7th Nov 2024 (1 year ago)No. Just no. Constant trespassing on property by teens, old enough to know better, have led us to complain - to no avail.l, so must go civil, apparently. They wait until we are not home, throwing balls at house, or playing on our patio, uninvited and while we are out, until one of them gets hurt on our owned property, we are left responsible. Countless emails to this agent, and videos. Was asked by police if I wanted to file a formal report and said no, thinking this agent would be reasonable as in, how would he like it if this were happening to him? A decision I regret, but now see this is harassment of us, as two older women living together, alone, perhaps, to regard us with interpreted LGBT discrimination? Or probably seen as vulnerable? Not sure which…because I cannot understand why an agent wouldn’t want to ensure the peace and safety of surrounding properties, and their owners. Makes no sense. Also, These are Not children - teens, old enough to know better. Tried speaking, kindly, to one of the mothers of these kids only to be sworn at for all neighbourhood to hear. Sent to agent - nothing. Rules for freehold property ownership not being upheld, and intimidation and harassment of two older women living alone.
3rd Feb 2022 (4 years ago)First rate customer service from Vanessa and Hadley. Having known both of them for a number of years I can honestly say that they both display a sense of pride and care in their ability to look after people and do what best for their client, nothing seems too much trouble for them. A quality sadly lacking in a lot of the industry. Highly recommended.
24th Feb 2026 (22 days ago)Extremely disappointing experience. The branch manager was completely unresponsive and incompetent throughout the process. We repeatedly had to chase for updates, while our solicitors were left waiting for weeks with no response. Communication was nonexistent, and the seller was allowed to take advantage of the situation. The branch manager showed no initiative or support to move the transaction forward. Because of this lack of professionalism, transparency, and accountability, we lost all trust in both the seller and the agent and had no choice but to withdraw from the purchase. I would strongly caution anyone considering working with this branch.

Nothing has been too much trouble. Klaudia has always managed to accommodate my requests with a friendly and supportive manner. Kerry too has been there for me when I was panicking!! This has resulted in my moving this week which is life-changing for me! Thank you so much! I will always recommend you. Marilyn

He supported me every step of the way, kept me informed, and was always on hand to answer questions or offer reassurance. She chased the solicitors and communicated very well between all the parties involved. Gareth Levine was the mortgage broker and he helped us get the right mortgage lender so that we could move forward with the purchase.

13th Feb 2026 (5 weeks ago)Extremely disappointing experience with David during my recent property purchase. I was contacted and told that the seller would withdraw unless we exchanged contracts within the next six hours. This was delivered in a rude, condescending and patronising manner, implying that any delay was my fault. At the time, my solicitor had advised that we were not yet in a position to exchange and required a further three working days to complete standard legal checks. That is not unreasonable. It is responsible. (due to huge delays in obtaining information from the two management companies in place that were not disclosed to me) When my solicitor contacted the seller’s solicitors to clarify the alleged ultimatum, they confirmed they were unaware of any such deadline and were perfectly content to wait the additional few days required for a proper exchange. Despite this, David then contacted my solicitor’s firm and, I am told, behaved incredibly unprofessionally towards both the receptionist and my solicitor directly. He has since posted a massively misleading negative review about their firm and my solicitor online. She was simply carrying out her legal obligations and protecting me from any risk. I have contacted him twice privately asking for the review to be removed so the matter could be handled professionally. I have received no response. High pressure tactics, inaccurate claims of urgency and disrespectful communication have no place in what should be a professional transaction. Buying a home is stressful enough without unnecessary hostility from senior leadership. I would urge prospective buyers and sellers to ensure they are comfortable with this style of communication before engaging. As a side note: I cannot fault Tom at all. He was a fantastic point of contact, it's a shame he's working for a firm headed up by such an unprofessional MD.

There had been a few issues outstanding issues however Michael has really stepped up to ensure that things are being sorted out. I have also spoken over the past few months to Gary, one of the directors, and Laura and I find everyone extremely helpful.

She kept us updated and in the loop from start to finish. A real professional but more than that a very likeable young lady. I would recommend these guys every time, in fact, they are now selling another property for us.
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

10th May 2022 (3 years ago)1st Choice a friendly family run business always maintained excellent communication which I really liked, if I had any problem weekday, weekend, or on a holiday, Kelly would reply back to my messages for support very quickly and same day. When I moved in to the property it was fully refurbished to an excellent standard. One time during winter I had a problem with my boiler with no heating for a few days. I made one call to 1st Choice and Mark dropped off some electric heaters, untill we got it fixed through Mear's. Anyone looking for property to rent then I would definatley recommend 1st Choice.

He also put us onto an excellent solicitor who always kept us unto date with progress. Overall marketing of our property was good with Ariel views and good internal photos.

17th Nov 2025 (17 weeks ago)They didn’t sell my house. I had to pull them off and go for a PTX as they began to give me anxiety. They didn’t keep me up to date and when it came to speaking to my PTX company they gave inaccurate information which affected my valuation. They seem like lovely people but I don’t think I will recommend them to anyone as there were just too many issues that I felt I didn’t have to deal with.

Got me through the mud of the house buying process and was very helpful with advise! Was friendly and personal, but kept it professional. Would highly recommend!
