10th Nov 2025 (5 mo. ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!- 15th Apr 2026 (24 days ago)Overall, my experience has been mixed. Communication appears inconsistent, with different information provided at different times, which makes it difficult to rely on what is being said. There also seems to be a lack of clear structure, procedures and follow-through, which affects confidence in how the business operates.

20th Apr 2026 (19 days ago)I am in the process of putting my house up for sale with Ryder & Dutton and was fortunate enough to have the opportunity to deal with Lewis again. He sold my last home, and because of the service I received from him then, choosing to work with him again was an easy decision. Lewis is consistently friendly, warm, and genuinely easy to talk to. Selling a home can be stressful, but he has a way of making the whole process feel calmer and more manageable. When he valued my home last year, he was punctual, quick to respond, and incredibly helpful. Having him back out again this time, he took the time to answer all my questions and made sure I felt comfortable reaching out whenever I needed to. I even had a question shortly after he left, and he replied straight away. He strikes the perfect balance of being professional without ever feeling intimidating. Even outside of work, when I’ve seen him while out walking my dog, he’s always said hello, a small thing, but it shows his genuine kindness. I’d highly recommend Lewis to anyone looking for an estate agent who truly cares and makes the whole experience so much easier.

Ashleigh was particularly helpful — always professional, responsive, and clear in her communication, which made things much easier from our side. The move-out process was straightforward and handled efficiently, and everything was dealt with fairly. Overall, a well-managed service and a professional team to deal with. Would happily rent through them again.

The team was professional, friendly, and highly efficient throughout the entire process. They made everything smooth and stress-free, always keeping me informed and providing clear guidance along the way. Their communication was outstanding, with quick responses to any questions and a genuine willingness to help. The attention to detail and commitment to delivering a high standard of service really stood out. I would highly recommend Leaders Fallowfield to anyone looking for a reliable and trustworthy letting and estate agent. A truly five-star experience!

15th Dec 2025 (21 weeks ago)The services provided is so bad, one of their staff called talking so disrespectfully as though he is doing me a favour by selling house to me, the day we went to collect key after the sale fall through they attended to us so shabbily, I only went through with the sale because we already gone far...but this team is terrible
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

20th Feb 2026 (11 weeks ago)I wish I had instructed Paul to sell my property initially because it had languished with 2 well known agents for Months without any sensible sale plan/updates.<br>Paul offered straight talking, no nonsense advice. We had an offer within days of the viewings.<br>Go with an agent who is as committed as you are to sell and will add valuable insight to the process. You won't be disappointed with Paul.
