While arranging a tenancy, they threatened to pull our contract if we didn't agree to pay within 24 hours, stating the past tenants wanted to remain in the property. We were in contact with the past tenants whoever, who were all moving out of the city. They made a meal out of every situation we encountered them in, and had a horrid smarmy attitude which made any interactions draining. Steer clear unless you're also an energy vampire.
12th Mar 2026 (6 days ago)I am writing this behalf of my uncle because he doesn’t speak English last year he rented a flat from these people they all so speak Turkish so my uncle paid them admission fees which by law they don’t have the right to ask him for admission fees but they did why because my uncle doesn’t speak English and he’s only been in uk for one and half years and then they asked him for weeks rent 2 months deposit again buy law they can only ask 4 week’s and when he left the flat they only give his one moths rent back said to him we only had one month deposit of yours horrible people

22nd Sep 2025 (25 weeks ago)I once excellent company completely wrecked by its new owners. The company used to be very easy to communicate with, now its easier to communicate with the dead. They use to be polite, but Northwood regard tenants as an inconvenience. I had eight years of good experiences but the ninth is a mess, and its all because Northwood, the new owners, are terrible. It must have taken a lot of effort to transform a great company into one I am now writing a one-star review for on every platform I can find, but they managed it.

The agency tried to take the money off my deposit for things like lighting bulb that was fully working or normal wear and tear. The people should stop trying to get the money off the tenants in such a disgusting way. Please be very careful as they lie about everything!!

Specially The move-out process was handled professionally and my deposit was returned quickly. Would definitely rent through them again!" ??????????- 15th Nov 2025 (18 weeks ago)I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.

7th Mar 2026 (11 days ago)I have been a tenant in a property managed by Rooftops Hale for the past 6 years and found them to be exemplary. Both with the swift resolution a couple of things I had contacted them about and with keeping the property up to date with being compliant with the safety regulations. They have been a pleasure to deal with, friendly professional and quick to respond. The contractors used by Rooftops have all been pleasant and professional and able to accommodate timing of visits to my requirements. I don't think I would have stayed as long in the property if the agents weren't as good to deal with as Angela and Karen have been.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

From the very first meeting, they were different to other estate agents we’d encountered; extremely reliable, professional, knowledgeable, and completely reassuring. Selling a house can be stressful, but they handled everything with confidence and clarity, keeping us informed at every stage. The marketing was excellent, the communication was consistent, and they worked incredibly hard to secure a great sale for us. At the same time they found us our perfect family home and supported us through the purchase, making the whole process feel seamless. They were always available to answer questions, chase updates, and smooth out any bumps along the way. Nothing ever felt like too much trouble. What really stood out was their honesty, dedication, and genuine care. We felt supported by the entire team from start to finish on both the sale and the purchase. If you’re looking for an estate agent who truly goes above and beyond, I wouldn’t hesitate to recommend Swithenbank!!

Any time I needed support, Bradley handled everything quickly, professionally, and with a great attitude. It’s rare to find someone in property management who actually listens and cares, but Bradley really goes above and beyond to make things smooth and stress-free. I really appreciate all the help he’s provided — brilliant service, always reliable, and honestly one of the reasons my experience with the property has been so positive. Highly recommend working with him.
