30th Oct 2025 (20 weeks ago)Recently bought a new build in Marton, Spicerhaart are selling on behalf of E5. Dealt with new build Sales Director Graham Lang who said he would make the process as smooth as possible. Sadly it could not have been further from the truth the process was very poor communication wise, once they had our deposit for the new build they were not interested. Graham does not respond to emails or phone calls and speaking to other occupiers on the site it seems they have all had exceptionally poor service from Graham. Avoid this agent whether buying or selling they are only interested in your money, they don’t care about you as a person.

No complaints!- 30th Dec 2025 (11 weeks ago)We brought a property from This Estate Agent - which was a 3 bedroom Bungalow- in the Skegness area- the Bungalow- nothing worked in the property and we had to spend a lot of money- upgrading the property- about 3 years ago We asked for a valuation on the property- This person who came out - was very rude and he criticised our property- as we had do a lot with upgrading the property- such as the garage was a other room - we had to strip the this room - as it did not fall into the council structure and standard- this Person- Mathew Holland - did not criticise the property- when he sold the property to US - this person is very rude and I would not recommend him or his services.

I'm a first time buyer so was just putting up with it at first, but everytime I look elsewhere for understanding I find out just how much this agency is not working in line with normal expectations. They provide no information then chase you as if you're a nuisance. Information from them doesn't match up with what I get from my solicitors. The entire process has been much more stressful than necessary and I'm ridiculously disappointed. I have family moving up North and with how bad this process has been I'm at a point where I would encourage them to miss out on great properties just to avoid dealing with Lovelle Hykeham

23rd Jul 2025 (7 mo. ago)I want to thank Marie, Michelle, Lisa, Karen and Dawn for the faultless customer service they've provided throughout the process of selling our house. They've been consistently wonderful. Although we weren't able to secure the price we had initially been hoping and aiming for, and it took a while, the main thing is that we've reached a sale. The photography and advertising, and the marketing strategy that followed, made the best of what has often been described to me as a 'quirky' property - this was some impressive stuff. I'd heartily recommend Marie and her team.

6th Mar 2026 (12 days ago)I don't usually write reviews. King and Co's agent Luke Hammond really did go above and beyond and it wasn't a straightforward sale. Our Mum originally had the property on the market for months at an inflated price with another well-known agent who attracted no interest. Luke and his team got the valuation right, improved the brochure and quickly brought in several genuine buyers who made offers. We were selling with Power of Attorney and we were not local, which left Luke managing tricky situations on several occasions and dealing with practical matters that he would not have had to do if we had been local. Great communication from Luke and the team. Luke's sense of humour was much appreciated too. A BIG thank you for seeing the sale all the way through.

13th Aug 2025 (7 mo. ago)From the first time we meet Charlotte we was really impressed we felt she very friendly and had our best interest in mind she gave us the confidence to sell our property and look for a property that was more suitable for us. We are now much happier in our dream property that we would never have purchased if it was not for Charlotte giving us some confidence. Claire who we never meet but was just has friendly and kept us up to date on how sale was going and chasing solicitors etc. We are glad everything worked out in the end and would definitely recommend Charlotte and Claire to any body buying or selling Michael/Alison Whelan

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Joanna has been so incredibly helpful, supportive and professional throughout the process. I am extremely impressed with the service, in a world where so many companies really fall short in this area, Jorys estates are one of the few who go the extra mile and will do anything to help their customers. They’ve made the whole experience so much more enjoyable and easy. I’d highly recommend working with them!

19th Aug 2025 (6 mo. ago)Avoid this estate agent. Tried to view a property through them to be told we can’t as they think we may not get a mortgage. We renovate 4-6 properties per year and never had this before. Seems something underhand going on.
