I’ve really appreciated Winkworth’s assistance since moving into one of the flats they manage. I’ve been renting for just over a decade and they are definitely the best agent I’ve had as a tenant, they are professional, responsive and have a good repairs and maintenance reporting system. I want to particularly call out Mohammed A. who has been the property manager for my flat since moving in. He’s been very helpful and responsive with answering any questions about the utilities of the flat and assisted me reporting the maintenance queries with the flat. He’s knowledgeable and thorough in his responses and generally provides an excellent tenant service. I would recommend renting under Winkworth to friends and family.

I completed on a flat purchase this month, which was advertised by Winkworth, and dealt with Nadine.
To summarise my experience, it was surprisingly straightforward:
1) During viewings (I viewed a few around the same time), all the information needed to make a decision was provided by her upfront (e.g. leasehold/freehold situation, seller’s chain/chain-free position, etc.)
2) From the point of bidding, to having an offer accepted, to facilitating access for various tradespeople to check things in the property, to exchanging and completing, she communicated clearly and promptly. Without her nudging things along, I think the process would have drawn out much longer.
From a buyer’s POV, I can’t fault Nadine or the rest of her colleagues at Winkworth - they’ve been really good!

Dear Hadia, Farah, and Alina,
Be careful: this estate agency not only let the property in horrible conditions and unfit for habitation, but also fabricates cases and misleads other professionals. I have been requesting the licences of the workers for over two months, and the pest infestation report for over a year and a half. No documentation has been provided—only a fabricated case with false documentation and no supporting evidence, as usual. A fabricated case was raised claiming that gas and electricity safety tests were conducted by licensed workers, when in reality unlicensed workers were used and false documentation was submitted. Someone needs to investigate this agency for its practices and corrupt activities and licenses.
Please check more carefully when sending unlicensed workers and falsifying documents, especially when there is no report or documentation to share. I am still waiting for the licences to be provided to the Merton council for investigation regarding legal compliance and the submission of false documents.
Is this all the agency can do—to scare people and take advantage of them? This is a shame on the entire company and on Winkworth, which allows staff to behave in this way.

My husband and I have had a great experience with Winkworth Tooting Bec. Its the first time we have rented a property. The team has been incredibly helpful and professional throughout. A special mention to the maintenance team – they’ve been responsive and efficient whenever I needed assistance and also the member of staff who handles the contracts made the whole process smooth and stress-free, which I really appreciated. The communication lines between myself and the agents were clear and they responded in a timely manner. Overall, excellent service and highly recommended!

I rented through Winkworth Tooting Bec. Since the tenancy began, I have experienced persistent and serious breaches of basic tenancy rights and unacceptable professional conduct, including but not limited to:
Inaccurate Check-in Report. I discovered a flea infestation, which had not been disclosed. Despite repeated attempts to contact the property manager, I was forced to treat the issue myself.
Essential Repairs Ignored: The boiler was faulty, and we had no hot water from day one. There was also a leaking toilet, which we had to pay from our own funds.
The agency sent unauthorised handymen who were not registered to carry out maintenance work, then booked new appointments for the same issues and blamed us, the tenants. False certificates for both gas and electricity, and complete mismanagement of the property.
I have also escalated the issue to the internal Client Relations Team and the Property Redress Scheme — both decisions were falsified and corrupted.
I would never recommend contacting them; it’s only corruption and a waste of time, including the director, who is fully aware of all the issues.

We rented a property through this agency trough Alina and Farah and it was one of the worst experiences we’ve ever had. I strongly advise anyone considering renting from them to check the gas and electricity certificates carefully before moving in, as they are likely to be falsified.
Both the Client Relations Team and the Property Redress Scheme seem to be acting in a corrupt and dishonest way. The whole process feels rigged, with no real accountability. I wouldn’t recommend dealing with them — it’s a complete waste of time. Even the director knows about what’s going on but chooses to ignore it.
From day one, we had a broken boiler and a severe flea infestation throughout the property — none of which we were informed about before moving in. The agency’s response was simply, “Sorry, we didn’t expect this issue.”
Unsafe and Unsanitary Conditions: five vans of rubbish and the shed was full of rats and foxes. When we reported these serious problems, the agency replied, “Sorry, it looks alright to us,” and claimed that “the landlord doesn’t have the money.”
Be careful as well once they say that they have a copy of your keys and can come to “check” or “inspect” the property, they take photographs throughout the whole house unrelated to any maintenance issue and don’t even inform you. So if you’re not at home, you wouldn’t even know about it.
The conditions we were subjected to — living with fleas, rubbish, and rodent infestations for months, while dealing with negligence and disrespect from the team were deeply distressing and do not reflect the responsibilities of a regulated lettings agency.

I don’t usually write reviews, but want to warn others before they consider renting with Winkworth.
I rented a flat with my partner through Winkworth (Tooting), which we stayed in for two years. Throughout the tenancy they were reasonable but this changed significantly when the tenancy ended.
When we moved out, they attempted to make several unjustified deductions from our deposit, which were ridiculous and led to a huge waste of everyone’s time. It felt like Winkworth were fabricating issues on our end of tenancy check out in order to claim money from the deposit and trying their luck by seeing if we would accept these or bother to go through the deposit protection service dispute resolution service.
There was a significant discrepancy between the quality of the start vs end of tenancy photos. Some of the proposed charges at the end of our tenancy seemed ridiculous given how we received the property, such as being charged for “drip residue on the inner surface of the washing machine” at the end of our tenancy despite initially moving in to a flat with previous occupants’ belongings still inside and kitchen cupboard full of crumbs, for example. In addition, damages were attributed to our occupancy that were present before we moved in, such as a broken fence panel in the garden, which we had luckily taken time stamped photos of when we moved in, showing that the broken fence was already there.
I explained to Winkworth that we had photos evidencing all of this not being our fault/already present when we moved in, that we had had the flat cleaned professionally (and to a higher standard) compared to when we moved in and that the detail and quality of the start vs end of tenancy photos was not consistent. They didn’t seem to care and we ended up having to invest time in the Deposit Protection Service dispute resolution process detailing our evidence before our deposit was rightly returned.
The whole process was completely unnecessary and felt somewhat exploitative by Winkworth. It costs them nothing to claim deductions from the deposit, whereas to renters is means formatting evidence for the DPS and delays the return of the initial deposit.
In summary - if you’re planning to rent through Winkworth make sure that you take your own time stamped photos the moment you enter your property and be prepared to have to go through the deposit resolution service to get your money back at the end no matter how well you clean the place.

I had previously tried to sell my flat a few years ago with a different agent and it wasn't a fun experience, so I went into this sale with a bit of trepidation. But right from the initial valuation I had absolute confidence in Winkworth. They knew their market and they knew the area. They told me exactly who they would market it to and didn't overvalue it (or undervalue it either). Connor Marney ended up being the one in charge of my sale and he kept me informed at all times. He'd done a tour of the flat before showing it to potential buyers (which had not happened with my previous agents), so he knew what to highlight, and I never really worried that it wouldn't sell. And it did - very quickly - to a keen buyer. And they stayed in touch throughout the process between offer and completion, answering the buyer's further questions. It was one less thing to worry about in what can be a stressful process. Excellent service.

I am writing this review from the perspective of a tenant - I’m sure that experiences selling and buying homes or being a Landlord with Winkworth are different, but ultimately those transactions are the money makers so that is to be expected.
Our experience with Winkworth was atrocious, from beginning to end.
On the very first day of us moving in, despite having agreed for a professional clean to be done, the flat was visibly dirty in places (which was picked up by the inventory company). After several calls to Winkworth, the landlord hadn’t cleaned the flat and the earliest they could do was the following day.
When we moved in, various things such as the washing machine, the oven, the bathroom light all one by one stopped working over a period of a couple of weeks/months. These things took time to replace and when I spoke to the management team at Winkworth I was told that the landlord wasn’t a very wealthy person and they couldn’t fix things like ‘Mum or Dad would’.
Things continued to break in our flat and requests to fix were just ignored. Our toilet flush broke and we were without a working toilet for 3 weeks. A wall cracked by a blind and this request was just ignored. We suffered with severe mould issues in our flat, with myself being admitted to the doctors, clothes and shoes ruined and again a damp issue being picked up on by the inventory. We had mould growing on walls on our pillows, everywhere. When I reported this to Barry, we were told to simply open windows more and put the heating higher. No responsibility was taken. We continued to live with these mould issues for 4 years and I simply had to use mould killer twice a week and run a dehumidifier 24/7 which was an increased cost to my energy bills that I had to absorb.
When it came to viewings, paying various fees and dues, we were expected to respond as soon as possible and were chased frequently for answers. When the roles were reversed and overpaid rent was due we weren’t kept in the loop and I had to consistently chase and be left in the dark. It took far longer than it should have done to get our money returned to us. I can imagine this would have been treated urgently by Winkworth if we were landlords and not tenants.
As a tenant, I would strongly advise against using Winkworth and dealing with Alina Farah and Marika. Based on our experience their priorities are keeping the landlord happy given the income they get. Once you are locked into contract they don’t care for you as a tenant and this was our experience over 4 years, so I can’t see them changing any time soon.

Everything on the surface looked good. They spoke very well, were knowledgeable of the area, and valued the property higher than everyone else. However, once we agreed to go with them, I questioned the price and suggested dropping it slightly. They pushed back (which reassured me at the time) but ultimately we had to drop it a couple of months later (we weren't helped by fiddly tenants and the Christmas break to be fair to them though). My big issues were once we found a buyer. Their correspondence dropped significantly then. I had to chase them persistently and it wasn't until I acquired the buyer's number that I was able to drive the chain forward to exchange (I'm pretty sure that's not how it's supposed to work). Ultimately our system of buying and selling houses is extremely flawed, and that's not Winkworth's fault (they were no better or worse than past dealings with estate agents), they're just part of the broken system that needs an overhaul.

I am reviewing this company as a renter,
The system is broken and this company is not making the experience anymore pleasant.
The house was in a great location and was actually very spacious. one star.
We moved into a flat rented from wink worth and managed by the landlord. This was never made clear to us in the first instances.
Pictures were taken a day after the move in. The curtains in the living space were broken, and the faced a main road, we asked various times for it to be fixed, nothing was done for 2 years. We had a small cooler in the kitchen we couldn't work and asked if they could come out and have a look, they sent an electrician and because we didn't see the plug, which was hidden behind a floor board, they attempted to charge us. Bare in mind we asked if they could show us how to work it.
We had an electric cooker, which would occasionally short circuit the whole house, we informed them, they sent someone out and because it didn't occur whilst they were there they told us they wouldn't fix it. We had to get video evidence.
Luckily during the summer the boiler which had been broke various times before , broke again, they didn't replace for 3-4 weeks.
We had the pleasure of being in the care of Mr Diloway the head property manger, who was very patronising towards any of our requests or questions. I hope he carries that same sentiment with all his clients houses. He has a habit of speaking down to others. He never took calls and was always in a meetings.
On various occasions our downstairs neighbour, complaint about cigarette butts had been through into his property, we informed him it wasn't us, we were reported to the estate agent. We were sent a threatening email by the property manager stating that our deposit was now in danger. Without asking us what the issue was, we were treated like children during our stay.
On various occasions like would randomly select one of our to give information to rather than contacting us via email, or just not let us know when people where coming to the house of its various repairs.
The move out process..
We repainted the walls, hired a cleaners for the house and specially for the carpet. Despite the house been spotless apart from the back entry, which we expected and were all happy to pay to clean. We were asked to provide a receipts to prove we had cleaned the property.
Our deposit sat in a scheme, which we had to apply for, we were not told about the application process, which delayed the process further. We had to send various emails to get it back. We then went the legal route as it took 3 months. Once we sent off the declaration letter which had to be signed by a paid lawyer.
Our deposit was realised and they took 300 or so pounds from out for cleaning, missing ikea places and the stain of the carpet

Was an overall really positive experience. Valuation was good, and they managed to get lots of viewings in the first 3 weeks which was great. In the end we had an acceptable offer within about a month and they managed the buyers well - which was necessary as the chain has taken longer than expected to complete.

RENTERS DON'T. Genuinely the worst renters company. Had so many problems - from moving in and leaving me outside the property for hours. Impossible to get hold of, never sorted any of the problems in the property. Haven't sent back the deposit after messaging multiple times. We moved out and avoided properties that were run by them. Extremely unprofessional and cold experience from Alina, it was like speaking to a vampire! She was rude, patronising and unwelcoming, wrong qualities to have in any type of customer contact role and life in general!
Edit 20/08/20 from speaking with the owner of the branch Charlie, its very clear that the crass experience that I received is not a true reflection of the company and they pride themselves in providing exceptional customer service therefore I will modify my rating from 1 to 3.

From a tenant point of view, Winkworth have been very efficient in coming back to us, which is not the case often when you go with a private landlord. I'd recommend their services, and would look out for renting through them in future.
Alina in particular has been most helpful in the weeks leading up to our end of tenancy, at a time where you might expect a slower response or experience.

Nathan, Richard and Charlie all worked tirelessly to sell my house throughout the pandemic. They used their unrivalled local knowledge and negotiation experience to secure a right buyer on terms tailored to my needs. The team screened all "interested parties" to minimise time wasters and give constructive feedback on each viewing. Once under offer the team were completely integrated in the closing proces, maintaining a constant dialogue with both lawyers, the buyer, surveyors, mortgage broker and banks.

Charlie and his team successfully sold our buy-to-let flat during lockdown in April 2020. We had previously marketed the flat with another well-known Tooting agent for five months. The other agent conducted a crazy number of viewings, which annoyed the tenants and didn't result in any offers. So, second time round, I met with six local agents and Charlie stood out by a mile. He knew Tooting inside out, he knew our development inside out and he could provide evidence of several properties he'd previously sold to back up his valuation. Other agents were trying to hook us in with valuations that were 15% higher, but with no evidence of comparable sales. In contrast, Charlie was friendly, professional, knowledgeable and there was no hard sale. Charlie achieved asking price, communicated brilliantly with our tenants and was amazingly reassuring when everything got a bit stressful! I can't recommend him, Nathan and Kadeem highly enough. The actual selling of the property took 2 to 3 months (max), communication was kept open and honest throughout and I felt like the service provided was completely professional. I highly recommend Winkworth, and Angus Morton in particular. Angus listened exactly to what I asked for and only showed me properties within my scope and budget, without wasting anyone's time. Angus spent a long time with me in the final flat making every effort to facilitate viewings, where Angus was unavailable to do a viewing Nathan stepped in. Angus handled the negotiations between myself and seller respectfully yet instilling a sense of confidence that a common ground between my initial offer and the original asking price would be achieved. Angus was also very patient with my travel schedule and work commitments that often meant that I was overseas or out of contact for periods of time during the end of negotiations. I ended up exchanging and completing on the same which was pretty unexpected (there were some delays with the vendor that were totally out of everyone's control) however Charlie (Angus had some time off) at Winkworth made sure that the deal was pushed over the line by corralling both sets of solicitors and dealing with my frantic calls with real stoicism. I have ended up with a exactly what I was after, a flat I can make my own and live in for a good few years with a garden in the area that I love. I wouldn't hesitate to recommend Winkworth to anyone, their professionalism was poles apart from their peers in the same field. Thanks Guys!
