This was a particularly difficult and emotional time, and the team at Tempo Estates were consistently sympathetic, patient, and supportive throughout the entire process. They guided me clearly through each stage of the sale, explaining everything in an easy-to-understand way and ensuring I always knew what to expect. By managing the process so professionally and proactively, they removed a great deal of the stress and hassle that would otherwise have been involved. Their communication was excellent, and they handled the sale with genuine care, sensitivity, and respect for the circumstances. I am extremely grateful for the support provided and feel the level of service went above and beyond what would normally be expected, which is why I believe this exception is fully justified.

3rd Dec 2025 (15 weeks ago)Not good.. Appointed this solicitors to act for us for some conveyancing work, agreed a costing on their quote and for the acting solicitor (Jonathan) to carry out the work. After a few weeks we took in some important documents we was waiting for and left them with reception for the solicitor to deal with. After a week we called up to confirm he'd received the documents and an update, as we didn't hear from him to confirm he'd received the documents etc. We was told that he would call us back, this didn't happen, we made several calls over the next 4 week and emails, with no response what so ever. Once again I called up and spoke to reception, who said once again wed get a call back.. we explained the situation that we never get a call back to the receptionist who eventually put us through to him, to find that he didn't seem to bother about not responding to us and in fact saying that we could collect any documents we left with him from reception and that he would close our case.!! It seems that he was too busy to carry out any work for us and should have said this in the first place rather than waisting 8 weeks of our time.. We lost all confidence in this solicitors. I feel that we have waisted 8 weeks of our time going with this solicitors when there are many others that was cheaper and would not waist so much of our time. I would not recommend this solicitor to anyone.

5th Feb 2026 (6 weeks ago)Cumbrian properties were very fast to list the property once we gave them the go ahead including picking up the keys from the previous agent, taking photos and producing the pack. It literally took 24 hours. It was hard to know what individual things contributed to the quick sale of the property but after having been on the market for 3-4 months with another agent without a single viewing we had 4 through the door in just over a week. In the end I believe it was most likely a combination of the agents response to enquiries, the improved marketing material and positioning by the agent and the photos including some we provided with computer generated furniture to bring the empty property to life. Ultimately they got us to Sale STC within a couple of weeks so very happy with that. Would use again.
7th Jan 2026 (10 weeks ago)Having recently completed on a house purchase in Ambleside, I have to applaud the service offered by Hackney & Leigh. I dealt with a number of people within the sales team, all of whom provided an great service, but I have to call out Tonia who was excellent throughout. She was the person I first spoke to when I began my search, and from that day she filled me with confidence that H&L were the right people to be dealing with. She remained extremely responsive throughout, returning calls and answering queries in a very timely manner, and I always felt valued and respected. Thanks Tonia and team!

10th Jul 2025 (8 mo. ago)We recently began renting a property through your agency. Unfortunately, on the second day of our tenancy, the landlord admitted to H and H agents that he had looked through our windows—an act that constitutes a serious violation of our right to privacy. Following this incident, we mutually agreed to end the tenancy early. However, we have been informed that a full month’s rent will be retained, with the explanation that the landlord’s actions were merely "a quick peek" and therefore not a cause for concern. Regardless of how brief the intrusion was, any unauthorized observation into a tenant’s private space is entirely inappropriate and unacceptable. According to the terms of the tenancy agreement, landlords must provide at least 24 hours’ notice before entering or inspecting the property. If there are concerns regarding the condition of the property, the appropriate course of action is to use the security deposit—not to violate a tenant’s privacy. In our case, the deposit was returned in full. While we acknowledge that we painted the walls without permission to high standard and neutral white colour, this does not in any way justify the landlord’s actions or the withholding of a month’s rent. Due to the seriousness of the privacy breach, I have reported the matter to the police, as it may constitute a criminal offence. I will also be pursuing the matter through civil court to recover the withheld rent. The response from your agency has been disappointing. In particular, a member of your staff, Shirley, laughed when I expressed discomfort over the landlord’s behavior. This dismissive attitude only adds to the distress we have experienced. A Complaint is ongoing but the agents to not seem to have the time to respond within a few days.. Renters deserve to be treated with the same respect and dignity as homeowners. Owning a property does not entitle anyone to disregard the legal and ethical boundaries that protect tenants’ rights , we are not second class citizens..- 11th Oct 2025 (23 weeks ago)lovely to deal with

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

21st Mar 2025 (11 mo. ago)Best estate agents in Cumbria. When selling our house we initially overlooked Lakes Estates and went for an established regional agent. That was a mistake. That established agent rested on their laurels and ultimately proved totally ineffective. However, despite initially rejecting Lakes Estates, when approached a second time Glenn happily took over and marketed our property at an increased selling price, achieving a sale very quickly. He knows the market and what buyers want. His approach is personal, professional and ultimately highly effective. He is open and honest - refreshing qualities for an estate agent. Office Manager Hannah is diligent, polite and also extremely efficient in her role. Nothing is too much trouble for her. We encountered some minor issues during the sales process that Hannah easily took in her stride. If you are in Cumbria, these are the agents you should use.
