26th Jan 2022 (4 years ago)Hi all, reviewing this company home cloud and appreciation and gratitude of Gemma, she been helpful, polite and responsive to aspects of working along side as sub contractor to carry out various task and plumbing, she has an understanding of works and knowledge. Been great communication with liaising with myself and tenants to arrange access to jobs, and after care. I speak as a contractor and tenants I’ve met have said she a great asset to the company and enjoy having her as my contact to deal with home cloud clients. Absolute delight. Look forward to carrying our relationship in the 2022 year as she progresses to be a great co-ordinator to myself and tenants… Go Gemma

30th Dec 2025 (11 weeks ago)My experience with Gadsby Nichols during my recent sale was extremely positive. Communication between me and the buyer was handled by Liz and Trish. They helped move the process along and kept me informed of any progress. When I was let down by a removal firm at the last minute, they stepped in quickly and were able to recommend a reliable alternative. The team were supportive without being overbearing, which helped make the whole thing far less stressful, particularly as I was in the middle of a chain. Any questions or issues were dealt with promptly, and the team were knowledgeable and professional. I would be happy to recommend them to others.
3rd Mar 2026 (15 days ago)We were not impressed. The lack of communication being the biggest issue. The last email we received was confirmation of our cancellation and was told I would be called after the weekend on the Monday. I'm still waiting. It's been 3 weeks. It was almost like once they had got you to sign the ridiculously long contract they just whacked it on Rightmove then forgot about it. After informing them of our cancellation we received an email telling us all about the potential buyers they had introduced to our property. The list was huge. Where when and how did they introduce all of these potential buyers. We had 3 viewings in 6 months.

5th Feb 2026 (6 weeks ago)Abode have been excellent from start to finish. So helpful. There were no ‘extra’ charges for services e.g. 360 room tour; as we have experienced with an other estate agent. Their eagerness to sell our property, attitude and communication were top notch - and a special mention to Bethany. Extremely happy with the service we’ve received.

1st Feb 2026 (6 weeks ago)We had an excellent experience with Derby Property 4U for more than three years as tenants. As international students on UK student visas, we faced challenges renting a house because we hadn’t yet arrived in the UK to complete the Right to Rent checks. The team was incredibly patient and flexible, allowing us to proceed with the tenancy and arrange the necessary documentation after our arrival. We landed in Derby after 10pm on our arrival day, and Ken went above and beyond by coming out that very night to handle our check-in smoothly, such great service when we were tired from travel! After our initial year in the house, we made a transition to a smaller apartment seamless and hassle-free. Throughout our long-term tenancy, everything was straightforward and reliable. I highly recommend Derby Property 4U. Thank you to the whole team, particularly Ken!

Drove 1 and a half hour all the way from to Lincoln to Derby, only to be told that landlord forgot about the viewing and is away with the keys so property is locked. Ridiculous service. Highly unprofessional. The guy wanted to show me the lifts and communal area which is a joke!

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Any issues are dealt with immediately and communicated straight away which is really important to me as a landlord. So happy to have found a manager that shares my principles and cares about the tenant experience. I had put off writing this review due to a terrible experience with previous property manager (Haart) who did not care at all for the tenant or landlord ignoring maintenance issues and failing to communicate or respond to either tenants or landlord communication efforts. For this reason I wanted a good amount of time to pass whilst working with One Sales and Lettings to ensure my review of their services was accurate. I have been working with One sales and Lettings now for 15 months but had been in communication for around two years and am very happy to give a 5 start review. Excellent company and service that take great pride in what they do, something missing from many companies these days. Thank you to Amy and your team, I look forward to many years working together. Highly recommend to tenants and landlords alike.

I can honestly say that they were amazing, all staff friendly and knowledgeable. Excellent communication and feedback all the way through. You all made the process easy all though it was a sad time for us. Thank you

Still waiting for repairs i reported in October, happy to contact me when they put my rent up but won't fix any problems, disgusting.<br><br>Attached other reviews to show how incompetent they are
