled into our home) and have looked at each item. Every single item in the gift box was expired, since 2022. I appreciate the sentiment but it feels quite disrespectful frankly. I’d rather have not received anything than received expired goods as a welcome into my new home…

I had a very bad experience with Shipways in 2021. I was engaging with Rosie Hargreaves who was good to deal with in the initial stages.
I was undergoing conveyancing as a buyer for a property in Glenrise Billesley (Birmingham). After my building Level 3 survey, I had raised a few queries with the estate agent for the vendor, particularly around asbestos in the property.
Shipways conveyed the wrong message to the seller that I was asking for a reduction on the agreed price which I clearly was not.
Without being transparent about this to me, Shipways cheekily asked me to share the building survey in full that I had undertaken on the property with my own hard earned money for the vendor’s consideration(initially I was only sharing excerpts from the survey relevant to my questions in the emails)
For transparency and in good faith, I had shared the building survey report with them upon request in its entirety.
As soon as the building survey was issued, I receive an email from a chap named James Skelding who claimed to be the manager and that the vendor has now decided to take the property off the market after sharing the survey with them.
From then on, I saw a different face of Shipways with James. All of a sudden, they stopped answering calls and Rosie/Demi (senior negotiator) started referring me to James who was playing the tough guy.
I feel that I was cheated by Shipways in handing over the building survey to the vendor for free who indeed took the property off the market and will have benefitted from my survey to undertake works in their property and sell it for a higher price !
It was an extremely bad experience for me as a first time home buyer, particularly that we were at the last lap of conveyancing and it was just towards the end of Covid era, I was desperate to move out of renting into the property ladder. Also house prices had gone up during the conveyancing period !!
I had since found a property via SmartHomes in Peterbrook Road Shirley who were thoroughly professional.
I would strongly suggest that Shipways are not trustworthy and deal with them accordingly and be watchful if you do decide to go ahead !

Worst experience in my life! Special mention to Jason and tom for making our lives miserable. Unreliable, unempethetical and rude staffs. One day before our supposed move in date we called them to enquire about the situation as we haven't got a signed tenancy contract. Even though they have promised to get it done , at the final moment they claimed that the landlord backed out from the deal and they cant do anything about it. Mind you that they approached the landlord personally only one day before the move in date to ask about the delay. They kept on repeating sentences like “we understand and no one is more sorry than we are” rather than giving us some solution. We are international students who waited one month for the said property, providing them all the details they asked for. At the end we were cut off at mid sentence and the agent cut the call. The last place you can go for if you are looking for something reliable. They backed off from the contract at the last moment and held the land lord responsible even when they refused to give us any details on the said person. We had an utter horrible experience there and i would strongly suggest you to look somewhere else if you don’t want to be homeless

Many bad experiences so far with Shipways Shirley but to be fair they can only improve. The day before we was about to move into the rented property I rang the letting team to see how I am to receive keys and pay deposit. To be informed I can’t move in due to an electrical issue. Was told I can move in a week later. It’s was said that they had tried to contact me all week. Considering they have my phone number, my partners phone number and both our emails I found this to hard to believe. No missed calls logged and no emails in junk folder. So we had to sofa surfing for a week as we we’re technically homeless. I had not communication the following week even though I requested clear communication to stop this happening again. Yet again the day before I rang to see how I’m getting the keys that’s if the property was available. The times we rang we found it hard to get in touch with the letting team and left messages with the persons who answered the phone never to receive the call backs as promised. Each time we have spoken to the letting team mostly the acting manager we’ve been met with bad customer service and somewhat of a bad attitude and hostility.
This is not to mention the times we have called to be told that the entire letting department are off on annual leave so our questions cannot be answered. I find this bad practice and should never be the case.
When I get time a formal complaint will be made

Very pleased so far with the excellent service received from Shipways Shirley, particularly Sam. First impressions count for a lot and when I arrived unannounced on a Saturday just past 4pm and the office was closed, rather than turn me away Sam unlocked the door, invited me in and dealt with my query. He then visited in person two days later on the Monday (as Abi's diary was booked) to value my mum's house as I was returning home to Cornwall that day. Since placing the sale with Shipways Sam has kept me fully informed of progress every step of the way, giving guidance when needed and we look forward to completing the sale soon.

I've only been dealing with Shipways very recently through viewing a property and placing an offer. Primarily dealt with Sam from the Shirley office who is quite eager and knows what he's talking about, also quite quick to respond to e-mails & calls.
The only criticism I have is I'd spoken to him on a Friday about arranging a new meeting with a colleague of his to discuss mortgages/brokers/solicitors as one of their staff members had become unwell (arranged for the monday), but he then called on Monday asking who our solicitor was and that he'd need their details that day. I hadn't had any further contact from his colleague and he hadn't mentioned on the Friday that he'd need that information so urgently. He gave me the time to speak to our own arranged broker (who provided solicitor details) and said he'd send through a quote for the solicitors Shipways use, though I didnt receive this.
Nothing which has caused us any major issues, but the communication could have been a little clearer.

My experience with shipways at Shirley since last May has quite frankly warranted 1 star and no merits. I have repeatedly considered seeking an alternative agency. Very poor service and communications.
However since Sam joined the team and has taken on my account I cannot fault the service. Friendly, professional and good communications.
If not for the earlier problems I would have given 5 stars.

Our main contact was Rosie Hargreaves. Whenever we called the branch, it was always her, who would answer the phone. We felt like she ran the show. We always used to joke about that, asking is if she was the only one in the branch, but she was just the quickest answering.
She always called, and kept us updated, always requested updates from us, and more importantly she chased all parties including solicitors who are notorious for being, how can I put it, in taking their time.
Without her the deal would have taken a further 4 weeks easily to complete without a doubt and may not have even happened!
She has a very tough job, but all credit to her, she is very good and extremely professional. A Branch Manager for the future. Truly an asset to the Shirley Branch.

I was the buyer of 43 Robin Hood Lane with Shipways as the estate agents. Shipways are an absolutely awful company to deal with. Their staff are rude, obnoxious and will not listen to anything you say. Their seller was never serious about selling in the first place and pulled out the day before contracts were due to be exchanged. Shipways knew this and just went along with the whole thing causing me to lose out on fees and costs. James their branch manager has done a runner after mishandling the sale, and Demi was terrible. Beware of shipways and beware of 43 Robin Hood Lane. Mrs Jasminder Virdee was the seller, she will waste your time.

I'm at the end of purchasing a property via shipways (first time buyer) and i must say the team have been fantastic, i hired the on site mortgage advisor Ricky who has been extremely helpful and has explained every step of the process along the way as well as helping me find the mortgage product and all of my insurance etc ready for purchase. I had the absolute worse experience while renting via Shipways in 2019. It was nothing short of bullying I was forced out of the property before my contract was up while I was vulnerable and pregnant (my rent was paid and I treated the house well). The staff are highly unprofessional, including putting the phone down, have a really nasty attitude and making threats, particularly Becky at their Shirly branch.
I forwarded an email chain to head office but they just ignored it.
Luckily I'm settled now but looking back it was a really traumatic experience. Please don't use them.

Absolute shocking service, a house on Dene road came back on the market yesterday, being someone who's ready to purchase i.e. mortgage in place and solicitors arranged, I wanted to book a viewing. After a day of trying to speak to someone, the following day I get contacted by Debbie, what a jobs worth. She arranges a viewing in the morning only to be told it's been cancelled in the afternoon. From the vendors being frustrated previously by the potential buyer, they were eager to move into their new found property so decided to put the house back on the market to find new buyer, someone who would be willing to proceed immediately, one would assume I would fall in that category, which I do. Anyway I'm told the vendor has withrawn the property from the market and is taking no more viewings. How does that even make sense, either she lied from the beginning or she is lying now. Either way it's people like Debbie that give estate agents such a bad reputation. It's probably the process she has learnt from the people above such as her manager so it's pointless trying to communicate with anyone else from Shipways in Shirley.

During the last few months the housing market has gone into overdrive. We've found it very difficult to be able to find the property we were looking for and then get the correct advice to proceed. Shipways are a well known brand so we had no qualms but it's always good to be reassured and to feel that we were being looked after.
Enter Rosie. Rosie was the first person we spoke to when we wanted to arrange a viewing on a property we liked. She was absolutely amazing. She answered all questions and queries we had without any issues - even the stupid ones! She was very professional and always supportive.
The property we wanted was in huge demand so it went to the 'full and final offer' stage. Rosie was very professional and so couldn't show biase towards us or give us any additional information (although we tried really hard!) but she was very empathetic and told us to take our time and not rush (when most estate agents just pressure for a figure almost immediatey!) and to do what WE felt was right for US, which is the advice we followed.
Thankfully, our offer for the property was accepted and we are in the process of trying to complete the sale. We would like to thank the whole Shipways Shirley team but, if we're honest, we wouldn't have pushed so hard for the property had it not been for Rosie's efforts - she's a massive asset to the branch and the company!

This branch is a massive let down to the Connells Group. I was lucky as I knew their process (experienced landlord) so contacted accounts payable directly, doing what should have been the local branch’s job who forgot the client (me) once signatures where in and tenants money was accepted by the branch! Tenants already in and paid but no onward payment to the landlord, work that one out!?!

Bad experience. Rude ill-mannered girls (except Rosie). Abi is not welcoming at viewings - Orders to take off shoes. No pleases, smiles, no thank yous and forget sorries. Leanne & Abi speak over and try to cut you when you are speaking. You feel like you are committing a crime when requesting a viewing, doing a viewing or putting an offer. If you ask for the chain information they lie and tell you the standard answer: "The seller has their offer accepted on a property they want and their seller hasn't got anything to sell". Then later you ask "I thought it was no\small chain"...Then you get standard lie\reply "At that time it was small or no chain but seller decided to go with another property which has long chain". You can tell these are lies and standard answers. You are not important to them until you are close to exchanging. Will never use their services again. It is unfortunate to have such agents for such important matters.

We cannot praise the shipways staff enough, especially Rosie Hargreaves, who was our personal advisor through this whole process.
Her dedicated support was second to non and we felt she became one of our family, and nothing was too much trouble during every process along the way.
She has a positive attitude, is resourceful, patient and a true asset to the company.

As a first time buyer I was very nervous at getting onto the property ladder as I heard it was a very long scary process. Once I went to shipways Shirley I knew I was in safe hands with Rosie. She made me feel so comfortable and relaxed my whole buying experience was just so smooth. Honestly the most down to earth, kind, understanding sales negotiator I have come across. She was there to explain all the bits I didn't have a clue about, through to telling me not to give up when I thought things were getting difficult and also chasing up my solicitor as well as the sellers solicitors. I simply cannot recommend Shipways Shirley Highly Enough, for how they have handled the sale of my house, from arranging the valuation right through to negotiating offers, Abigail and Demi deserve a specific shout out - they have been more than helpful the whole way through from initial technical teething problems with identity checks (to which Abi revisited my house to help me figure out) to me stressing about people wanting to buy my house, they have been really reassuring, Extremely accommodating, worked safely And to guidelines during Covid, and generally have just really helped me through my first experience of selling a home, I have received an offer well over asking price, but the service doesn’t stop there I was really struggling to sort a viewing out with another estate agent on a property I’m interested in, Demi chased them up for me and secured me a viewing. Top class team with second to none service.

I can only say what a fabulous and outstanding service from Cameron and the whole team. I have used other agent's with no success but with Shipways under a month they sold two House's. As I live in Spain it was very hard with other agents due to viewings and not being there family were doing alot of running around, but with Shipways handed over keys kept me updated on everything sorted out viewings completely hassle free. Cannot recommend enough I believe a fine example of you get what you pay for very professional.

Arranged to view a property from right move that was listed with Shipways, Chloe Oxford the letting agent met me at the property and is very easy going, no pressure when looking around the property. I rented the property i viewed and Chloe Oxford kept me up to date all the way with proceedings. Chloe also helped me after the initial rental was completed and was courteous and professional at all times.

Wouldn’t even give them the honour of a 1 star the staff are so rude they were having some work done on the store and one of the women accused the man doing the repairs of theft and then I went outside and got asked by another member of staff if I had parked a car outside (I don’t drive) but then the repair guy came outside stated it was his car and the estate agent started having ago at him as he had to park his car a little further down it’s a car parking space how embarrassing can you get in front of your customers. If you’ve got nothing nice to say don’t say anything at all. Point blank rude will not be using this company should of read the other reviews on here stating how impolite the company are and how TERRIBLE their customer service is.

The worst customer service/communication i have had the misfortune to experience.
Engaged to find a tenant for my property, which they did. The lack of communication is appalling..phone calls not returned, emails ignored, money deducted for a service not agreed and false promises of its return to my account, it took 3 weeks to get MY money back. I paid for a full inventory, but not provided to date and as now expected..no responses to my email. Not kept informed with dates of signing up etc. Once tenent approved.
Words cannot express how appalling the lettings service is.
