Suela Kingji has been the most irresponsible person I have ever dealt with. I’ve been repeatedly calmed down by my partner not to take action, but today’s experience went above and beyond — unfortunately, not in a positive way.
Since placing an offer to rent the flat, I’ve been ignored, had calls unreturned, and messages unanswered.
On the day of key collection, no one seemed aware we were collecting them, and no one contacted us — I had to chase it myself. The property inventory hasn’t been completed within 29 days and had taken place at 7pm on the day when I had most personal items in the property.
The requested deep cleaning promised by Suela wasn’t done. Issues raised during the viewing — such as electricity problems and missing bulbs — were ignored, not done after we moved in. My fiancée found broken glass pieces on the carpet. The bathroom electricity doesn’t work properly, and now, just 1 day after moving during the long weekend, the power has gone out completely and can do nothing about it as today is bank holiday.
I found an email in my spam folder explaining that it’s a top-up meter, which I cannot access or top up today because didn’t have account and it’s bank holiday - so tonight staying in previous property over night.
Absolutely awful experience. I hope Stirling Ackroyd management will pay attention to what extend this has gone.

We used Stirling Ackroyd to rent a flat in Chiswick, everything was fine with them in finding somewhere, but my real problem has been with them in after leaving, landlord agreed to release our full deposit back but Stirling Ackroyd have been utterly useless in giving our money back, completely unresponsive to emails and to give the final kick we have been told they have an IT issue and it is not likely to be resolved soon, certainly not within 2 weeks of the landlord instructing them to release the deposit. How hard can it be for a professional organisation like this to process payments quickly and efficiently? Certainly never had this problem with previous estate agents who would process the payments in a quick and fair manner. I understand that we are no longer clients of them so they probably don't care as much but to be honest the next time I will need the requirements of an estate agent in Chiswick then these guys will be the last ones I turn to.

Can’t be trusted!
Don’t really care about the tenants after they move in nor about ensuring that the properties they rent are habitable.
If they end up managing the property, you will most likely end up with no sanitation for 5 days, no hot water for 2 weeks or renting a property where you can’t stay during the day because of the smoke and smell that comes from the restaurants below! The smoke and smell is so strong that it makes you sick - itchy eyes, coughing, nausea, headaches etc! On top of all that the smell goes into your clothing and you can not get it out whilst you reside in the flat!
Nothing can be done is their no 1 answer, they like to drag things as much as possible and even say things like “no one has complained in 20 years”. In the meantime the council has a record that I’m not the only tenant complaining but Stirling Ackroyd somehow thinks it’s normal to keep renting inhabitable properties and not following a basic clause in the contract. No apology or compensation at any point.
I strongly advise not to deal with this agency especially if they plan to manage your property - they either drag the issue or lie to you, or even worse blame you for something going wrong. For example, saying things like nothing can be done, landlord on holiday for 2 weeks we can’t do anything until he returns, if there is a urine smell in your bathroom it most likely caused by the cleaning agents you use etc and 8 months later no change in anything but the rent is to be paid in full.
And DEFINITELY do not to rent a property in the building where the Chiswick branch is located or the building next to it! The landlord doesn’t care about maintaining the property and making it habitable nor will ever care (the council having the record of previous tenants complains proves it).

We have recently moved into a property which was handled by Sterling Ackroyd.
The customer service received from enquiry to post move in day has been outstanding. We had our viewing with Andrea who was friendly, informative and happy to answer all of our questions. We expressed our original interest at the property and Andrea informed us of the next steps. Our main point of contact throughout has been Suela. Suela was super friendly and helpful throughout. As a first time renter, Suela answered many of my questions and queries without hesitation. Emails and calls were responded to on the same day therefore contact was never an issue. Suela also contacted us on the move in date to ensure we had moved in without issue and to generally check in to see how we were.
The whole process was seamless and both myself and my flat mate felt very supported and confident with Stirling Ackroyd in Chiswick and with all the friendly employees we had contact with throughout the process.

We are tenants in a property “managed” by this agency.
I have never seen any company (even outside property management) being so disorganised. They really excel in ignoring emails and are always ridiculously apologetic instead of doing the actual work.
Some repairs had to be done in the flat which we requested and if we do not follow up on a daily basis we don’t even get a reply. Sometimes we get promises that something will be done on the next day and if we follow up on the next day we receive an out of office emails.
However, they are very good in chasing us on things that are coming from the landlord. When a questionable rent increase was “offered” to us we were called multiple times and receive numerous email chasers.
I would not recommend this agency to anyone including landlords if they do want to keep their tenants in the flat over a longer period.

I would highly recommend Stirling Ackroyd after receiving such a high quality service from Dawn and Aggie. After unsuccessfully marketing my property with two different agents prior to Stirling Ackroyd to say i was a little hesitant to start all over again would be an understatement. I couldn’t thank Aggie and Dawn enough for making my purchase happen! We were in chain with my apartment being listed for sale in a different city with a different estate agent. I’ve run into major difficulties with the Sale meaning I wouldn’t be able to complete the purchase in Acton with Townends. Aggie and Dawn went out of their way helping me on my Sale (not even receiving any commission as the sale was through a different Agent) only to make sure I can sell and therefore complete the Purchase with Townends. It’s taken us four intense weeks and tremendous amount of effort to resolve all issues. I’m not sure if the seller ever realised what an amazing customer service they received from Townends! I was selling my shared ownership flat and was recommended Dawn and Townsend by a friend. It really was the best decision as the sale ended up being quite complicated linking in with all involved. I didn’t feel like I was working with a big estate agent company, more that it was a local business. They took time to get to know my development and helped prepare the flat for the sale. Throughout Dawn and Aggie were professional, hard working and responsive- at one point I think we were speaking nearly every day. They were also so supportive, taking time to explain processes and linking in with both solicitors helping to nudge them in the right direction (to put it mildly). I have now doubt that if I hadn’t gone with Townsend my sale would have fallen through. Couldn’t recommend them enough, your sale would be in a very safe pair of hands!

I would like to highly recommend Townends Estate Agents.
After a painful 14 months (!!) spent in the process of buying a property, they were the only competent professionals in the whole operation.
While the solicitors for the seller were nonchalant and unresponsive and I had to go through three different lawyers at my firm due to the pandemic, both Dawn and Aggie were patient, supportive and communicative at all times. They handled this protracted purchase with humour and class. I can’t recommend them enough!

We are very pleased with how Townends have handled the sale of our Chiswick flat - they have been real stars. We considered several agents but chose them because their sales team, Dawn and Aggie, impressed us as genuine, honest and hard working people who knew the market and loved their jobs. If we were buyers we would feel comfortable buying from them and we felt that was an important attribute in an estate agent.
They are particularly good at dealing with people; there's none of the exaggeration and b/s that we have found with other agents that have sold our properties (and we have sold a number). They were professional, realistic and engaging. They made sure the flat was dressed well for photographs and then collected written notes from us so they could give informed answers to potential buyers. Aggie did all the viewings and she has a pleasant and infectious personality than people really warm to.
The whole Townends team communicated well with us - plenty of phone calls and emails to keep us updated throughout the sales process, and they have a dedicated progress chasing team who ensure the solicitors and mortgage lenders do their bit when they need to. They certainly don't just work 9-5 office hours either - they all communicated evenings and weekends so we were always in the picture. We felt that Dawn and Aggie ran things like it was their own business but with all the advantages of the Townends group - and that's precisely why things worked so well and they secured an excellent price for us.
I will definitely pick them again and can recommend them wholeheartedly. It's well worth picking the phone up and asking for Dawn's advice on a sale - you won't get the flash, over-confident front person trying to secure your business that I've found elsewhere, you'll get down to earth, straightforward advice from people who know how to sell your place.

From personal experience, I can confidently recommend Townends services for buying and selling property. I was lucky with finding and buying an apartment a few years ago through Townends (Ealing), when I was told that my budget is only fit for further areas! It only made sense to ask Townends for help again when I decided to sell the same apartment.
On both occasions, I found that the services were offered at very reasonable prices, given that i've seen price quotations from a handful of agencies.

They say that buying a house is the most stressful thing you can do but thanks to Townends the entire thing was remarkably stress free and actually quite fun.
Dawn took us to see the property 3 times. Each time she gave us all the new details we had asked for (we had many questions!) and showed us around. We found the experience very easy and we were never rushed for time or left waiting.
Making the offer was smooth and communication was always punctual and informative. Being a first time buyer I had no idea what to expect. I was soon bombarded by mortgage, solicitor, legal, insurance, council, environmental and chain information but Dawn was able to point us in the right direction every time and reassure us that everything was going to plan. Without the team at Townends I would have lost my sanity soon after the process began.
