BEWARE - This is a scam agency. They take deposit money from people showing fake properties and you will never see the money again. I was the guarantor for my family friends who were messed around for the last 2 weeks with the promise of handing over the key. This never happened and they refuse to return the refund. I was initially dealing with Bhavna then passed on to Justin who laughed at me and said my name is not on the Guarantor form so he cant talk to me, so no refund.
DO NOT MAKE ANY PAYMENT TO THIS ESTATE AGENCY
We will be escalating this further and do what ever it takes to bring down fake estate agents like Belvoir Leicester.

Update November 2025
We raised a complaint with TPO who set the rules and guidelines for estate agents in UK, explained our situation on an email with all the evidence. We received decision from TPO on the 28th of November advising Belvoir estate agents to refund our money minus reference fees. We have our money back now.

Dawn was fantastic in handling our case. She was helpful and flexible. Her hard work helped speed up the moving process by a week, which was crucial for us given our circumstances. Was a pleasure to work with. Moving out was dead smooth too. Highly recommend!

I was not a tenant or landlord but had the misfortune to have dealings with their property sales people. Despite multiple attempts to get them to pay me a couple of hundred pounds that they owed me they did not respond, that despite visiting the office on a number of occasions and also emails and phone calls. Highly unprofessional I would not recommend dealing with Belvoir Aberdeen.

We have nothing but good things to say about Belvoir, they looked after us very well and always kept us up to date with the proceedings of us buying our first house. Alison is the person who looked after our purchase and was very friendly and answered any silly questions we had as first time buyers. Thank you very much everyone at Belvoir especially Alison!!

One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money.
- Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.

Found them to be extremely arrogant, who complains about a purchasers solicitor being on holiday in the middle of the school holidays. Obviously never sold a property in the summer before. Then expects the purchaser to let the vendor to be able to enter the property after contracts and payment have been made. Typical expectation of estate agents, middle men who do nothing and treat purchasers like dirt. Can't wait for the housing market to stop and the boot is on the other foot, and estate agents have to earn a living.

Just moved into a new property yesterday in Warwick and couldn’t really ask for more from the team at Belvoir Leamington Spa. Tracey and Kerri were responsive, polite and thoroughly professional throughout, getting us feedback from the landlord on our queries in no time at all! Great online systems for referencing and inventory etc making the paperwork stage a doddle!
I’ve rented through 7 agencies over the years and I can confidently say this has been the most pleasant and efficient experience so far! Every faith they’re well equipped to manage the property and support us throughout our tenancy if needed!

I had a great experience working with Belvoir during my recent property purchase as a first time buyer. In particular Dawood handled my purchase excellently. He was very professional, friendly, and supportive during the whole process. I would certainly recommend any other first time buyers to consider Belvoir.
