The whole team at Wards have been amazing throughout our experience, but myself and my partner would especially like to highlight Swarnim for the outstanding support he has given myself and my partner. We honestly couldn’t recommend Swarnim from Wards highly enough. From the very beginning of our journey as first-time buyers, he took the time to really listen to what we were looking for and made us feel completely understood and supported throughout the whole process.
Swarnim was incredibly friendly, approachable and reassuring, which made what can be a stressful experience feel exciting and positive. He went above and beyond for us – even working well past his finish time to take us on extra viewings, which ended up lasting almost two hours over! Not once did we feel rushed; he was patient, knowledgeable and genuinely invested in helping us find our ideal first home.

Think we can all agree moving house sucks, I lost my buyer twice and overall it was about 15 months total before I moved out .... We will never be able to thank Monika, Lauren and the rest of Wards enough!! We used Wards after being really let down by another estate agents! And they really did come to the rescue! They sorted opened houses, did mass ring rounds and even after a mishap with our buyer sorted out even more viewings for us all within 24hrs!! The ladies are so professional and really do get know their sellers and the properties to find the right buyers! We went via a cooperate process and Lauren and Monika went above and beyond dealing with the company and all the other agents in the chain to try and make it as smooth for us as possible! Long story short, my partner and I are first time buyers who are looking to buy a property in Snodland & the surrounding areas.
We have been dealing with Monika from the start. The initial experience was good albeit this changed quickly.
We were due to visit a property today (which we informed Monika that we were very interested in). Initially, I asked Monika to book us in for as many viewings as possible today so that we could have a comparison of similar properties in the area. This did not happen and I appreciate that not all sellers are willing to offer viewings on weekends, but Wards has 15 properties alone in Snodland within our budget range. Are none of them are willing to offer viewings?
We also stated that we would be happy to view surrounding areas, so surely a keen and engaging Estate Agent would accommodate and tailor to your requirements, especially if you are in a great position to make offers?
I informed Monika that we would prefer to potentially re-schedule our viewing for next week where we can hopefully fit in more viewings with Wards. I got an almost "guilt-tripping" response saying that the owners took time out of their day to prep the property etc. so I agreed to visit the property today at the time we agreed last week.
An hour after, I received an email from Monika saying that another and I quote "KEEN BUYER" has been booked into our slot who to Monika's belief had a higher budget than us.
The property we were enquiring about is £325k. The other "KEEN BUYERS" had a budget of £350k.
Without asking us if we had more gas in the tank, Monika clearly assumed we could not compete with this other party and gave away our slot. This is extremely degrading as we have been saving for years and I informed Monika we would be willing to compete for the right property.
Our budget is £500k+ if need be.
My partner is extremely disappointed and truthfully so am I. I really hope this review reaches a senior party. This is not a great reflection on the branch and the customer service is highly questionable.

We mainly dealt with Monika from the Snodland branch when trying to purchase our first house together and although we didn’t end up finding a house through Wards, we couldn’t have asked for more from Monika! She was so helpful, clearly put a lot of effort into the search and even when we had found properties with other agents she kindly continued to offer her support and advice when asked. The house hunting process was definitely a stressful experience (no fault of Wards at all) but again, Monika helped us weeks to months after finding a house elsewhere and definitely helped us understand everything that comes with the house buying process. She also recommended Mortgage Matters Direct, if you are able to speak with Marc (particularly as a first time buyer) then he will also provide a great service!

Wards Snodland are a hidden gem when it comes to properties, they are welcoming and friendly taking you through every step and learning and engaging in you as a person, i have struggled with so many estate agents do not listen to your wants and needs and will bombard you with unwanted calls, emails and texts. Wards Snodland is different Lauren, Tahlia, Caroline and especially Monika have been nothing but outstanding in every step I have taken with them. A special thank you goes out to all the staff at Snodland but especially my main two, Sam and Monika whom I mainly dealt with.
A stressful process was still stressful but made so bearable by these two lovely ladies who were professional to the core but so friendly and helpful always.
Our Sales Progressor was Debbie Ludgate. Debbie from the off was helpful, professional & knowledgeable but so likeable and friendly. Any queries were explained or looked into and she came back to you asap with the answer. When it came to sorting completion dates, although exhausting trying to all agree, Debbie ploughed on with her usual efficiency & dedication.
I would highly recommend Wards of Snodland & Debbie Ludgate to be your Sales Progressor in a heartbeat.

Not quite sure where the poor reviews have come into play here as our experience with Wards was above and beyond. Not only did they get us from SOLD to completion within 40 days! They also took time and care to resolve any worries and concerns that me and my partner had in regards to modern auction etc. Could not fault their efficiency and speed in everything they did. Especially Monika and Lauren who was always in full knowledge anytime I phoned. Never a question left unanswered. I think it is apparent that you get what you pay for and whilst we had "cheaper" agencies value it was clear they was not offering the behind the scenes devotion to selling our house that Lauren and Monika offered. We requested a valuation from Wards in Snodland, with the view of using them to sell our property however, due to their lack of transparency surrounding the commission they charge we opted for another more honest estate agency to sell our property. An estate agent’s fee is a crucial factor when selecting an agent to sell your home - I requested this 3 times from Lauren , yet she refused to divulge their commission upfront without paying us an unnecessary second home visit which I refused. This was a huge red flag for me, more so, based on the reviews I read online where others had mentioned Wards being evasive when discussing costs and then being massively over charged - a risk I was not willing to take. Although I had informed Wards that I had absolutely no interest in using them to buy or to sell my property, they have continued to harass me. I am constantly bombarded with calls, texts and emails from Lauren and various people at the Snodland branch - they are relentless. Their aggressive bullying tactics are beyond acceptable!! The biggest mistake I made was inviting them into my home for a valuation!! I can’t imagine the stress I would have gone through if I had selected them to help sell our home.

Avoid at all costs. They are basically scammers.
They had a house listed which we offered on. They were very pushy to use their solicitors (Martin Tolhurst) despite me saying several times that my partner used to work for them and they were atrocious.
Once we had the survey done on the house it was found to be falling apart, repairs/extensions weren't done to code, and the seller had covered up lots of damage in the hope that we wouldn't notice and would buy the house way over value.
We told Wards about this and pulled out of the sale, but Wards re-listed the house with no changes in order to try and scam someone else too.

We cannot thank the team at Wards Snodland highly enough for our recent house purchase. The service they provided us was superb, especially Samantha Turner (our initial contact when viewing) who was there when we had a slight wobble before getting our offer accepted, Karen Tydeman (Sales Progressor) who kept in regular contact with us all the way through and had a knack of making the complicated process understandable and Lauren Kelly (Branch Manager) who made us feel super special when we collected the keys on completion day.
Although we were not their direct clients, they did more for us than the company dealing with our house sale, not that I am complaining about the service they provided as we were under no illusions when we went for the online mainly self service option but you really do get what you pay for and the difference was immense.
We also could not have completed so quickly with out the amazing service from Kevin Denny and his team from Martin Tolhurst Solicitors who were recommended by Wards. Without the diligence of them and Karen our purchase would not have gone a smoothly as it did in a relatively short time.

Selling a house (first time) was an incredibly stressful experience you wouldn't wish upon anyone, yet I would thoroughly recommend Lauren and her team to get the job done. They were very supportive, and communication was always up-to-date, even when the office had "closed". They would even call-in to check up during weeks with no update but to keep us informed of their sales strategy and what they were working on next. We originally bought the house through Wards a few years earlier and the service has improved significantly. We had friends who suggested that Wards were the only company to get their house sold, and we are glad we entrusted them.

I have never written a bad review before, however, I feel the need to warn people about the horrendous experience that we have had with the Ward and Partners Snodland branch.
We wanted to buy a property that they were advertising, and the sales team started out very friendly and professional until we told them that we already had a mortgage in principle in place and did not want to use their recommended mortgage adviser, Dave Vitler. I am not exaggerating when I say that we received a phone call every single day from the snodland branch trying to persuade us to use Dave as our mortgage adviser, they were using very aggressive sales tactics, however, we politely told them that were happy with our adviser and did not want to change.
We made our first offer on the house, and despite repeatedly asking, Ward and Partners never gave any indication on how the sellers felt about our offer. I emailed Candice to book in a second viewing and our email was ignored. We eventually booked a second viewing with Leslie by phone and on this viewing it was the sellers that told us that they had declined our offer. We made our second offer to Ward and Partners, and the phone calls to use Dave became even more aggressive and we eventually agreed to talk to him. And even though we had no relationship with Dave whatsoever and he is not actually employed by Ward and Partners, he was the one that called us to tell us that our offer had been accepted. On this call he told us that ‘he had gone over and above his job role trying to persuade the sellers into accepting our offer, he even had to go to their house to try and talk them round, and eventually the sellers agreed to accept our offer on the condition that we use Dave as our mortgage adviser, because the sellers only trust him’. He repeatedly told us ‘I hope you appreciate what i have done for you’ and put us into an impossible situation to use him.
We were also told by Candice that the sellers will be using their recommended solicitor, Martin Tolhust, and the process would run a lot smoother if we were to also use Martin Tolhurst as our solicitor. We agreed to this as we wanted the process to be as stress free as possible.
After we had our offer accepted, Ward and Partners were quite clearly done with us and we never received call backs, responses to our emails or any updates. We really did not have a clue what was going on so we took it upon ourselves to contact the sellers directly and we were surprised to learn that Ward and Partners had also dropped their contact with the sellers, and they too were unsure what was happening. This was when we found out that the sellers were not using Martin Tolhurst as a solicitor at all, and they met Dave Vitler once and made up their mind quite quickly not to use him as ‘he is a cowboy’.
We are very disgusted by the misleading conditional selling used by the sales agents and following our complaint and receipt of our Subject Access Request, it has also come to light that our second offer was not even put forward to the vendors until the day after we had spoken to Dave.
The snodland branch is very untrustworthy, manipulating and will drop you as soon as the offer has been accepted. I cannot stress enough how much unnecessary stress Ward and Partners have put us through and I urge everyone to avoid them.

I viewed a flat that they advertised as accepting housing benefit and the deposit scheme from them, they council viewed it/analysed it and gave w&p a list of things that needed doing before it was safe for living in (some dangerous electrics and plumber etc, front door barely shut/locked) and we arranged another visit 5 weeks after when we was told the work would be done etc. Paid a admin fee, so go back 5 weeks later with the council and the man who met us there said I don’t know why you need to view it again? When I explained about the dangerous parts etc they said “oh we forgot to let the landlord know about them” and then rented the property to someone else 4 days later yet never refunded my admins fees as apparently not procedure. Very very unprofessional and didn’t take anything seriously. Rung me 2-3 times a day when I was enquiring yet as soon as we have them the list didn’t hear a thing from them and was a huge chore to contact them and even had to go in to the office multiple times because emails and phone calls where never returned.

If you are looking for an honest, fair and trustworthy estate agent do not use Ward and Partners ("W&P"). I have recently used them to sell my property, and whilst I was able to find a buyer the way they conduct themselves from Sales Negotiating, Sales Progressing and Complaint Handling is unbelievable.
They do not take anything seriously, which is really concerning when there is clear requirements set out in the documents imposed on Estate Agents to adhere to and they do not follow. I have done a bit of research before making my complaint and found on multiple counts Ward and Partners to breach the Estate Agents Act 1979 (EAA 1979) whereby they are required to act in the best interest of their clients, and that both buyers and sellers are treated honestly, fairly and promptly. In addition to this my buyer and multiple other customers had witnessed or fallen to aggressive sales tactics through unfair or misleading trading practices and misleading omissions. This is a requirement under Consumer Protection from Unfair Trading Regulations 2008 (CPRs) of which W&P are required to follow. Finally, I was also shared information on my buyer which I found to be quite personal information (Where they currently live, amount of their deposit, what they do for work and that they had an existing property on the market with W&P that they are struggling to sell) I am sure that you would agree you would not want the owner of the house your planning on buying knowing this much detail! This is again a clear breach of the General Data Protection Regulation (GDPR).
I am hoping that now you have read this, you will get a real taste for what these 'cowboys' are like. I wouldn't even bother with their complaint handling process as that too has flaws and is extremely biased.
I cant comment on other Estate Agents but I would strongly recommend you not to use W&P!

- Once they sign you up they dont want to know you after.
- Aggressive Sales Tactics where they try to force you into using their "Recommend" Solicitor and Mortgage broker.
- They share personal/confidential information about you to others without your knowledge.
- Totally unprofessional

I rarely ever complain, in restaurants ect I normally just let it go but won’t go back again kind of thing, but my experience with Jane the “branch manager” has been so appalling I feel I owe it to all the other people that are going to get shafted too! I’m a single mother of two children, havn’t moved/ sold before & trusted Jane when she visited me, maybe because she was a lady I don’t know. She valued my property £20,000 higher than the other agents & she was so confident I would achieve it. I now know this was all a lie just to steal my trust & business from her competitors! Only 3 weeks into marketing she kept badgering me about lowering the price, saying my price was why I wasn’t getting offers- almost bullish behaviour & the kind bubbly lady I originally met was not who I was now dealing with.... I happened to bump into a couple that viewed my property on the school Run one afternoon & to my horror they confronted me about an “Offer” they had made & I had rejected... I was so embarrasssed I had no idea what they was on about. Long story short, I rang jane as soon as I got home & surprise surprise she lied fluently. In the end I contacted the couple privately on Facebook & done a private deal. Saving me a lot of fee’s - I now know wards are charging far more than any other high street agent!!!I am now moved & settled. Please be careful. Wards are a huge company & we as customers are not thought of or looked after. It’s scary how deceitful jane was with my biggest asset.

I have never written a bad review, however, I feel it was needed on this occasion. I found the customer service very poor-phone calls were often not returned and I was not kept fully up to date with the progress of my sale. I felt that on more than one occasion, I was given information to sugar coat the situation. I have encountered communication issues with Ward and Partners (Snodland) when buying and selling-I will not be using this branch again & will certainly not recommend it to friends and family. I have since used a different estate agent and can confirm to have received first class service!
On a positive note however, I was very impressed with photos that were taken of the property and how it was marketed online.
Such a shame as with the right management and guidance for the staff, this branch could provide an excellent service.

After finding a so-called buyer for my property, Ward asked for my solicitor's details and that the property be promptly removed from the other estate agent's listing. I had paid £200 solicitors fee which I couldn't get back before 50 days later I found out the buyers had not sold their house and in fact they never had "money in their pocket" as I was first told. I asked Ward to remove the property from their listing as I was going to sell the house through the other estate agent on a sole agency basis. Two months later and despite numerous calls my house is still been advertised for sale by Ward!
