1st Aug 2026 (24 days ago)I would not recommend this letting agency based on my experience.<br><br>I moved into a property on 31 July 2026 and was extremely disappointed with the condition in which it was handed over. The property had no electricity when I moved in. After investigating the issue myself, I established that E.ON was the supplier and was informed that the electricity had been disconnected due to a negative balance on the account.<br><br>The property also had no hot water, with the hot water system/boiler displaying an error. In addition, the property was clearly not prepared for a new tenant. It showed no sign of having been professionally cleaned, the walls were dirty, there was mould on the walls and blinds, the bedroom carpet had hard sticky stains, the lounge flooring was lifting, the kitchen walls required attention, and the toilet seat was broken.<br><br>The most disappointing part was the lack of communication and support from the agency. After calling the office several times and sending emails explaining that the property had no electricity and no hot water, there was complete radio silence. Despite raising urgent issues affecting the basic habitability of the property, I received no timely response or clear plan to resolve the situation.<br><br>Moving into a new home should be a positive experience, but unfortunately this was extremely stressful and disappointing. I hope the agency improves its property inspection process, communication with tenants, and response times when dealing with serious issues.

Despite being an intern and on his probation period, he conducted the viewings with great confidence, knowledge and courtesy. He was well-prepared, communicated clearly, and was very attentive to what we were looking for.<br>He represents Starling Arcade very well and is a credit to your team. We would like to recognise his excellent effort and would highly recommend him.

Any queries or issues were dealt with promptly, and I always felt confident that the property was being well looked after.<br><br>When the time came to sell, the same high level of service continued. The whole process was handled efficiently and professionally, with great communication throughout and regular updates that made everything as straightforward and stress-free as possible.<br><br>It’s been a pleasure dealing with the team over the years, and I genuinely appreciate all of their help, advice and support. Viewings were organised promptly by Aspens following the sales advert and board within the property. I was kept informed as a matter of course, and any questions as to the progress of the sale were handled by Alex White at Aspens. Thoroughly recommended.

They were professional and empathetic throughout, treating the sale not simply as a transaction, but with genuine care and understanding.<br><br>Lewis signed us up and gave us confidence from the outset. Katie was wonderful intuitive, professional and genuinely enthusiastic about our home. I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.

Never dealt with them or had any interaction with them. Don’t know how they got our email address. There is no option to unsubscribe. Horrible.

1st Aug 2026 (24 days ago)Landlords Beware, I was charged for a second year commission for the same tenants, this had not been made clear in the let only Terms of business instead it was put on a separate invoice in small writing at the bottom that a 6% charge will apply if the tenants stayed on, this is in contrast to the initial email I received from the director advising Let only fee will be paid once upfront. I was expecting to pay only £250 for a contract renewal instead I was charged £1680 for the second year. They are not transparent with their fees. They referred to additional assistance that had been provided during the tenancy. However, I did not request or agree to purchase any services beyond the Let Only instruction, and I was never informed that any assistance offered would later be relied upon as justification for the second-year commission such as rent increase or reconciliation of rent, this was undertaken voluntarily by them. This experience has highlighted the importance of transparency when landlords are entering into contracts.
