Feeling pretty messed around by this agency. Put in a offer for a place on Monday evening after viewing. Nothing all of Tuesday apart from increased pressure from agency to pay 12 months upfront when id already offered 6 months. Asked a few times if I'd reconsider, despite me saying the renters bill coming out next month discourages this and I'd only be comfortable paying 6 months despite this also being discouraged as I'm on a temporarily lower income whilst in recovery for an injury. Then asked what my final offer is in payment. Whole thing felt like a bidding war and stalling tactic to make me part with 12 months rent upfront. Landlord not available and then suddenly the place had so many offers in 24 hours. Id avoid if possible engaging with this agency as I felt heavily pressured to pay almost 15k upfront for an ex council studio just to win the bidding war.

I have been trying to obtain my renewal agreement for three weeks now. Despite multiple attempts to contact the necessary individuals via phone, I have not received any callbacks as promised. Even after leaving voicemails, I have not received any responses. Although I did receive an email from Kyle Nelson-Esch, I was ignored after my reply. I made the effort to visit the office, despite my back injury, but found the staff unhelpful and unresponsive. It is disheartening to receive such poor service from this agency.

What first appeared to be a communicative letting agent has turned out to be nightmare. I was informed two days before moving in that my furnished property was no longer furnished, and once I arrived some of that furniture is broken to which I have heard no response. The place wasn’t properly cleaned and there have been various other issues to which I have heard nothing. Other issues include no running hot water in the kitchen to which I have not had fixed after a month in the property…. Kevin the property manager occasionally replies to mention the process is moving along but nothing ever seems to happen. Incredibly frustrated and would advise people to avoid if at all possible.

I have rented in London for 7 years and these were by far the worst agents I have ever come across.
No care or empathy, unhelpful in the check out process and totally useless in guiding our landlord to act reasonably when urgent repairs to the house were required. We had no kitchen floor for days, a back door unable to lock and mould with no replies to emails. When I made an official complaint this also went unanswered.
Awful Head of Lettings who is very rude, sexist and belittling on the phone. Agents who wanted access with no warning or consent.

Rented in London for years and by far the worst experience I've had as a tenant.
Unresponsive when there are fixes affecting the safety of their tenants. Endorse landlords who try every trick in the book and don't bother getting your end of tenancy clean done by anyone other than their extortionate cleaning company as they'll just charge you the difference anyway.
Shocking service, Head of Lettings incredibly rude on the phone to us when ended up having to escalate. AVOID.
P.s. Not the fault of Joanna our property manager who was the only vaguely competent person in sight

Due to very long winded and stressful probate issues the sale of the property was on their books for sometime awaiting the courts decision. Recently signed a tenancy agreement for a flat after months of searching through various different estate agents. We had many viewings during a time of crazy demand for flats, and often found it hard to get responses from other estate agents as a result. Having dealt with countless estate agents in this period, I can definitely recommend Stirling Ackroyd as the go-to agent, not only for their diverse portfolio but also for their outstanding customer service. Unfortunately, in a market driven by huge demand, this is not something you'd come by easily. I need to mention Annabel Korolev, from their Putney branch, as an amazing consultant! She is indeed extremely professional, pro-active and genuinely friendly. I loved how she knew not to be too pushy (so many agents know nothing else, unfortunately), but in the same time to be pro-active and to contact me straight away with the properties matching my requirements (yes, it is unusual for agents to listen to what you actually want and need). I've dealt with various estate agents over the years and can't say I've ever really had a positive experience with any of them, or any desire to do repeat business with any of them. I thought the shoddy service was standard for the industry, until using Stirling Ackroyd.

Google should provide negative stars as 1 star is too generous. Maintenance of any kind is impossible for Townends.We were promised a maintained property.It is still taking me 6 months of countless calls,emails and reports to get anything done properly.
They don't respond to emails or calls and I am constantly having to follow up.When they finally answer the phone,they make excuses to not do anything about the issue or why something that is broken is not needed to be fixed i.e extractor fans - no one takes accountability and responsibility.
Even in emergencies like a burst pipe, I called over 8 times to the so called emergency number and no one picked up! Poor is an understatement when it comes to customer service and overall management. It is frustrating to pay so much for a poorly managed property.I will never ever use them again in future!

For the 7 years I've lived and rented in London, Townends have been the worst Estate Agents I've ever had to deal with.
I moved in and found the property absolutely filthy. There had been no professional clean done. I had to request they clean it not once, but TWICE as the first clean was atrocious.
When I sent communication to renew the lease for another month I had to wait one whole month before I had any reply. When I did receive a reply and the letting renewal I discovered that the monthly rent amount had been increased by £100.00 without any prior indication or communication from Townends.
Overall, a frustrating experience.

The lettings team at Townends Putney have been the best we have ever used. Mark, David, Rosie and Danielle all contributed to making our lettings experience as straight forward and seamless as possible.
Not only is their conduct extremely helpful and professional, Townends procedures for their new tenants are exceptional. Townends collaborate with competent third parties who work with new tenants
to make certain that referencing, utilities, inventory etc are easily arranged in good time for the start of tenancy. It just makes the whole process simple and seamless from start to finish.
From a tenants perspective, I couldn't recommend Townends Putney more.

Mark Godfrey was the person that I was in contact with, not only was he keen and attentive to understand what my girlfriend and I wanted to find but also delivered on the specifications that we'd given him.
Further to that Mark is a nice chap that clearly see's customer service and building a relationship as a positive in his job when so many other estate agents just don't want to interact with you personally.
For sure I will be using Mark next time we're house hunting.

This is the single worst agency I have been dealing with in 6 years of renting in the UK. This guys have zero understanding of what being professional means. Zero understanding of their own code of conduct, no respect for the contract whatsoever and they believe that mocking and threatening you is a viable strategy to deal with tenants.
Very shady communication, I am even doubting there is a landlord on the property and is instead them under an alias as I keep sending message to the landlord without including them (property supposedly is not managed) and the director replies back almost every time.
They have been in breach of contract since day one. Now it has been 2 months and they are still trying to cut corners and wear me off instead of doing the job they agreed on the contract.
I had a horrible time when I checked into the house few months back.. The inventory clerk was already inside the house and he refused to do the inspection with me (COVID, they say). When they sent the report it was all wrong and I had to dispute almost everything. I had requested for professional cleaning (I don't usually ask as I always thought it was a given but due to COVID I wanted to be sure) but it wasn't done..the house was in a total mess and I had to cleanup it by myself.
There were also lots of things to be fixed prior to the move in day, as the property was in really bad shaped. Not a single thing was fixed.
As per agreement (yes, it is written in the contract) they had to complete everything within one month...guess what? we are two months in and I am still fighting with them.
The play on wearing you off and make you desist, like many other agency, but they reached a whole new level.
I am shivering at the idea of the boiler breaking or other maintenance issues while and I am sure I will have to fight with my teeth as they will try to scrap money from my deposit with some excuse.
It will be a cold day in hell before I do professional cleaning or leave them a penny when I move out.
I have reported them already at the property ombudsman and council and I am going to sue soon as this has become ridiculous.

Towends Putney are filled with crooks. Avoid at all cost both as landlord or tenant even if it's the best flat you got. There maybe one or two good souls but the agency is filled with arrogant rookies who will take the first opportunity to take you for a ride and fleece money.
Their front office agents are the most horrible lot... They may talk the sweet but are the wolves waiting to prey on you... They don't care if you have a baby or what personal situation you are going through... They will pressure you into paying the holding deposit as earliest and once you are hooked they will pressure you to sign a lock-in of a year or more.... but caveat..they can evict you anytime after six months.
I had a horrible time when I checked into the house few months back.. I had requested to be present at the inventory check-in but they goofed up the date and time... And I had to wait at the door for an hour just to learn later that inventory check-in was completed earlier in the day. To add to dismay, I had requested for professional cleaning but it wasn't done..the house was in a total mess and I had to cleanup the house...
As the property was agency managed, we had high expectations. The property servicing team is bit okish and do come to rescue but in their own sweet time. Victoria is kind and helpful, does a good job.
In my case there were things to be fixed which I had requested to fixed before we moved in... Not a single thing was fixed. It took roughly 3 months to fix it. And they had charged a bomb to fix things to the landlord. The house had a small electric boiler without enough insulation... we requested many times to replace the boiler or improve insulation.. but it went on deaf ears. This is apart from many other lil issues... probably the jacked up cost was prohibitive for the landlord.
Later in the year they came for annual checks...after the director saw the property..he wanted a higher rent...even when there wasn't thing improvised to seek one... A week later they simply sent a notice of eviction... I requested to negotiate but the director at Putney was too arrogant and wanted us out. They even tried to charge us more rent for rest of the tenancy simply bcos my parents were around for a months to help us with our baby...
In can't express how unprofessional this agency is..for property viewings they would want to visit at short notice of an hour or two. When we resisted, they started bullying us with rental agreement. Since I wouldn't buckle, they started calling my wife and harassing her... Never met such insensitive lot....
Their accounts team are another blunder..they have a weird way of calculating end of tenancy... When we contacted them, most of them are clueless and repeated the same thing over and over again. They weren't even sure that they had sent us an eviction notice...
When we finally left the property they decide to deduct money from our deposit.. guess for what... professional cleaning which was never done and jacked up price of a fully functional hob that had few black spots due to regular wear and tear.. we fought back and raised a dispute with Mydeposit and finally got our deposit in full but it took quite a while.
If anyone has Townends as their agent...Only way to survive this agency is to fight back...
If you are considering their properties...beware choose better ... Else you would be cheated, bullied and harrassed. I don't wish anyone else goes through what I went through. Believe me there are better agents but not this one stay away.

Editing review after a great pre-rent experience, but a shocking after rent experience. Things we agreed with the landlord through Townends (removal of furniture, new carpets) were not passed along meaning we and the landlords signed on different terms... not great. Townends did end up making it right with the landlord and helped to arrange for the carpets to be put in, but it was a stressful few weeks for us in what would have already been a busy time and Townends caused a lot of that.

I was lucky to get in contact with Mark Godfrey and David Barker, when I asked Townsends for information about a 2 bedrooms flat for rent in Putney. First of all, Mark interpreted wisely even the slightest detail of the requisites of the flat I was looking for (and thus the very first flat Mark showed me was perfectly tailored around my needs, and I could made an offer). But apart from this practical shrewdness, Mark's and David's competent and friendly guidance helped me quite a lot to cope with the red tape for the tenancy contract, which involved the complex processing of the financial referees, proofs of address, etc. (complex and disorienting, indeed, at least for an EU pre-settled citizen almost totally unexperienced of it).

Cancelled a viewing 10 minutes before the appointment. Useless. Despite what the reply says, I was only called 10 minutes before the appointment - it was not a case of missing messages. The agent apologised for being in a meeting so hadn't had a chance to tell me that the property has gone the night before. Another agent called to apologise the next day claiming the property had gone in the morning. Mixed messaging. Clearly a sign of an excellent company.

Passed around from agent to agent and then blamed when the referencing paperwork was delayed. Misplaced multiple documents and then got undercut two days before our move in date. This has left us in limbo with no where to go, having to rent out storage and stay in temporary accommodation. Unprofessional is an understatement.

Poor customer service. Had a property pulled from under our feet 2 days before the move in date as the landlady ‘wasn’t comfortable’ with us as tenants although we have perfect references and excellent credit scores. I wouldn’t recommend as we’d been messed around since the beginning of the enquiry passed between 3 separate members of staff and poor communication on the end of the landlady to us. If zero was an option I’d have given them that. Don’t waste your time here.

Even if I found a flat at the end by a private landlord, my main contact Danielle Quincey in Townends was really professional, warm and make a good follow up of my viewings and send me properties who can suits to my expectations. She always take time to call me when she has a property to offer me. All the viewings I have done were great and the agent always been professional. I have been really satisfied by the experience.

I had been looking for a flat for two months, had spoken to countless letting agents who couldn’t be bothered to take the time to help past the minimum duty, or even that. Hugo took the time to really understand what I was looking for, and since finding me a flat has taken the time to make sure everything has gone perfect with the whole process. Worst experience with an estate agent in the year that I was looking to buy a property. I found out from a seller that she had rejected my offer on advice from Townends because they told her that I was a "dodgy buyer" and that I had gone "radio silent". All worked out for me in the end as another agent helped me find my dream home and I moved in within 2 months from the day my offer was accepted.

She was out right one of the most professional, understanding and kind hearted estate agent I have ever dealt with. She listened cery carefully to my needs and understood what I needed to be done. She is an absolute credit to the sales team!! Definitely would recommend anybody whom wants to sell or buy to use Ellie as she will cater to all your needs. She doesn’t make you feel under pressure to do anything as I’ve had such experiences in the past with other estate agents being so pushy. She was so calm and caring and showed that extra plus 1% that you rarely get with other agents! She went that extra mile to make sure everything went down properly!! Probably the worst service I have ever had from an Estate Agency. Firstly unable to confirm agents fees 'stating I could pay what I wanted' then called me 15 minutes before an inspection at 6:30pm to cancel 'as the property was actually let', when I had travelled from central London. Honestly would advise to go somewhere else!!! Useless ... don't use ...

It is very hard to describe how terrible Townends are as a agency. There website mentions there values none of which I could honestly say they remotely achieve.

Professionalism - 0/10 (They cant even keep there stomachs in there shirts),
Customer Care - 0/10 (They don't care about a tenants health or safety)
Safe to say I am very upset and angry at there level of service and being forced to consider getting the Environmental health agency involved is appalling.
