BEWARE - This is a scam agency. They take deposit money from people showing fake properties and you will never see the money again. I was the guarantor for my family friends who were messed around for the last 2 weeks with the promise of handing over the key. This never happened and they refuse to return the refund. I was initially dealing with Bhavna then passed on to Justin who laughed at me and said my name is not on the Guarantor form so he cant talk to me, so no refund.
DO NOT MAKE ANY PAYMENT TO THIS ESTATE AGENCY
We will be escalating this further and do what ever it takes to bring down fake estate agents like Belvoir Leicester.

Update November 2025
We raised a complaint with TPO who set the rules and guidelines for estate agents in UK, explained our situation on an email with all the evidence. We received decision from TPO on the 28th of November advising Belvoir estate agents to refund our money minus reference fees. We have our money back now.

Dawn was fantastic in handling our case. She was helpful and flexible. Her hard work helped speed up the moving process by a week, which was crucial for us given our circumstances. Was a pleasure to work with. Moving out was dead smooth too. Highly recommend!

I was not a tenant or landlord but had the misfortune to have dealings with their property sales people. Despite multiple attempts to get them to pay me a couple of hundred pounds that they owed me they did not respond, that despite visiting the office on a number of occasions and also emails and phone calls. Highly unprofessional I would not recommend dealing with Belvoir Aberdeen.

We have nothing but good things to say about Belvoir, they looked after us very well and always kept us up to date with the proceedings of us buying our first house. Alison is the person who looked after our purchase and was very friendly and answered any silly questions we had as first time buyers. Thank you very much everyone at Belvoir especially Alison!!

I have dealt with the Cardiff branch in Whitchurch road for the past 3 years . Rhys , Phil, Dan & Ethan , have gone above & beyond to always help me , when needed . They are a terrific team & work so well together . Nothing is to much trouble to put them selfs out. As before they have found me my second rental property with Belvoir, straight away . Im so pleased at my new address , hopefully I will be able to stay at this property, as it idea for work , shops & above all its ground floor. I have been on the Cardiff county council housing list for 12 years , having no success . These guys deserve a medal . Thanks Belvoir , for making me feel happy & safe in my new Rental property. I don’t know what else to add , just two words . Incredible & outstanding. Thanks guys , so professional ????

Moving can be immensely stressful but the team at Belvoir were fantastic. Very attentive and available with any concerns I had during the process of completing forms, arranging viewings, etc. A genuine personable experience. A special shout out to Rees has been brilliant!

Initially, Belvoir were fine to deal with, and for a long time our tenancy was managed adequately. Unfortunately, everything went downhill once Sheila became involved, and the experience deteriorated rapidly from that point onward.
Despite us living in the property for over three years, they forgot that we were moving out, blaming internal handover issues that were entirely Belvoir’s responsibility, not ours. This caused unnecessary stress during an already difficult move. When we tried to resolve this, Sheila was rude, hostile, and unprofessional on the phone.
Following our exit, it became clear that Belvoir were missing large amounts of essential tenancy data, including records of maintenance, inspections, and issues we had raised throughout our tenancy. Because these records no longer existed, legitimate issues were then questioned during the deposit process, purely due to their own poor record keeping.
This raised serious concerns that our personal data had also been mishandled or lost, likely due to inadequate handovers between the multiple agents we were passed between over the years. As a result, I submitted a Subject Access Request (SAR) to confirm what personal data Belvoir held about us.
Alarmingly, they did not understand what a Subject Access Request was or why it was required, which highlights a concerning lack of knowledge around basic data protection obligations. When the SAR was eventually provided, it was incomplete and confirmed that Belvoir have lost significant personal data, including copies of our passport, despite confirming that such documents should be retained for 7 years.
We were also informed that all inboxes of previous agents had been deleted, which explains the absence of tenancy records. Since then, my emails have been ignored, and I am still trying to obtain confirmation of when this data was deleted and under what lawful basis, as this does not appear to be GDPR compliant.
I strongly recommend that anyone who has rented with Belvoir for a significant period submits a Subject Access Request to ensure they have accurate tenancy records and that their personal data has not been lost or improperly deleted.
Belvoir’s service quality has clearly declined, and the handling of our tenancy and personal data has been unacceptable.
