9th Mar 2026 (9 days ago)Snowgate's owner Max was really helpful when he came round to value the house - never pushy, just understanding and clear about explaining the process. We liaised mostly with Snowgate's excellent rep Annabel. She's been absolutely brilliant - offering to do viewings at the weekend for us and keeping us in the loop with all the feedback. We had three couples interested in buying our house and she liaised with each of them on our behalf - so that we didn't need to have those 'awkward' conversations. I felt confident that she would be sensitive with them as I was aware that the couples we turned down would be very disappointed. We are into the actual buying/selling process now and I feel reassured that Snowgate will 'hold our hands' throughout.

2nd Sep 2025 (6 mo. ago)I do feel that they need to have social media platforms to promote properties like most agents do. Also there is no shop to go in or for them to advertise the brochure etc. there way of working g may work for some for houses that will sell quickly but not for me.

Although neither my brother nor myself are local, I could tell Mark was a man of integrity on our first meeting and knew Watsons would help us achieve the best price possible. Their whole process was handled professionally, and we are delighted with the service we received and of course the result. Many thanks!

11th Jan 2026 (9 weeks ago)BE CAREFUL IF YOU OR YOUR NEIGHBOUR USES PAISLEY PROPERTIES - They posted a photo of our vehicle with the registration clearly visible, it appeared on the listing for a neighbouring property. It was published on their website and social media. Our vehicle was parked on our private property, not visible from the roadside and accessed via a privately owned driveway. The photo featured along with our complete address details. We had to ask several times for it to be removed, we complained in writing and their response was that they would not communicate with us about this issue.No acknowledgment of their error, no explanation as to how it had occurred and no apology. Absolutely disgusting and unprofessional and this was the business owner.

Moved in September 2025, raised issues within the first week with the bathroom tiling, grouting missing and now black mould due to the bathtub leaning to one side holding water. Water damage to the floor in the bathroom, the wooden door and underfloor wood rotting as well as other small repairs (lights bulbs out, door threshold loose etc). The smell of rotting wood and tiles wobbling is unbearable. Sent multiple emails to chase, eventually a contractor came out approximately 4.5 weeks after first raising the issue, confirmed the issue and awaited approval from landlord for the works to be carried out. Received approval from landlord 07/11/2025, now 3 weeks later not been contacted by anyone. Called FSL estate agents to ask if any update on when the works can be completed, unfortunately they only have One contractor who manages their own diary and is working on other jobs raised before mine in September 2025 and are unsure if the work will be completed in 2025. FSL estate agent staff are lovely, Carley has been helpful and it is a family run business however can not help but feel extremely disheartened and disappointed. In an extremely vulnerable place in my life and want nothing more than to be able to take a warm shower or bath in my own apartment just to wash the smell of death after a long day with loved one in palliative care. Without making the mould or smell of rotting worse in the bathroom as I do not know when or if this will ever get fixed. The contractor when visiting the property said it would be treated as a priority as it was a safety concern, but the estate agent have said it is safe to use.

I don't feel valued as a customer, the way she dealt with our process of buying a house was not professional and very confusing. I would never recommend this agency for any of my friends and I will not be buying a house with them.

Always on hand with a listening ear and Max was just the best support as was Andy. I would recommend Hunters Castleford for a rental to anyone as they are great with the personal touches, I always felt listened to and when I needed them they were always there. Thank you to all the fabulous team keep doing you are the best x

From the moment I first spoke to them to booking the valuation to meeting them it was a breath of fresh air. I've bought and sold a large number of homes in my time but one thing is for sure I will only ever use Kestrel Again. The photography, the service, the communication, and the amount they achieved everything was perfect.- 3rd Feb 2026 (6 weeks ago)Amazing experience - Amber from Paisley Properties Mapplewell was brilliant throughout. We moved to Australia half way through the move and left the formalities of the house sale with Amber. She kept us up to date and chased the solicitors (both ours and the buyers) when required. The service fee was a great value for money (compare to other estate agencies we've experienced lots of issues with) Thank you again for your help guys ??

It’s a stressful time and to feel in safe hands is priceless.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

My house was on the market within a couple of weeks of their valuation visit in December 2025 and I had accepted an offer less than a week later. Reasonable fees as well, communication was brilliant.
